This beautiful, well-equipped and maintained barn is situated in a stunning yet tranquil rural location, with the property standing alone amongst apple orchards and rolling countryside. The barn offers extremely spacious accommodation, as the owners have been careful to maximise the use of space for the benefit and comfort of all guests. It is therefore ideally suitable for use by 2 families or those sharing with grandparents. The owners are in their 13th year of successful renting and maintain a helpful but discrete presence in order to ensure that you obtain the maximum enjoyment out of your holiday. Located in the Perigord Vert, which is a relatively undiscovered area of the Dordogne, the property is within easy travelling distance of the major attractions of this area and also those of the Limousine.

Notes on prices
Prices are for the property per week in UK pounds.
A discount can be considered on bookings of 2 people, outside of the peak times indicated below. All prices include electricity, water and gas. The price also includes the cost of the local tourist tax and welcome pack. Central heating is not normally provided from the beginning of May to the end of September, except at the owners discretion. Logs for the wood stove can be provided at a small additional cost.

Changeover day
From July to the end of August the changeover day is fixed at a Saturday. Outside of these dates the owners can be flexible concerning other days. All bookings run from 4pm on day of arrival to 10am on day of departure.

Bedrooms: Bedroom 1 on the ground floor with double bed & 1920's bedroom suite.
First floor.
Bedroom 2, large family room with 3 single beds.
Bedroom 3, with double bed and also contains a full size Mother-care cot.
All bedrooms have fans.
Bathrooms: Full bathroom - on ground floor. Consists of a full size bath with shower attachment, wc and washbasin.
Shower room - on first floor. This is a large tiled shower room with separate fitted shower as well as wc and washbasin.
Kitchen: Well equipped fitted kitchen, comprising of oak units, includes dishwasher and washing machine. All necessary cutlery, crockery and cooking utensils are provided together with electric kettle and toaster. There is also an pine table with seating for 4.
Utility Room: The downstairs bathroom is divided into 2 rooms. The inner bathroom, as described previously, whilst the outer room is used as a utility and storage room and contains iron, ironing board etc.
Living Rooms: Large lounge with wooden floor and wood-burning stove. It contains 2 sofas, armchair, coffee tables plus TV, DVD and video. TV provides UK free to air programmes.
Other: The dining room is separate from the Lounge and contains a large oak refectory table, with seating for 8. It has a stone floor with rug and pine dresser, and contains the hi-fi. The rear door from here opens onto the patio area with BBQ.
Cleaning/towels/
linen/maid service:
Linen and towels are provided but please bring own pool towels. A changeover of linen and/or towels is offered for those staying longer than a week. The gite is cleaned before and after each let.

Notes on accommodation
The property consists of a shared central driveway with the Barn being located on one side, facing a smaller cottage where the owners live. Set within 2 acres the garden surrounds the buildings on three sides, providing each property with its own private area. The Barn has been converted to a high standard retaining many of its original features including beams and stonewalls, and offers spacious accommodation. For parents with young children, as well as a full size cot with bedding, we can also provide the use of a high chair, stair gate, buggy, nightlight and baby alarm. In the dining room there is an extensive collection of videos and DVDs for guests use, as well as a PlayStation 1. Wooden staircase from ground floor leads to galleried landing with chaise lounge and further exposed beams and bookcases. All bedrooms have wardrobes and chest of drawers, the upstairs bedrooms are carpeted. Internet connection is by Wi-Fi.

Accessibility
The ground floor of the barn is all on the same level.

Outside
Beautiful secluded floodlit swimming pool 10 by 5 metres, surrounded by terrace with sun beds and mattresses. The pool is cleaned on a daily basis and benefits from being exposed to the sun from early morning to late evening. The pool lies away from the Barn and is shared with the owners. To meet French safety legislation the pool is fenced and also has an alarm. New for 2012, we are currently extending the pool terrace on the south facing side to provide additional spacing for sun beds and seating.
To the rear of the Barn lies a terrace area with BBQ and private garden with views of the surrounding countryside. Garden furniture is provided and we have a selection of bikes and out/indoor games that are free for visitors to use.

Coast/Beach
The property is situated within a mile of Lake Rouffiac, perfect for both young children and teenagers. A major upgrade in 2011 has led to the renewal of the beach area, including wooden walkways, disabled access, purpose built shower and toilet facilities, beach volley court and children’s playground. Life guards are provided in the main summer period. Its main activities include swimming, water skiing, sailing, tennis, climbing walls as well as paint balling, archery and high tree adventures.

Golf
On the outskirts of Excideuil there is a 9 hole golf course. In additional Limoges offers both popular public and private courses. There is also a public course at Periguex.

Travel
We are located within equal distance (1 hour) of the 2 airports of Limoges and Brive-Vallee de la Dordogne. Flights into Limoges from numerous UK destinations are provided by Ryanair and Flybe and for Brive at present by Cityjet. We are 440 Miles from Calais. Nearest motorway: Limoges - A20, J36 at 30 miles. Use of a car is essential.

Distances
The property lies on the border of the Aquitaine and Limousin and therefore provides easy access to areas of the Haute-Vienne, Creuse and Correze as well as the Dordogne. The nearest villages are Payzac and Lanouaille (both within a 5 minute drive) which offer the following services - restaurants, bakers, butchers, supermarkets, chemists and banks. In addition the town of St Yrieix la Perche is a 15 minutes drive away and offers a wider selection of the above services.

Further details
St Yrieix has a popular local market which is held on the 2nd and 4th Friday of each month. In addition it also has a new indoor leisure pool with outdoor water slides and a indoor tennis centre. There is a resturant and bar situated at Lake Rouffiac. The local countryside is both beautiful and unspoilt with rolling hills and valleys containing many rivers and lakes, ideal for those who enjoy walking or cycling.
The historical centres of Limoges, Periguex and Sarlat are all within an hours traveling time. Other attractions include horse racing at Pompadour, the magnificent chateaux at Hautefort and Jumilhac le Grande and the picturesque town of Brantome. The Dordogne is well known for its numerous prehistoric sites, including the famous Grotte de Lascaux, or for the more energetic there is also the opportunity of canoeing upon its various rivers.
We are within easy travelling distance of the wine growing regions of Bergerac and Bordeaux.
We have provided additional accommodation for guest attending functions at the Chateaux of La Durantie and Essendieras.

Booking notes
Book early for 2012 and obtain a discount of £50 per week for July & August.

A 25% deposit is required on booking, with the balance plus £150 returnable security deposit, payable 6 weeks prior to commencement of the rental period. Detailed instructions to the property will then be sent.
