This peaceful and secluded villa is the perfect place to unwind. It is set in its own very large, private Mediterranean garden, with the large main terrace facing south west offering the perfect opportunity to sip the local wine and watch the sun sink behind the vine covered hills. The villa has everything for modern living, American-style fridge/freezer with ice maker, dishwasher, washing machine, UK satellite TV, DVD, video, hi-fi, wireless internet. The living room with feature fireplace (with wood burning stove for Winter lets – there is also electric central heating) leads through French windows to large terraces on either side of the house for all day sun or shade. The villa also boasts a large luxury swimming pool with extensive terrace and a well-equipped games room. The villa, which has superb views of vineyards and local countryside, is at the edge of the charming medieval village of Autignac, just five minutes walk to the village centre.

Our changeover day is Saturday. Arrival after 4.00pm and departure by 10.00am.

Notes on accommodation
The villa has a wood burning stove in the lounge area and electric central heating for winter lets. Children are welcome, with a small selection of toys and books. There is a selection of magazines, books, CDs, DVDs and videos.

Accessibility
Due to the sloping nature of the site, wheelchair users would find access to the villa difficult, however once in the villa the accommodation is all on one level.

Outside
The Mediterranean gardens extend to over 3000sq.m. There are numerous areas for sitting and lounging, with outdoor tables and chairs as well as sun loungers by the private, heated, secluded 10 x 5m pool. A barbecue is provided on the rear terrace, which has views over the hills to the West and mountains of the National park to the North.

Coast/Beach
The Mediterranean coast in approximately 25 minutes drive away, with beaches and facilities to suit all tastes, from very quiet to those offering a wealth of water sports.

Golf
There are local golf courses in Beziers and Lamoulou les Baines both approximately 25 minutes drive away.

Special interest holidays
A silversmith offers courses in the village.

Travel
The nearest airport is at Beziers Agde, being 20 minutes drive away, with Montepellier, Perpignan and Carcasonne approximately one hours distance. Whilst the village offers all one could need for day to day living, public transport is infrequent and car hire is therefore recommended.

Distances
The villa is within 5 minutes walk of the centre of the village where there is a cafe which does excellent value weekday lunches. The cafe has recently been refurbished and offers a la carte evening meals during the summer. The village also has a baker's, mini market, post office and pharmacy. A wider selection of shops can be found in Magalas some 5km away. The nearest city is Beziers with its famous flower market.

Further details
Languedoc's diversity caters for all tastes, from mountaineering to wind surfing, from bird watching to sunbathing, from canoeing the rapids to diving. The fascinating medieval towns of Beziers (famous for its flower market on Fridays and the annual 'Feria'), Pezenas (with its wonderful Saturday market) and the African Wildlife Reserve at Sigean are just a short distance away. There are numbers of mediaeval towns nearby and as it is an area that has suffered a turbulent history there are a wealth of historical sites to explore, including the magnificent Abbeys of Frontfroide and Lagrasse, the Cathar castles in Peyrepertuse and Queribus and the fortified town of Carcasonne. Inland there are many opportunities for hill walking amongst astounding scenery, the grottes of Clamouse, Deveze and Demoiselles and Lake Salagou for fresh water swimming and water sports. Also nearby is the picturesque Canal du Midi, featured in the TV series 'Rick Stein's French Odyssey', which passes by fascinating countryside and has beautiful flat walks and cycle rides along its towpaths. Just outside the village lies the impressive ‘Chateau de Grezan’ – a superb chateau hidden by vineyards and trees. It is owned by the Lanson Champagne family and here you’ll find an outstanding restaurant and wine cave, perfect for that special evening out. Also nearby are the Paul Ricard caves in Bessan and the museum and caves of Noilly Prat in the pretty harbour side village of Marseillan. In the next village of Magalas, a short drive away, there are three restaurants (including O Bontemps which has an excellent reputation) bank, tourist information and supermarket. There are tennis courts in the village. The village is in the heart of the wine growing region and so there are plenty of opportunities for wine tasting nearby.

About the owner
We are a couple in our 50s, who have always enjoyed travelling to France. Once our two children grew older and became more independent we wanted to have somewhere we could call our home away from home, so we bought our French house in 2005. We spent a year turning it into our home.

Why the owner chose a home in this location
When we were looking for our French home we wanted to be in the South to have the weather as warm as possible and our other criteria were:- to either have a swimming pool or enough land to build one - we ended up building; to be within walking distance of the centre of a village with enough facilities to meet our everyday needs; to be very quiet; to have some wow factor - our is the views with stunning sunsets; to be within an hours drive of the sea - Phil likes diving; and to be an old stone building - this is the only one of our criteria we didn't manage to meet however the house does have character and as it's not old it has all the advantages of a modern building.

Unique benefits of the property
The walk into the village in the morning, to get fresh bread, takes just over 5 minutes, which make an excellent start to the day. We so much enjoy being around the villa and pottering that we have still lots of touristy things to do. It's the best place we know to chill out. The sun sets over the hills behind the house and we make it a ritual to have our 'sundowner', watching the birds swoop to get their last feed of the day, followed by the bats getting their first. We often then continue to sit out with the barbecue until the sky is full of stars.
