Notes on prices
Prices are all-inclusive for 1 weeks rental and are in pounds sterling. There is also a security deposit of £100 per booking.The security deposit is paid on booking and the rental has to be paid 6 weeks before stay. Payment details will be provided on booking - an account in GB is used to avoid any extra charges.

Changeover day
Changeover day is normally Saturday with departure by 10 am to allow for cleaning - but this is quite flexible as long as it has been agreed and organised before arrival. Check-in after 3pm.

Bedrooms: 1 double bed in curtained off recently painted alcove area of the main room with large wardrobe. There is also storage under the bed.
One of the 2 sofas converts to a double bed.
Bathrooms: Tiled art-deco black & white bathroom with large washstand, bidet and a bathtub with overhead shower.
There is a separate toilet.
Kitchen: Here there is a microwave, a washing machine, a large Smeg fridge/freezer, a dining table and chairs and a hob with 3 gas and 1 electric rings. Stylish glass and matching dishware are provided as are all necessary utensils and an iron and board.
Living Rooms: The open, stylish main room is fully air-conditioned with high ceilings and recently revarnished traditional parquet flooring, 2 sofas, one of which is a sofa-bed, a TV/video, a DVD player, a cd/radio and 2 side tables with lamps.
Other: At the far end the doors lead to the balcony with its beautiful mosaic table for dining 'alfresco', adjustable sunlounger and chair - all sheltered when desired by an adjustable canopy.

Included in the price is the servicing of the studio before each arrival and towels and fresh linen are also supplied.

Notes on accommodation
The price is all inclusive of the air-conditioning and the cleaning for your arrival. (In winter the central heating is also included).

Accessibility
The building is well-lit and has its own security gate leading to an inner courtyard where glass doors lead to the elevator. There are two entrances and two lifts as well as stairs. One of the entrances has a ramp.

Outside
The apartment lies in the desirable "Golden Triangle" of Nice just behind the most prestigious hotels, the Westminster, the West-End and the Negresco that grace the world-famous promenade. The balcony has sun all day in the summer but has its own canopy that can be opened if desired.

Coast/Beach
Stepping outside of our building,literally a few steps away, are the famous beaches of the promenade. Here you can choose the public beaches or be pampered by the waiters at the private beaches where you can hire beds etc or just stop for lunch or a drink.If preferred you can stroll or jog on the promenade. Bicycles can be hired for short/longer rides on the new route laid out parallel to the sea.

Travel
All forms of transport are easily reached from the apartment. The airport express bus will drop you in 30 mins almost at the studio door. Public buses nearby have a frequent, good-value service and a 15 minute walk brings you to the train station where you can head for the hilltop villages, Cannes, Monte Carlo, the mountains for rambling or ski-ing or the Italian border to go shopping in the markets or have an expresso.If you desire a rental car there are offices near the apartment.

Distances
A short stroll from the apartment will show you the old town with it's flower, fruit and vegetable market. Modern-style shopping and all kinds of restaurants are even closer to the apartment. A new villa museum has opened next to the apartment where you can enjoy history and its gardens. Within the hour trains will take you to Cannes, Monaco or Italy.

Further details
Shops, a post office, internet access, grocers, a cinema with films in English, bakers and cafes, are all close-by. Round the corner is the luxurious casino/restaurant/entertainment complex of the Mediterraneo.The museums of Chagall and Matisse are a bus ride away. A perfect base if you are house-hunting in the South of France.

Booking notes
Once you have checked availability on our calender, send me an e-mail to book and receive payment details. Payment of a £100 security deposit is required immediately to block your desired dates and this is withheld if you cancel less than 4 weeks before arrival. The total rental cost has to be paid 6 weeks before the arrival date. On your departure, once the keys have been returned and the apartment checked and everything found to be in order, the security deposit will be returned.

About the owner
My first holiday abroad was a school-trip to the South of France and this area has been 'special' to me ever since. Nowadays I work in the hospitality industry and travel all over but when it came to buying a property there was no other choice-it had to be Nice. Having the apartment in the centre of Nice has been fantastic as it enables family and friends to enjoy the city at various times of the year from our own base.I feel almost like a local as l go to the market and get the supplies to prepare meals at home or my favourite coffee shop where l nod at new friends! What could be better than a stroll along the Promenade either for exercise or after a night out? To sit in the sun on my balcony with a glass of red wine is a great way to wind down.

Why the owner chose an apartment in this location
I know this part of France well and as Nice is a large city l wanted to be central for the Promenade, restaurants, transportation and the stores but it was important to get something with style. I like the cleanliness and cut lines of Art Deco so the high ceilings of this apartment appealed immediately. A balcony - for breakfast or drinks - was a must as is an elevator at the end of a hot day! There are many apartments in Nice without either. With all the local amenities nearby you can feel in minutes like you are part of the city and not separate -as you sometimes can feel when you stay in a hotel.

Unique benefits of the property
I can pop out and buy fresh croissants to have on my balcony for breakfast or walk a few minutes to my favourite coffee shop for a good expresso. I can sit in the sun on the balcony or walk a block to the sea and hire a bed there with friends. It is fantastic to unwind. We are beautifully located to catch a train or a bus or hire a car to go a short distance or further and have a memorable visit to a museum or a hilltop village. I love to stroll this city and when l get tired l know that it is not far till l am back in the coolness of my own apartment and l can flop on my bed!
