This delightfully bright apartment sleeps 2/4 people, is on the raised ground floor, in a very calm, quiet and sunny location and directly overlooking beautifully maintained private sub-tropical gardens. The apartment is 1 of 4 apartment buildings, each with its own resident concierge/guardienne and set within their own large private grounds and entered by electrically controlled gates in the attractive university area (Facultes des Lettres). There is unrestricted private parking within the grounds; very important if you are arriving by car or intend to hire a car for a few days whilst you are here. All local shopping is within 300m.

Bedrooms: Bedroom with a large fitted wardrobe, and a king-size bed, with twin-linked single mattresses and bases which can be separated if you wish - particularly important on very hot nights. One of the sofas in the living room converts into a double-width bed.
Bathrooms: Bathroom with a small bath with shower facility (hair dryer provided), washbasin and toilet.
Kitchen: 'Kitchen Americaine' - equipped with microwave, 4 ring hob, fridge/freezer, electric kettle, cafetiere, toaster and washing machine, iron and ironing board - and a dining area.
Living Rooms: Living room with 2 sofas, one of which converts to a double-width bed thus creating two separate sleeping rooms if required . There is a CD/tape player/radio, TV and DVD should you have time to watch it.
Other: Balcony/terrace with a table and chairs, sun parasol, and 2 relaxing sunchairs. There is room on the balcony/terrace for you to enjoy meals outside, bistro style. You are not over-looked.

Notes on accommodation
You approach the apartment building up 10 broad marble steps through 2 pairs of double plate-glass doors into a very spacious and impressive marble-clad entrance hall, which runs through to matching doors and steps down to the ornamental gardens.
There is an entry phone.
The apartment has marble floors throughout.
Like all our other apartments there is also central heating should you ever need it.
The living room and bedroom both have large sliding patio doors onto your own balcony/terrace facing south-west.
This is a very peaceful location, you are not overlooked by any other buildings, and there are no ball games or children's games allowed in the gardens.
You can see the Mediterranean through the trees of the garden, less than 400m to your south.
Sorry no pets allowed.

This apartment is on the raise ground-floor. It is approached from the garden and parking up a broad marble staircase (see photographs).

Travel
By taxi, hire car or private car. The property is conveniently only 6 minutes from Nice airport. A car is not required but if you are having a car whist in Nice it is vital that you have somewhere to park it. There is private, secure parking within the domaine at no extra cost to you.

Further details
This is a very calm, relaxing and sun filled apartment with private parking and enjoying a lovely sub-tropical setting all within a reasonable walk of everything that Nice has to offer.

400m in one direction is the Musée Art Naive, and in the same distance in the other direction the Musee de Beaux Arts. Walk down through the grounds to a secret gate (key provided) and within 350m you are at the Promenade des Anglais and the beaches (Miami Beach). All the attractions of Nice, the fascinating Old Town, the Marina (Port), the Chateau Hill, museums, galleries and concert halls, the beautiful Place Massena with its impressive fountains, hundreds of charming restaurants, brasseries, bars and cafes, and every type of shopping you could wish for are a 20 minute stroll along the Promenade; everyones favourite walk. The apartment is ideally placed for you to enjoy Nice and all of the French Riviera.
