The property is situated in the small hamlet of Clermont situated in delightful countryside and working farms. The area is perfect for walking, cycling and fishing, and of course complete relaxation. The interesting cities of Poitiers, Limoges and Angouleme are only an hour away with many choices of restaurants and bistros where you can enjoy French cuisine or simply watch the world go by. Other areas of interest are Futuroscope an intelligent, fun, fascinating Theme park, Cognac lying on the banks of the Charente river with it music festivals and tours of Hennessey and Remy-Martin distilleries and La Rochelle with it's delightful coast line, historic buildings and fabulous indoor Aquarium. There are several fresh water lakes in this area with water sports and clean sandy beaches and restaurants which are only 40 minutes away. You can make your choice at this holiday destination, there is something for everyone, a special event every year is also the Dance festival in Confolens.

| Bedrooms: | Bedroom 1 with double bed. Bedroom 2 with twin beds. All bedrooms are pleasantly furnished and include bedding. |

| Kitchen: | The kitchen has an electric cooker, fridge and microwave, electric kettle and toaster. All main items of equipment and utensils are provided. |
| Utility Room: | There is a separate utility room which visitors are free to use for a small charge which provides a washing machine and drying facility. |
| Living Rooms: | The living area has an open plan with lounge, dining area and kitchen and is furnished tastefully, there is satellite TV and video and CD player. There is a log burning stove and a gas centrally heated radiator. |

Notes on accommodation
The cottages are ideal for families and children.
We especially cater for those seeking a peaceful location but with plenty of things to do in the local area, you can be as quiet or as busy as you wish.
Accessibility
The property would not be suitable for people with mobility problems due to the steep stairs leading to the upstairs sleeping areas and bathrooms.
Outside
The property has it's own patio area and garden furniture. The swimming pool is 5m x 4m, it is a raised pool and have a safety stair ladder which can be covered for safety with young children; and the water depth is 1 metre and is used by visitors and the owners only. The pool has a solar heating system and has a pleasant decked area with sun loungers, plants and shrubs.
Coast/Beach
The Atlantic coast is between 2hr 20mins by car. Royan, and La Rochelle being the nearest. Both resorts have lovely beaches.
Golf
There is a pleasant golf course in St Junien approximately 45mins from the gite.
Crazy golf is also available 20 mins away.
Skiing
Ski-ing resort in the Central Massive are three hours away.
Travel
Poitier, Limoges (Bellgarde) Angouleme (Champnier)
Airports are all 50 mins from the property by car.
The nearest ferry route is Portsmouth Caen, driving time from Caen to the property 5hr 30mins. Other ports may be used but the driving time is increased. Car hire is essential.
Distances
Champagne Mouton is 10 mins by car, Confolens a lovely medieval town by the river is 20mins by car and Ruffec 30mins.
Further details
The nearest shops and bank, post office, bar and restaurant are in Champagne Mouton but there are several places to eat and shop in the area, from charming smaller villages to larger towns with a range of restaurants to suit all tastes.
Booking notes
Bookings to be made direct with the owner, credit card facilities not available at the moment. An initial deposit is paid and the balance is due 6 weeks prior to arrival. Change over days usually mid-week to allow for cheaper travel costs but this is flexible.
