This newly renovated apartment is set in 7.5 acres of land with a private, stocked fishing lake. This is a small holding with sheep (in a separate field) ducks and chickens. There is a veggie patch which you can help yourself from. There is a patio area with a 4.5 meter swim/splash pool and sun loungers as well as a huge trampoline. There are some wonderful walks for you to enjoy, well away from any roads. We are surrounded by grape vines and sunflowers. There is so much to see and do in the local area. Bordeaux, Saint Emillion. Cognac, Saintes, Royan, Rochefort and La Rochelle are all within 1 hour’s drive. Closer you can find superb beaches, swimming lakes, fishing lakes, historic towns and chateaux, the list is endless.

Notes on prices
Prices are for the property per week in UK Pounds.
All the interior is done to a high standard, however, we are a small farm, so there are some areas outside where you can see farm machinery and some areas not accessible by guests. We do however have a tractor which the dad of the party can be given a lesson on and then take their children on a tractor ride.....completely off road....a great finish to your holiday!
Changeover day
Changeover day is Saturday.
Arrival from 4pm and departure by 10am.

| Utility Room: | Washing machine in separate utility room. 2 washes per week included in the rental, additional washes at a small charge. |
| Living Rooms: | Lounge has 2 comfortable sofas, one of which is a sofabed. There is also a footstall for comfort! There is free-to-air English television, DVD and video player and a selection of films for adults and children. There is also a large selection of books. |
| Other: | Secure balcony with table and chairs which gets the sun in the morning... perfect for breakfast outside. |
| Cleaning/towels/ linen/maid service: |
Towels, including beach towels and linen are included, these will be changed on Saturday on 2 week stays. The property is cleaned before arrival and is expected to be left in a reasonable condition. Cooked meals are available to order. |

Private balcony, swimming pool shared with family. Patio area with sun loungers and eating area. Full use of the fishing lake.
Coast/Beach
The nearest beaches are about 40 minutes up the coast at Meschers - these are small coves with safe, sandy beaches. Five minutes further on are the enormous beaches of St.Georges de Didonne and Royan, both with full safety patrols, lots of space & some watersports.
Further afield (1 hour) are the fantastic surfing beaches around Archachon and Bordeaux.

Travel
The gites are very easy to get to being just 10 minutes from the A10 motorway and approximately 1 hour from the nearest airports. By car we are 7.5 hours drive from Calais or the channel tunnel, 6 hours drive from La Harve or Cherbourg and 5 hours drive from Caen. The nearest airport is Bordeaux (55 minutes), followed closely by La Rochelle (65 minutes). Other aiports nearby are Poitiers (90 minutes), Tours (120 minutes), Limoges (120 minutes), Bergerac (140 minutes) and Nantes (140 minutes).
Distances
The gites are 1.5km from the village of Soubran. Soubran has a baker, bar/tabac/restaurant, post office, library, school and a small nature reserve. The market town of Mirambeau is 7km away and has a supermarket, several shops including a baker, butcher, pharmacy, hairdresser, bank, a couple of bars and restaurants and a lovely chateau which is a 4 star hotel and restaurant. Within a 30 minute drive from the gites are numerous other pretty towns worth visiting.

Places to visit include:
Cognac - several well-known cognac houses are open to the public and give guided tours around their distilleries. The town of Cognac itself also merits a trip.
St Emillion - a very picturesque town, the home of “excellent” red wine. There are guided tours of a different chateau each day during the summer, by “road-train”.
Blaye - an old garrison town, well worth a visit.
Saintes - Roman city on the Charente river, complete with amphitheatre and Roman remains. Beautiful abbey and churches and some good shops.
Royan - lovely beaches, interesting yacht harbour. Good indoor food market. A “smart” seaside town.
Talmont - a very pretty estuary village with an interesting ancient church.
La Palmyre - renowned for its zoo, reputed to be the finest in Europe. The beaches in this area are magnificent, mainly nature reserves and very wild. Also, visit the “Phare de Coubre” (lighthouse) and, if you’re fit, climb it’s 300 steps for a breathtaking view.
Marennes - this is the home of the oyster and mussel “industry” - a fascinating area especially if you like seafood.
Ile d’Oleron - Cross to this island on a magnificent bridge. The island has beautiful beaches & an interesting citadel.
La Rochelle - Very pretty harbour town (one of the most famous in France). Well worth a visit - many good shops & restaurants. A sea food lovers paradise.
Bordeaux - An impressive city with good shopping and possibly the world’s most important wine centre. A new tram-line takes you into the city from the outskirts, avoiding the traffic!
The Medoc - This wine country, which is perhaps the most famous in the world, invites you to visit its cellars (there are some 400 wine producers in this small area alone) and its beaches on the ocean.
Archachon & Dune Du Pyla - Archachon is a lovely beach resort and is also a very famous oyster growing region. The Dune du Pyla is Europes highest sand dune. You are able to climb the steps to the top.

Bookings can be made by phone or email. A 25% deposit is required to secure the booking. Final payment is due 6 weeks prior to the commencement of the booking. A £100 security deposit is payable on arrival.

Our names are Carole and Frank and we look forward to welcoming you to our property for a holiday you will remember fondly. We pride ourselves on being welcoming and friendly as well as helpful when it comes to planning your trip. We have family barbecues which you are welcome to join in for a small fee. We also have a meal service should you fancy a night off, reasonable priced.
A welcome pack is included and this consists of bread, ham, cheese. coffee, tea bags, milk, wine, biscuits and crisps. A few items to help you out until you can get to the shops.
This is a great family destination, which your kids will love.

Why the owner chose an apartment in this location
We fell in love with the location of this property as soon as we drove down the hill, we did not even need to see inside before we decided. We carried on to see other properties but we came back to this place and put an offer in straight away.
We have tranquility without being isolated as the village 2km away has a bar and a boulangerie as well as a restaurant. Larger towns are only 15 mins away with markets all year and lively night markets during July and August.
Unique benefits of the property
Our property has it's own lake for fishing or just quiet relaxation. There is a walk which takes about half an hour which is completely away from the roads so safe for children. We have a selection of bikes for use by our guests as well as the opportunity for the Dad (or Mum!) to have a lesson on the tractor and then take the children for a tractor ride....a wonderful finish for your holiday. Our guests last year said it was a fantastic end of the holiday for the kids.
We have tame sheep and ducks for the children to feed (through a fence for the sheep) and the children can be taken into the chicken house to collect some fresh eggs for breakfast.
