Luxurious self catering French manor house on the edge of village with all essential amenities. 6/3 bedrooms and 6/3 bathrooms. Private pool and south facing courtyard garden ideal for outside dining in a peaceful and relaxing atmosphere. Situated on the edge of Pepieux, it enjoys all the benefits of a typical French village including a boulangerie, general store, cave and bar and yet provides peace and quiet and stunning views over the vineyards and Montagne Noir. The Minervois is famous for its wine and the wine produced at the cave in Pepieux supports this reputation! (But don't take my word for it, come and experience it first hand). Centrally located in the Aude it is easily accessible, with 3 airports less than 1 hour's drive away, but also perfect for enjoying all that this region of France has to offer. Whether it is the azure blue Mediterranean and its miles of golden sandy beaches, the Canal du Midi or the historical city of Carcassonne, there is something for everyone.

Changeover day
During peak season Saturday is the changeover day. Outside this period, changeover day is more flexible. Arrival time is after 4pm and departure before 10am. We do try to be flexible where possible and ask the same from our guests.
Notes on accommodation
The house is smoke free and pet free. We do not accept single-sex groups or groups of young persons unless by prior agreement. Twin beds are standard or larger. We are able to offer a variety of extra services depending on your needs. These include a maid service which can be tailored to suit you. We also have close links with local wine experts and can liaise with them to provide you with an insight into the local wines. And what about a special night in with local chefs doing the work so you don't have to! This could be for one or several nights of your stay.
Accessibility
The house is on 3 floors and may therefore be unsuitable for persons with limited mobility.
Outside
The private courtyard garden has a south-facing sun-baked terrace, for alfresco dining, leading to your own private pool. The pool has been built with safety and your enjoyment in mind with shallow steps to a depth of 1.3m. When you want to escape from the sun-baked terrace welcome shade is provided by a magnificent ancient Cyprus tree, typical of this region. Sun loungers and deck chairs are provided as well as dining tables and chairs for enjoying those long hot Summer nights. Huge gas BBQ to feed 12 people
Coast/Beach
The closest beach at Narbonne is about 30 minutes drive away and goes on for as far as the eye can see (about 4 miles). Other beaches then stretch east to Valras, Cap d'Agde, Marseillan all the way to Montpellier and beyond. Each has its personality from just sea and sand to more developed resorts. Going in the other direction, the coastline towards Perpignan provides equally spectacular beaches. Lac Jouarres, 5 min drive away has its own beach with swimming and other water based activities.
Special interest holidays
Bikes are available to hire from a local company who will bring them to the Manoir and collect them at the end of your holiday. The bikes can be tailored to your cycling needs.
Travel
The closest airport is 35 minutes drive away at Carcassonne, then Beziers at 40 mins, Perpignan at 60 mins and Toulouse and Montpellier at about 1 hour 20 mins. The drive from Calais, using the auto routes takes about 10-12 hours depending on your number of stops. Because of the rural location of Pepieux a car is essential to enjoy all that the local area has to offer.
Distances
There is something for everyone in the Languedoc Roussillon region and all are easily accessible from Manoir Theron.
Carcassonne, only 30 minutes away and its medieval city has to be seen to be believed. The Canal du Midi, now a Unesco World heritage site, is just 6km away with walking, cycling or boat hire. Perpignan, Beziers, Narbonne and Montpellier are the closest cities. Barcelona and Spain are about 2.5 hours drive for those of you who are adventurous.

We can organise a range of wine tasting experiences for your party from speed tasting, to give you a flavour of the Languedoc wines, right through to a course giving you a professional qualification. Just ask for details when you book. We can also liaise with local chefs to bring a taste of Languedoc into your home.

A 30% non-refundable deposit is taken at time of booking and the remainder is due 10 weeks before your arrival date. A 500 euro security deposit will be taken at the time of final payment. About the owner
Richard and I (Rebekah) now live in France. Prior this we lived in Cornwall and had owned a Holiday Park with 14 bungalows, before we decided to have a complete change and move for the sun, food, wine and slow pace of life. We have not been disappointed. We love living in France and love the challenge of speaking french. We wanted a village location so that we had neighbours and at the very least, a bakers. We chose the house because of its location, grandeur and because it has a lovely relaxing feel -just what you need for your holiday.
We are very lucky to still have our ties in Cornwall and have kept two of the bungalows on Notter Mill Country Park. Having lived there for 10 years we know the area very well and know that it is a great location to access all of Cornwall and Devon.

Why the owner chose a home in this location
We live in the same village as Manoir Theron and love the village itself and the surrounding area. It enjoys great countryside with the vines giving it a really Mediterranean feel but is in easy reach of cities big and small and everything else that you need. The closeness of the village to the sea, the Canal du Midi, the Montagne Noir and Pyrenees means there is something to do all year round.
Unique benefits of the property
The Manoir itself is a huge house which is difficult to describe either in words or photos. The bedrooms are big enough to give you your own private space for relaxation away from everybody else. Sleeping twelve it is ideal for two families to share or one big family of many different generations. The village provides all your immediate needs without need to get in a car having a bakers, post office, general store and various visiting traders including fruit/veg, butchers and pizza.
