This Norman Manor has been a family home for 3 generations and has original features dating back to the 15th century. It enjoys a peaceful setting in a very private location in the Broglie forest. It was restored to a high standard, with modern interior fittings, but in harmony with the original traditional timber beams, and its brick and flint construction.
The fittings are in the French country house style with fabrics on the bedroom walls chosen by the owners, who are also decoration consultants. The mature gardens are carefully landscaped, and the extensive lawns stretch to the edge of the forest. A particular feature is the large 13x6m pool, set away from the house, behind hedges surrounded by flowerbeds. Next to it is a thatched and half timbered pool house, with flowering climbers, a bar, leisure area, and a spare bedroom
A grocer, baker and butcher and newsagent is in the period village of Broglie (7km). Bernay has a wider range of shops and supermarkets as well (13km)

Notes on prices
Prices for the property are per week in sterling. Heating is £300 euros extra per week when required. Rentals are Saturday to Saturday, though other days are possible by arrangement. Further 2 single beds are sometimes available in the pool house at a moderate additional cost. Inquire with the housekeeper on arrival, or email the owners in advance.
Changeover day
Preferred changeover day is Saturday, with arrival after 5pm, and departure by 10am. Other days are possible by arrangement.

| Utility Room: | The breakfast room adjoins the open plan kitchen. It is separated by an 'island' with storage for cutlery, glass, table linen etc. Next to the kitchen is a pantry for storage. |
| Living Rooms: | Large sitting room with medieval fireplace, beams and comfortable sofas. Sitting room leads to the garden with teak furniture and a terrace for informal meals in summer. Dining room takes up to 12 guests. Corner cabinet with cable TV. |

Linen is included, and changed weekly. Basic services are carried out for 2 hours a day on weekdays by the caretaker, who lives nearby and is also the gardener. This is included in the rental. Further hours are by direct arrangement with her. |

Outside
The property enjoys flowering borders, shrubs, lawns and an apple orchard surrounding the manor house. It also has a paddock on the east side, but no horses. Outdoor parking is available for several cars, but the garage is not included. The Pool is a large 13x6m, but is not heated. It is for exclusive use of guests (of course !). A terrace on the east side of the house is suitable for informal lunches and dinners. The garden has teak furniture and the garage (not included in rental) also stores other garden furniture and a barbecue.
Coast/Beach
The extensive Normandy beaches, which are generally sandy, are about 3/4 hour away, including those associated with the D Day landings. Deauville is 3/4 hour by car. There are attractive fishing villages along the coast: try Port-en-Bessin and Arromanches.
Golf
Golf course at Champ de Bataille near Neubourg, about 25km away, and in Deauville 70km away, where there is also top class horse racing in the summer season. Guests can enjoy the many walks in the neighborhood, particularly in the Broglie forest, and to the villages under the expansive Norman skies.
A walk to the period village of Broglie takes you through forest, along hedgerows and the former railway (now a bicycle track) to the old inn in Broglie, where you can enjoy a delicious glass of cider, or what you will. Broglie has a chateau, which was once the home of 3 former marshals of France. Today their descendants ar more usually mayors of the village.
There is also a public tennis court in Jonquerets de Livet, and a fine chateau (can sometimes be visited) in Beaumesnil.
Travel
By car, Calais is 3 hours, Cherbourg 2½ hours, Le Havre 1¼ hours, Ouisteham (Caen) 1 1/2 hours, Deauville ¾ hour, and Paris 2 hours.
Train station in Bernay (Paris 1 hour and 20 mins) with regular trains to Paris and Cherbourg. There are airports in Paris, Deauville and Rouen.
Distances
Broglie is 7km for everyday shopping - baker, butcher, grocer etc. Bernay is 12km away, (train station) Neubourg 25km, Beaumont le Roger 20km. Lisieux is 30km and Deauville, Honfleur and the Normandy beaches are 70km.
Further details
Bernay has good Saturday morning market, and has an attractive period town centre, with a number of traditional grocery and antique shops. It also has supermarkets and a few restaurants. Broglie is smaller: a period town with some good shops, (baker, grocer and butcher) Neubourg (25 minutes by car) has an even more important and lively market on Wednesdays.
Norman specialities centre round the sea, apples, dairy produce and game. Fresh fish is available in all markets and the larger towns, and the local lobster is a particular treat. Normandy is famous for its apples: 'Tarte fine aux pommes', and 'Tarte Tatin' are particular favorites, both may be prepared with Calvados, which, when properly matured, is a very fine apple brandy. Dairy products, such as butter, cream and cheese, are well known in the region, typified by such names as Livarot, Pont l'Eveque and Camembert, which when made and matured from unpasteurized milk take on a delicate and subtle flavour.
For sightseeing the well preserved Norman abbey of Le Bec Hellouin (whose abbots were sometimes appointed to the Archbishopric of Canterbury) is one hour away, and well worth the journey. Rouen is a large town with an old city centre, cathedral, cafes and restaurants: all well worth a visit. It is in the Seine valley over which Norman and French dynasties fought in the Middle Ages. The area is now more tranquil, and provides delightful excursions.
Further west and north are other historic locations such as Bayeux with its famous tapestry, and the mediaeval town of Caen.
Booking notes
A 30% deposit for the rental costs secures the reservation. The balance is due 6 weeks before the arrival date, together with a returnable deposit of £700. Normally a reservation is held firm for a few days from the date that a booking is made by telephone or email - to allow time to make a telegraphic transfer. It is recommended that insurance be taken out to include 'no show' in the event of illness or other emergency.

About the owner
The owners are an old aristocratic Franco-Scottish-Italian family who live mostly in Mexico. They welcome their family and friends to stay in France with them throughout the year. But there is often availability for other guests in July and August and at other times by arrangement. We enjoy the swimming pool in summer, the gardens and orchards; as well as the walks and excursions locally. Nearby we like the fine restaurants and shops.
Our homes are a bolt-hole of peace for young and old alike! We have many books, and the living rooms are comfortable. The neighbours and local villagers are very helpful. We play tennis locally, and enjoy a round of Golf at the Club nearby. So if it's a peace you seek, with the possibility to explore hidden corners of the country, you have chosen well !

Why the owner chose a home in this location
This is a lovely unique property.We were drawn to it for its atmosphere of peace and seclusion. The Manor House was built in Norman style over 500 years ago. We love its location in woods and fields which, like the house, has barely changed in centuries. There is a unique, timeless feeling of 'la vieille France' associated with the property.
But if the setting is traditional, the fittings are all modern and comfortable ! The decoration, the design of the pool and and pool house, and landscaping the grounds were all carried out to a high standard. As a result we enjoy a unique combination of comfort and old world charm.
The railway station is 10m km away, and 20 minutes is a motorway to Paris and Caen. You will enjoy this lovely gem of a property as much as we do !
Unique benefits of the property
The manor house is an ideal place from which to enjoy the benefits of a combination of historic, gastronomic and sporting activities. The walks nearby are fun, and there is tennis and Golf nearby. But it is also a haven of peace not far from Deauville and Paris, if you seek more sophistication.
In the region are churches and castles of former Norman rulers, as well as relics of recent wars (D-Day). Today you find great pride by Normans in their historic heritage, coupled with a love of its food and drink. We enjoy the local markets where a wide variety of goods are found:fresh fish, charcuterie, cheese, cream, apples, cider & Calvados brandy - all delicacies of the region. Finally our neighbour comes in to help out 2 hours or so every day except w/e. She will also welcome you on arrive.
