The house is detached with garage and has a sunny aspect being south facing. It is approached via it's own driveway. The property has oil fired central heating for late or early bookings, with a large log burning fire in the salon. It is child-friendly, having large lawned areas and safety cover to the pool. However, no pets are allowed due to the closeness of the farm. We operate a no smoking policy inside the house. Outside are 2 BBQs, table and chairs for dining. There are loungers etc around the 5 x 10m pool.

Changeover day
Change over day is Saturday - departures before 10.00am - arrivals after 3.00pm. This could be altered to accommodate flight passengers if the house is vacant either side of the booking.

Bedrooms: 3 ground floor twin bedded rooms.
1st floor double room with king size bed.
1st floor family bedroom with double bed, twin beds and cot. (+ Zbedfor child if needed).
Bathrooms: Ground floor bathroom with bath/shower over, bidet, hand basin.
Separate wc.
1st floor bath/shower, washbasin.
Separate wc leading from bathroom.
Kitchen: In the fully fitted kitchen there is a hob with extractor hood over. Oven, microwave/grill, dishwasher and fridge. Ample crockery, cutlery and cooking utensils.
Utility Room: In the garage there is a large fridge/freezer, washing machine and tumble dryer. Logs for the fire and a selection of outdoor games and pool inflatables are stored. We ask that children are NOT allowed on the lawn mower which is also in the garage.
Living Rooms: The spacious lounge/dining room with cosy sofas and chairs, has a TV/video player linked to satellite for English programmes - clients may use their own Sky card. There is a selection of videos, board games and books. A French window leads to the garden.
Other: All bedrooms have hanging robes and dressing tables. A hairdryer is provided. All beds have mattress and pillow protectors for your hygiene. Duvets and pillows are provided.
Cleaning/towels/
linen/maid service:
Linen/towels are not provided, but arrangements could be made at £10.00 per guest. We do not supply swimming, beach towels. We ask that guests leave the house as clean as they would wish to find it. Any extra cleaning will be taken from security deposit.

Accessibility
Whilst there are 3 ground floor bedrooms, there are 2 steps up to the front door, so the house is not suitable for wheelchair users.

Outside
There are 2 BBQ's. A large table /chairs for eating outdoors. A 10ft trampoline. By the heated pool there are tables/chairs and sunloungers.

Coast/Beach
Northern beaches are approx. 40 mins away: Child friendly Binic, with it's open air pool and organised beach games, Perros Guerrec with it's yachting harbour and prime shopping, and Tregastel with it's interesting pink rocks and sandy coves are just 3 examples. Benodet & Concarnou to the West are a good hour's drive. Pont Aven & La Boule to the south are well worth a visit.

Golf
A couple of golf courses are within a short drive, and ample fishing in the reservoirs and rivers.

Travel
St Malo Ferry Port and Dinard Airport are 90 minutes away. Roscoff Ferry Port is about 1 hour. Our visitors using Brittany Ferries could take advantage of discounted fares. (Details supplied on booking). A hire car is essential for air passengers, but should be pre-booked before flight to be collected on arrival.

Distances
The nearest village is 1 mile away. It has a shop where you can pre-order bread and buy the odd item you have forgotten, have a drink in the bar. The great thing is they speak English! Bourbriac is 7km away with shops & a small supermarket. Guingamp is the nearest large town and is 30 mins away. It has a weekly market on Friday. Pleasant shopping and a variety of restaurants, a McDonald's and 3 large supermarkets. Banks can be easily found in both towns.

Further details
There are lots of places to eat. You will find details of these in our hand book in the lounge. It also details many places of interest and activities for all the family from paintballing, quad biking and bowling to a zoo, and a small pleasure park on the way to Lannion. The ruined Abbey at Bon Repos should not be missed. There is also a good restaurant there and a small Sunday craft market. We recommend a visit to our favourite restaurant The 'Auberge le Pelinec' at Canihuel.

Booking notes
Bookings can be made by phone to Jean Brook, but can only be confirmed on receipt of £200 per week non-refundable deposit. The balance to be paid 6 weeks before departure. Cancellation after this time will incur full payment. Late bookings less than 6 weeks in advance must be paid in full at time of reservation. There is a refundable security deposit of £100 which must be paid with final payment. This will be returned shortly after your return home, providing no serious damage has occurred.
