A 4 bedroom country house with beautiful old barns in a peaceful hamlet, 2km from Saint Paul la Roche, 3km from Sarazac, 6km from Jumilhac-le-Grand in the Périgord Vert region of the northern Dordogne. The house sits in a quiet lane at the top of the hamlet with beautiful views over the wooded valleys. Equipped with wireless broadband, it is as much a peaceful working retreat as it is a holiday home. A relaxing and welcoming place to stay, at any time of year. It provides comfortable accommodation for one large or two small families.

Outside
Secluded 3/4 acre garden with pool (open from April to October), two hammocks, a large covered terrace at the end of the barn, barbecue and table that seats 8. There are beautiful views from the garden, which is very private and not overlooked by anybody.
Coast/Beach
The house is 15km from Lac de Rouffiac, a huge swimming lake which has a sandy beach, canoeing, pedaloes and teleski water skiing. Situated in gently rolling countryside, Lac de Rouffiac is the Dordogne's largest lake, set in 4 hectares of woodland and meadows.
Travel
Easily accessed by car, plane or train. There are low cost flights to Limoges (45km) via Ryan Air from Stanstead or Flybe from Southampton. Other nearby airports are Bergerac (85km) and Bordeaux (145km).
By train it is 6 hours from Kings Cross St Pancreas to Limoges (45km) or Angouleme (60km). Paris is approximately 3 hours by train. Nearest Autoroute junctions Montpon, Mussidan and Brives.
Approximately 7 hours drive from Calais and approximately 6 hours from Caen or Saint Malo.
Distances
The area is famous for its charming market towns; Saint Yrieix la Perche (20km), with its lovely medieval town, cobbled streets and beautiful church; Thiviers (12km) with its famous Saturday morning farmers market and Brantome (35km), a lovely town on the river Dronne known as 'The Venice of the Périgord.'
The nearby cities of Limoges (famous for its porcelain) and Angouleme are only an hour away. For those who enjoy history Perigueux, the capital of the Dordogne region, is just 45 minutes away
Further details
The surrounding area offers water skiing, fishing, canoeing, walking, cycling, horse riding, golf and tennis. There are beautiful villages and towns to visit such as St Jean de Cole, one of the 'plus beaux villages' in France and Brantome, known as the Venice of Perigord Vert. It is surrounded by rivers and full of history. Jumilhac le Grand and Hautefort both have amazing chateaux to visit and explore. There are historic caves at Grottes de Villars and Lascaux. For longer days out the attractions of the River Dordogne are about 90 mins away with Sarlat and Domme and other places to visit.

About the owner
We are Steve and Olivia Molesworth from West London. We have a 3 year old boy, an 16 month old girl, a siamese cat and a ginger moggy.
We purchased our house in Combeyrol in Spring 2009 and lived there for 3 months while we did some renovations. Since then we have let the house in the summer months. We try to visit ourselves several times a year, usually in the Easter holiday and again in September.

Why the owner chose a home in this location
We travelled France extensively in search of the perfect place to buy a property. The Perigord Vert region of the Dordogne was the most beautiful, unspoilt countryside we encountered while also having a large number of lively towns and villages. We loved Perigueux and wanted to be within a hours drive. We also loved Thiviers, and Jumilhac le Grand so decided to find a property within 10 minutes drive of these places. We also wanted to be near a large swimming lake so were pleasantly surprised when we found out that Lac de Rouffiac was 15km away. As soon as we saw the house we knew it was perfect. The setting was perfect, looking down over the beautiful valley. It was so peaceful and secluded yet within a few minutes drive of pretty villages. It was exactly what we were looking for.
