Set in a very peaceful location with stunning countryside views. Ideal for that relaxing holiday, but close to a town for all your needs, plus interesting places within an easy drive. The large fenced heatable pool with Summer kitchen and BBQ next door, plus the two patios outside the house and barn, all with tables, chairs and umbrellas, make alfresco dining a pleasure. The property has 6 bedrooms, and 5 fully tiled bathrooms, with heated towel rails, and hairdryers. Huge kitchen, air-conditioning in the bedrooms. The barn mezzanine has gym equipment. Equipped with games, films, books, ipod docking station, Playstation 1 and 2, Wii Console, garden swings, badminton, table tennis the list is endless. You have golf, canoeing, quad biking, cycling,tennis, jet skiing, lakeside beaches all within 15 mins.

Notes on prices
Prices are for the property per week in UK pounds. For 4 night stays are available but only outside of the peak season. The rates are £210 per night weekdays. £260 per night weekends.

Changeover day
Changeover day is Saturday to Saturday in peak season, but at other times they can be flexible, just ask. Arrival time is 4pm. Departure time is 10am. Again this maybe flexible depending on other bookings before or after your dates.

Kitchen: Large kitchen diner, range style cooker, fridge freezer, microwave, dishwasher, pressure cooker, slow cooker, fully fitted out with all mod cons, plenty of utensils to cook any meal you wish. Sat TV/DVD/VCR, 2 sofas, large table seats 12, plus an island.
Utility Room: Sink, washing machine, iron and ironing board. clothes airier, plus a rotary washing line outside.
Living Rooms: The lounge is comfortably furnished, with low tables, and lamps, plenty of comfy seating, a stereo player with a variety of CDs, plus satellite TV/DVD/VCR plenty of games, and over 100 DVD/VCR films for all ages, and has its Orginal oak beams & flooring.
Other: The barn has a huge lounge area, with leather seating around the large glass doors, tables & chairs for cards, games, table tennis. Wii console, games, gym equipment, Playstation 1 and 2, A quiet reading area, and loads of board games, books, and toys.

Notes on accommodation
This is a large property, and is furnished to a high standard with quality French furniture, it is a home from home not just a rental home. It is fully heated by electric radiators, the kitchen and lounge also have wood burning stoves. A high chair is provided, plus plates and bowls for the little ones to use. The very large kitchen diner, has plenty of comfy seating so you can chat while cooking or watching the Satellite TV. The property is suitable for all ages, from the tiny tots to grand parents. The house bedrooms all have fully fitted air-con units, plus ceiling velux windows, with fitted black out blinds, or you can choose to lay and watch the stars twinkling above your bed. Bedroom 5 the master bedroom also has a day bed for any child who wants to stay near Mum. The thick walls make the kitchen cool in Summer. Beautiful countryside views from the house and pool, very peaceful, with a large garden, but only 4kms from the local town of Chalais, with its weekly market and shops.

Accessibility
The property is not wheelchair friendly, but there are only a few steps to go down, to get to the barn bedroom 6, not a full flight of stairs, so would be suitable for anyone who is slightly less mobile, and it has the king size bed, and the en-suite that has double marble sinks, shower, WC, heated towel rail, and hairdryer.

Outside
The 10 x 6m private swimming pool can be heated if required, at a cost of £70 a week, but is optional, the pool area has plenty of sun loungers and umbrellas and is fully fenced to comply with French law. Next to the pool we have a Summer kitchen, with teak table and chairs for 10, a fridge to keep those drinks cool, sink with stainless steel worktops, an electric socket and a brick built BBQ, all overlooking rolling countryside. There are 2 patios close to the house and barn, so plenty of areas for alfresco dining. The large garden is mainly lawn and rough grass, we have a badminton net and plenty of garden games. Swings to suit all the children. Large trees provide dabbled shade for that quiet moment alone. You are welcome to pick the fruit from the trees in the orchard when in season. We provide 9 bikes to fit all ages, all with helmets, locks and some back packs for those drinks and picnics, there are cycle routes in the village. Lockable gates make the garden safe for all ages.

Coast/Beach
Lovely sandy beaches at St Georges-de-Didonne right up to Royan, the popular St-Palais-sur-Mer beach, with its pine trees behind are 1.5 hrs drive. Bassin Arcachon, and Lacanau for surfers are approx 2 hrs. There are several lake-side beaches, the nearest is Brossac 10 mins drive. or you could cycle there, using the bikes provided. Lake beaches at Aubeterre 15 mins, La Jemaye and St Aulaye 20 mins. Also The Nautiluus Centre at Angouleme has water sports and a leisure swimming pool 50 mins.

Golf
In the local area there is a 9 hole golf course near Aubetterre, and an 18 hole course near Angouleme.

Travel
Airports - Angouleme 1 hr. Bordeaux / Berergac 75 mins
La Rochelle 2hrs. Car hire is available at all of the airports. The TVG train station, from Waterloo to Angouleme takes 6.5 hours. Car hire is available at the station. Ferry Ports. Calais 8.5 hrs, Boulogne 8 hrs, Cherbourg, Dieppe, Le Harvre and Roscoff approx 7 hrs, Caen 5.5hrs. Driving times are approx 8.5 hrs from Calais the furthest to 5.5 hours from Caen the nearest. Roads are good, not too busy, and picnic sites & toilets plentiful.

Distances
Chalais the local town with all its amenties is only 4kms away, a 5 mins drive. Barbezieux 20 mins. The Old Towns of Bordeaux and Bereragc 1.25 - 1.5 hours. The Old Walled Town of Angouleme 45 mins. The Pretty Village of Aubetterre 15mins.
Riberac and its Friday Market 45mins Brantome. The Venice of the Charente 1hr. Futurescope Theme Park 2hrs. Brossac village and lake 10 mins. Seaside Town of Royan 1.5hrs.

Further details
Chalais has everything you may need to enjoy your holiday, supermarket, banks, doctors, chemists, newsagents, post office, boulangerie's, delicatessen's, hairdressers, shops, cafes, take aways, restaurants, good Monday market. Local Tennis courts, open air swimming pool with diving boards. Football Pitch with stands. A Chateau with a first class restaurant (but you need to book) this often has art exhibitions. Next to the Chateau is the old church, and every Summer there is a large horse show. Close by is Aubetterre and its monolithic church cut in the rocks, and its river canoeing (great for families) the village square with its restaurants and craft shops. The old towns of Angouleme and Bordeaux, Brantome the Veince of Charente, Or try and climb the tallest sand dune in Europe at Arcachon, but see who can run down it! St Emilion for wine, and the Cognac distilliers for tasting are all popular. The locally produced Pinea drink can be bought everywhere in the area. Coastal beaches from St Georges-de-Didonne up to the popular St-Palais-sur-Mer which is surrounded by pine trees, and is a favourite for familys. For the surfers there are the beaches in the Bassin Aracachon and Lac de Lacanau areas. Riberac has a large Friday market, and there are plenty of small markets dotted around the local villages. Futurescope the theme park, is an enjoyable day out. You have several local lakeside beaches, walking and cycling are popular in the area. Quad biking, and Jet Sking within 10 mins drive. Borassac our neighbour, has its lake, pedalos and cafe, and has a firework display to music overlooking the lake, every 4th July, a big local event. The property is in a very peaceful location, with views of the countryside, but you are within an easy drive of many places of interest. This area has something for all ages and tastes, and with beautiful countryside scenery, fields upon fields of sunflowers, and vines, and lovely quiet decent roads to drive on, what more could you want.

Booking notes
Prices are per week, and include water, electric, good quality bedlinen, duvets, bedspreads, pillows, towels (but not pool towels), tea towels and cleaning before your arrival and beds made up. To book a 25% non refundable deposit with the booking form, to secure the dates. Pool heating £70 a week, if required. Final payment 8 weeks before travel date, together with a £350 refundable security deposit, returned within 2 weeks of departure date. 4 day bookings can be taken out of peak season.

Guest comments
Stunning property, stunning views, and lots and lots of space. The kitchen has everything you need. The barn was a wonderful place to relax in, lots of books and magazines to chill out with. Our youngest children loved the toys and toy pushchairs provided. Pool was lovely and warm, plenty of tables and chairs to sit and eat, the BBQ was brilliant, we cooked many a meal on it. I can go on about the views but you really need to see them for yourself. The property was very clean on arrival and the management company were lovely and very heplful. We want to book for next year now. July 09.

Just returned from 2 wonderful weeks, What a tranquil spot, you have an amazing holiday home. the only down side is leaving. It is so lovely can we book for 2 weeks in 2010. Aug 08.

The accomodation was lovely and lacked for nothing, thank you for your attention to detail. We had great weather and the cool kitchen was a welcome respite. We loved the pool with its views across rolling hills. May 09.

House swap
House swap considered, during May, June, September or October. Must be detached and of the same standard and facilities, but could have less bedrooms. The country and type of location flexible.

About the owner
We have run our own business for 30 years, which operates 365 days a year and can be quite stressful at times. We have been married over 45 years. and still live in the town we were both raised in. We have 2 children, one lives 20 mins drive away, we see her and our 2 grand daughters regularly, our son lives in L.A. We took all our family and friends to stay for a week in a lovely chateau for our ruby wedding, and we all enjoyed it so much, we decided to buy a home in France where we could do it all again.

Why the owner chose a home in this location
We loved the area for the beautiful countryside views, and the peaceful and relaxing location, plus nice quiet roads, but only a few minutes drive away and you are in a decent size town which supplies everything you may need. It is accessible by all the ferry ports, but also fairly close to several airports, so you have a choice of travel arrangements. You are away from the crowds, in a quiet peaceful location, but still close to many shops, several outdoor activities close by, which families enjoy doing together, and interesting places to visit are not far away. The summers are longer and warmer than the UK.
