The cottage is set on a hillside with views over a very peaceful valley. Within ten minutes drive of the beautiful village of Cordes-sur-Ciel, the cottage offers visitors a fantastic base from which to discover this magnificent corner of France. Tranquility and beauty surround. Built virtually on one level and is ideal for a couple or families as well as those with mobility problems.

Changeover day
The rental period is from Saturday (arrival 4pm onwards) to Saturday (depart 10am). A booking is only confirmed upon receipt of the appropriate deposit. (50% of weekly rental).

Bedrooms: Bedroom 1: Large double-bedded room with ample space for a single bed and/or cot if required.
Bedroom 2: Ideal children's room with bunk beds.
Each of the bedrooms has an electric fan.
A bed settee is also available for those 'extra' visitor.
Bathrooms: Each of the en-suite shower rooms is well equipped and includes shower, toilet and hand basin. Hand and bath towels are provided.
Kitchen: Integral modern kitchen with gas cooker and hob, microwave, dish washer, washing machine and fridge/freezer. We provide all cleaning materials, tea towels, J-cloths etc.
Utility Room: Washing machine, clothes line and air dryer. Please note that we provide all materials i.e. Washing-up liquid, washing powder, dish washer tabs etc. So there is no need to buy any of those 'day to day' bits and bobs!
Living Rooms: A lovely, old fashioned, beamed, stone-walled living area with huge traditional open fireplace and Spanish dining table. A cool living space in which to shelter from the mid-day sun. There is satellite TV, DVD + a good selection of DVD's, books and games.
Other: A Verandah runs the length of the property, over which hangs Virginia creeper, providing shade for entertaining in the heat of the day and further outdoor eating space. There is a 'cabane' for summer dining and food can also be cooked on the stone BBQ.

We pride ourselves on the very high quality and cleanliness of the cottage. Guests have regularly commented on the same. We provide bath and hand towels. (Towels for the pool are NOT provided). Linen and towels are changed weekly.

Notes on accommodation
We are sure that you will have a marvellous time in this sunny area of France and we will do all we can to ensure that you relax, should you decide to stay in our cottage. If there is anything you are unsure about, please feel free to telephone. Please note that guests are asked not to smoke in the house.

Accessibility
Whilst the cottage is not 'officially' adapted to people with mobility problems, it is well suited as the majority of the house is on one level. Both the front door and the pool are approached via ramps. The only internal steps are to the main bedroom to which there are four. There is however a good hand rail.

Outside
There are no steps in the garden just a gently ramped path to the beautiful swimming pool (9m x 4m). Four moulded steps lead into the pool which is graduated from 1 metre to 2 metres in depth. A pool alarm is also fitted. Safe usage of the swimming pool and all cottage equipment is the total responsibility of guests. Sun loungers and chairs are provided as is the pool play equipment for youngsters (and adults). The exceedingly quiet lane through the village, which passes by the cottage, is a designated walking and cycling route. There is easy parking on the premises plus table-tennis, badminton and children's games.

Coast/Beach
The Mediterranean is just two and a half hours away and certainly worth a visit, perhaps stopping at the famous walled town of Carcassonne.

Golf
There are three very good golf courses within 40 minutes of the cottage. They are situated in Albi, and east of Toulouse. We are happy to help arrange any golfing requirements.

Special interest holidays
We also run 'bespoke, all-inclusive holidays' for those wishing to participate in a variety of activities ranging from skiing to painting and cookery. (There is a choice of over 30 activities and we are offering more options each year). Our aim is to provide very well organized, taylor-made breaks for adults and children alike but offering them the balance of activities and relaxation which they determine. We deal with all aspects of the holiday from airport collection to eating out! This area is magical and we will help to make this the 'best holiday ever'. Travel
By air: Toulouse (just over an hour from the cottage), Carcassonne, Rodez and Bordeaux. Frequent flights from many airports in the UK. (Car hire available at the airports, but booking is recommended). By ferry: Also an option from several ports in the UK to - St. Malo, Calais, Dieppe, and Caen + others. The drive time in France is 10-11 hours (from St. Malo), and we have found it to be easy 'Autoroute' driving on quiet roads, plus it is a great way to visit other areas as well!

Distances
Sightseeing should include: Castelnau de Montmiral 12kms, Puycelsi 21kms and Cordes 10kms (on the Bastide Circuit), Albi 32kms (the birthplace and Museum of Toulouse Lautrec), Toulouse 78kms and the Gresigne and Sivens Forests which are on the doorstep. We are happy to help plan any visits to this beautiful region which is famed for its slow pace of life and friendly approach.

Further details
The cottage is situated on the edge of a very quiet hillside village, but within ten minutes of the nearest town (Cordes sur Ciel). There are no shops in the village of Itzac, but there is a public telephone. 'Pottery painting workshops'. We offer 'pottery painting workshops' for children at our own house which is 10-15minutes from Itzac - the workshops are two hours in length and give mums and dads time together without the kids, safe in the knowledge that their youngsters will be in very good hands. Local activities include: adventure park, archery, badminton, ballooning, bird watching, boating, boules, canoeing, canyoning, caving, ceramics, cricket, cycling, drawing and painting, fishing, flying, French tuition, Go Karting, golf, gourmet dining, gym, hiking, horse riding, ice skating, kayaking, mountain biking, photography, pottery. Also rambling, riverside activities, rock climbing, sailing, shopping, sightseeing, skiing, snowboarding, squash, swimming, table tennis, tennis, theme parks, tree adventure park, walking, water skiing, water sports, wine tasting, wine touring, yoga, and even a little sunbathing! The famous Gaillac vineyards are on the doorstep (Circuit du Vin) and wine-tasting is a must, as is a visit to a local village market.

Booking notes
A booking is only confirmed upon receipt of the appropriate deposit. The deposit is 50% of the total rental. A 'bond' to cover possible breakage or damage is required. The balance of the rental must be received 8 weeks before the start of the holiday, the 'bond' being payable at the same time. The bond is refunded (if not required) two week's after the end of the holiday.

About the owner
Marguerite and I moved to France with our three young children seven years ago and we have been very happy ever since. The youngsters have done extremely well at school (even though they had to learn a new language). Our eldest, Emmy, is reading 'Marine Biology' at Uni. Thomas - is off to University this September to take 'Marine Biology' also. Isabella our youngest is in her second year at Lycee for Cookery -Both French & English cuisine of course! -- Our aim is to provide our guests with the 'Best Holiday Ever' - We hope that we succeed. Why the owner chose a home in this location
We bought our cottage in Itzac to convert into a gite and, since its conception, has been most successful and very well booked each year. And the guests ....... some of the most delightful you could wish to meet! Set on a hillside on the edge of a very pretty village, it is the ideal spot to relax the day and night away. The area is full of charm and ideal for walking, cycling and swimming in our beautiful pool (perhaps whilst taking a sip or two of our local wine). The cottage is only an hour away from Toulouse Airport - a perfect 'getaway' spot......

Unique benefits of the property
Some guest have returned six times - so it must be doing the trick! We pride ourselves on cleanliness and the homely feel of the cottage and, living only a few kilometers away, we are close at hand should the need arise. The cottage has everything you need - Hand and bath towels, bed linen (all changed weekly), Sat TV & DVD, plus a selection of DVD's for adults and youngsters! Children's games, pool equipment, table tennis and badminton all provided, plus a great choice of books to 'while away' the time. All you need do is pack a few person items, a few summer clothes and jump in the car or catch a plane. We even provide a welcome pack of goodies for your first meal and we are more that happy to do a 'full shop' for you - then you will not have to leave the pool-side for several days
