Additional en-suite bedroom in 'Sous-sol' (basement). There are 2 bathrooms, One, a full size family with shower and bath, the other an 'en-suite' with shower.

Notes on accommodation
Heating is by wood burning stove in lounge area and electric convector heaters throughout. The house also has hardwood double glazing. Firewood is included in rate.
Accessibility
Due to many different stairs, very young children and those less able aren't recommended. Although basement room has level access.
Outside
Large sunny terrace with fine view.
It has a large gazebo, dining furniture, barbecue and lighting.
Coast/Beach
Many nearby lakes with fishing,beaches for swimming, water sports and sports facilities. e.g. Lac St Mathieu = 11kms. Lac St Esteph and Lac du Bussière Gallant. Also nearby Lacs de Haute Charente. Atlantic coast (eg. Royan) within 2.5 hours drive, passing through delightful Angouleme, Cognac and Saintes.

aprox 33km to 2 Golf courses at either La Preze or St Junien
Travel
Limoges (Bellegarde) airport = 36km.(Ryanair & Flybe)
Limoges train station = 40km.
Bussière-Galant & Aixe-sur-Vienne train stations are each only 20km away but have limited connecting services.
Use of car is essential.

35km to beautiful medieval centre of Limoges. 55km to the 'Venice of the Dordogne' - Brantôme. 11km to Richard the Lion Heart's -Châlus. 17km to the château at Rochechouart. 33km to Golf courses at La Preze or St Junien.
Further details
Village has bakery/general stores, post office and bar/bistro. There's plenty of open green space for the kids and adults to play, picnic and relax. The surrounding villages/towns also have various shops, pubs, restaurants and supermarkets. Nearest supermarket 5km. Nearest Cashpoint 5km. The village and several others nearby have many fetes throughout the Summer and Autumn.
Fishing licences can be purchased for public lakes and rivers (in season) and for the many private fishing lakes all year. Horse riding is available nearby and there are various water-sports at the many lakes. There are two golf courses a short drive away.
The exciting, new French sport of 'Acrobranche' (in the high trees on zip wires etc.!) can be tried by the more adventurous at several locations nearby.

About the owner
We acquired our beautiful house in France a few years ago and rent it out, not for huge profits, but just to let others appreciate it and to help towards its upkeep. It has recently had a bright new finish outside. We love France and spend as much time there ourselves as time allows and plan to retire there too.

Why the owner chose a home in this location
We bought there because it's in 'au coeur de la France profonde'. Easily accessible but just far enough South to be exotic and warm. Yet it's green and pleasant in the varying seasons.We see the drive down as part of our Holiday,sometimes stopping off for lunch.
The city of Limoges is an easy hop if you fancy some urban culture. Otherwise its local quaint villages with their charm and interesting festivals. The coast and many interesting towns are a pleasant drive away. In Autumn and Winter its sunny days and crisp frosty mornings, long walks and cosy evenings sat in front of the roaring fire, bliss! Rochechouart with its grand chateau, restaurants and surrounding lakes is a pleasant drive away. Plenty of outdoor sports like golf, fishing and horse riding are locally available in season.
Unique benefits of the property
The large terrace is ours and our guests' favourite place. The elevated view of the surrounding quiet village and countryside is beguiling. We often sit out late into the evening sipping wine and listening to the birds and sounds of the night. The sky full of stars unseen in more urban Britain making familiar constellations quite vague amongst them. Picnics are easy, there's chairs, a rug, a cool bag, flask and some unbreakable crockery. With a village bakery and shop for supplies. There's a village green and boule pitch and a park just down the lane from which way-marked trails start and through which the river and stream babble. We often take the 2 bikes along the cycle path to the next village, either Chalus or Oradour sur Vayres and see what wildlife we encounter en route.
