The house is located at the edge of the village with stunning views over the Quercy countryside. It is 13km from Rocamador and 5km to the famous Grottes de La Cave and the river Dordogne. The house can accommodate 2-10 people in very spacious comfortable rooms with a wealth of exposed oak beams and stone walls. The house is approached through double gates with ample parking. There is a large barn with ancient bread oven. There is a gas BBQ on the veranda with dining table and seating for 12 people. The master bedroom with double and 2 single beds is 80sqm with separate bathroom and shower in pigeoiniere.There are three further double bedrooms one of which over looks the terrace and the swimming pool. The 4th bedroom is off the lounge. There is a large family bathroom with basin wc and shower. The main lounge has exposed oak beams, stone walls and a log burning stove. There are 2 large sofas, armchairs, antique pine dresser and a large dining table that seats 10 people in comfort.

Notes on prices
Prices are for the property per week in UK pounds. The local Tax de Sejour is payable with the Security deposit at €1.00 per person per night (2010 rate). Cleaning at the end of the rental is £60.
Changeover day
Our rentals run from Saturday to Saturday. Access is from 5pm. Guests are requested to vacate the property by 10am on their day of departure. If you require an earlier arrival please let us know well in advance so that we can try to arrange this for you.

| Kitchen: | The kitchen was refurbished in April 2008. All new appliances. 5 burner gas range with built in oven and grill. Washing machine new 2011, espresso coffee maker, toaster, kettle, two fridges, chest freezer, 2 dishwashers. Stone double sink. |
| Living Rooms: | There is a large lounge with log burner, the room opens directly onto the patio and swimming pool. There is a bar unit with storage, sink and drinks fridge and dishwasher. This area also has the dining table and 10 chairs. |
| Other: | The study, a lovely cosy room with a large inglenook stone fireplace and a southerly view over the pool and garden. It is a great room for those who want to escape from the main lounge and listen to music or just chill out in front of the open log fire. |
| Cleaning/towels/ linen/maid service: |
Bed linen is provided and is changed once a week during 2 week stay. Towels are not provided. The rental includes pool service. A house cleaning service is provided at end of your stay at an additional £60. |

Notes on accommodation
The master bedroom has a large double and 2 single beds and child's cot. The 2 singles and the cot can be moved if required. Please note, bath and swimming towels are not provided.
Accessibility
The property is very accessible with just a few low steps from the garden over the decking to the lounge and two additional steps up to the veranda.
Outside
The house faces due south and opens onto a large veranda with a dining table and chairs for 12 people. It overlooks the pool that has its own underwater lighting at night. The pool measures 10 x 5m is well screened and secure, with a fence and child proof lock on the gate to comply with current French pool safety standards. There are trees at the end of the pool that provide welcome shade at lunchtime! There is a gas BBQ on the veranda. There is ample parking under the shade of the fir trees with space for 5 cars in the driveway. The garden has fig, cherry and apple trees and shrubs and a Boule court and child’s swing. There are thousands of acres of forest, fields and walks within 50 yards of the property. The viewpoint in the village provides one of the most outstanding views of the Lot countryside according to 'France' magazine.
Travel
The airports of Toulouse and Bergerac are equidistant, allow 90 minutes for the journey. A car is necessary to enjoy the special places of interest the area has to offer. Ryan Air now fly into a new airport at Brive which is around 40 minutes drive from the house.
Distances
Le Vigan is the nearest village and is less than 5 minutes by car. It has a number of shops including a good supermarket, restaurants, bars, hairdressers and bakers etc. It also has a large lake for fishing enthusiasts. This year a new lakeside restaurant has opened and seems to be very popular with the local residents.
Further details
There is an Aqua parc in Souillac and numerous fishing lakes. Fishing permits can be purchased at the local supermarket in Le Vigan. There are many outstandingly beautiful medieval villages, castles and caves in close proximity ie, Sarlat, St Cirq. The river Dordogne is accessible for swimming and fishing at Souillac that is just down the road from the house.
Gourdon is the nearest main town about 10 minutes drive with Hospital, numerous banks and supermarkets, cafes and bars etc. It also has its own cinema and market.
The nearest small villages of Le Vigan and St Projet are less than 5 minutes drive. The famous Grottes de La Cave and Rocamadour and the river Dordogne are all within a very short drive.

'We have just returned from our holiday and just wanted to let everyone know how much we enjoyed our stay. The drive from Toulouse was hassle free as the roads are modern with very little traffic, the journey time to the village was approx 1hr 30 mins. The property is set in a beautiful sleepy village. The house itself is great for families or groups alike, very spacious and decorated in a traditional but modern French style.
