Built around 160 years ago as a farm labourer's home, Rose Cottage is now fully restored and converted into a comfortable self-catering holiday home. Sympathetically modernised, it retains its rustic charm with exposed original oak beams and an impressive old wood burning stove. Quiet location, tranquility on a plate! The cottage is adjacent to our home, so we are on hand to provide any help or information you may need. Rose Cottage has a sunny courtyard for outside dining, brick barbecue, private parking and an isotonic saline swimming pool, with automated chlorinator providing correct water chemical balance. The pool has solar heating and an adjacent 24sq.m decked sun terrace with gas barbecue plus a solar shower, all for exclusive use by guests. 150 metres from the cottage is our one-acre playing field free for your use.

Changeover day
Changeover normally a Saturday, this can be flexible. Arrival any time after 3:00 pm, departure before 10:30am. These can be flexible subject to prior agreement.

Accessibility
The property is not suitable for people of limited mobility.
Outside
Sunny dining courtyard, outdoor furniture, brick barbecue and guests' parking bay. Oval pool 7.6 x 4.9m, with solar heating and metal sides, affording water temperatures of 24/30 C. in summer months. It is a saline isotonic ('body friendly') pool with a solar blanket and automatic chlorinator. Clear, sparkling water, no smell or taste of chlorine, no stinging eyes, no damage to swimwear. Correct chemical balance for safety and bathing pleasure. The pool is private and not overlooked. Sun deck terrace, gas barbecue, solar shower and sun loungers are all for private use by guests only. 150 metres away is our playing field, also for exclusive use by guests. To the side of the cottage is a farm 'chemin' (track) into woodland. Perfect for a peaceful leisurely walk, there is no other habitation beyond the cottage. Two mountain bikes available (nominal hire charge) and we are just 500 metres from the stunning Etang Murat bird sanctuary lake and its viewing hut. Tranquility on a plate!
Coast/Beach
The area abounds in fishing lakes and woodlands, with Lac du Mondon about ten minutes' drive away. The larger Lac de St. Pardoux, well-known for its excellent leisure facilities is about 30 mins drive away. It has 3 safe sandy beaches for swimming and a variety of water sports (lifeguard supervised in summer) plus a good restaurant. Plenty of space to relax and enjoy the facilities, even in the height of summer.
Golf
Golf course at St. Junien and Limoges, about 45 and 50 minutes drive away respectively. Specially negotiated deal, one 30 minute Microlight flight for only 25 Euros for every week booked Jan/June or Sept/Dec 2011.
Travel
We are about six hours' driving time from the Channel ports. French motorways have relatively light traffic with plenty of clean, well-appointed service and rest areas. Our local airports are Limoges and Poitiers, each about 50 minutes away and well served by budget airlines. We offer transfers by arrangement but strongly recommend car hire at the airport. We consider a car to be essential if you wish to tour the area.
Distances
We are about 2km from Lussac-Les-Eglises for local shopping. The ancient picturesque Roman towns of Montmorillon and Argenton are within 30 minutes drive. The historic cities of Limoges and Poitiers are less than an hour away by car. Limoges is world famous for its porcelain industry. Factory/kiln visits and the National Porcelaine Museum. Poitiers has Futuroscope, a day out adventure experience.
Further details
We are close to a light aircraft flying school where owners Dave and Amanda Lord offer 15 minute microlight flights from only 30 Euros a time. Our excellent weather means that flights can invariably be arranged at any time to suit our guests. At Magnac Laval 12km away there is a large supermarket, banks and ATM machines and restaurants. Nearby historic Le Dorat with its medieval alleyways offers a variety of excellent restaurants. Large, well-equipped hypermarkets are within 30 minutes drive at Montmorillon and La Souterraine. The latter has a TGV station offering the opportunity of a day trip to Paris, where the 'step on/step off' Seine river Batobus is within a few minutes walk of the Paris train terminal. The city of Limoges is well worth a visit. Lots of shops, a 'Treetops' adventure playground and a good golf course.

Booking/admin deposit 15% of total, 50% due 60 days before occupancy. Balance 35% due upon arrival at the property and before occupancy. No need to shop before you arrive. We can get in whatever you want at cost. If you don't feel like cooking, we offer three course meals (first night only, please) at 17 Euros each, plus a bottle of quality wine with our compliments.

About the owner
We are Chris and Joan Callaghan. We retired to enjoy the beauty of rural France four years ago. But as we want to stay active we chose an old property with potential for improvement, with an adjacent derelict cottage crying out for total renovation. It was certainly a challenge!
Our first priority is our total commitment to ensure that our guests feel completely at home. If there is anything you need, just ask, we are on hand right next door.
Rose Cottage is totally renovated in a style which retains its essential character. The main beams were literally hewn from the trunks of large oaks. The original crosscut saws, found in the roof, are now wall decorations! The project has been a great joy to plan, undertake and complete. It is beautiful. Come and see for yourselves.

Why the owner chose a home in this location
When we re-located we were seeking a complete change. Somewhere peaceful and stress-free, quiet but not inconveniently remote, where newcomers could quickly settle and feel at home. Here in the Limousin area of central France, we found our idyll. We are within relatively easy driving distance of the U.K., yet far enough south to enjoy a significantly better climate.
Our region is known as “The land of a thousand lakes”, so there are plenty of good sites for keen anglers. Some lakes within short driving distance have beaches and leisure facilities including swimming, water sports, bars and restaurants.
The stunning natural beauty of the landscape, quiet roads, superb cuisine and great affordable wines make this the ideal place in which to relax and unwind completely.
Unique benefits of the property
Rose Cottage is self-contained and fully equipped for easy self-catering. There is dedicated private parking immediately outside, adjacent to a sunny south-facing patio for outside dining by guests only. Alternatively you may wish to dine on the pool terrace with gas barbecue whilst sunbathing and enjoying the heated swimming pool. It is nearly eight metres long but only four feet deep, safe for swimmers and non-swimmers alike.
There are good local hiking trails, or you can enjoy a leisurely walk along one of the many nearby tracks. We have mountain bikes for guests' use and a bird sanctuary lake is just ten minutes' walk away. Our local village Lussac-les-Eglises is typical of the very best of rural France. It has a boulangerie, a small supermarket and two friendly bar/restaurants.
