Centrally yet privately located in a small, friendly village 25 min NW of Béziers, the three storey house comfortably accommodates six people. There is a studio for a further two people if required, but this is not let separately. The ground floor is open plan with a well equipped kitchen, dining area and sitting area, and there are three bedrooms, two bathrooms and a further bed/sitting room. The studio has a double bed, shower room, kitchen and sitting area. The sunny, elevated terrace with garden furniture and attractive outlook adjoins a walled 9x4m pool with sitting area and loungers. Basic facilities are within walking distance, all other services are within 10-15 min by car, four airports within 35-90 min, river beaches 10 min by car and Mediterranean beaches/Aquapark 40 min. The area is superb for walking, winetasting, canoeing and river swimming (River Orb and Roquebrun) and offers plenty of interest for lovers of wildlife, landscapes and history.

Notes on prices
Our off-season prices are set at a level appropriate for a small party, since this is the type of booking we typically receive and are happy to encourage. For larger parties wishing to book the house between October and Easter there will be an additional charge to cover the higher power, water, cleaning and laundry costs associated with a larger number of occupants. We have also been advised that we are to charge tourist tax: this may have to be charged separately, depending upon the amount.
Changeover day
The changeover day for the peak summer season is Wednesday, which usually enables savings to be made on travel costs, and airports and roads are less busy. However we may be prepared to consider other days if we are not left with unusable gaps.
| Bedrooms: | On the first floor is a double bedroom (kingsize bed) and a twin room with 3’0” (90cm) beds, and adequate storage space. The second floor has a further small double bedroom (4’0” bed), and ample storage space. The 2nd floor living room has a single bed. |

| Kitchen: | The ground floor of the house comprises a well-equipped kitchen. Plenty of crockery, cutlery and utensils are provided, as well as a fridge-freezer, ceramic hob, electric oven, dishwasher and combination microwave oven. |
| Living Rooms: | Dining area which seats 8 people comfortably, opening into a sitting area with amplifier and speakers, wood burning stove for winter use. There is also a spacious second sitting room with single bed and TV set, and a small balcony with attractive views. |

Bedlinen, one bath towel per person, one bathmat per bathroom, handtowels and teatowels included. The property is cleaned between lettings, usually guests do their own laundry during their stay, however further linen could be provided for an extra charge. |

Notes on accommodation
The pool is enclosed in a courtyard separated from the terrace by a lockable full height gate.The studio shares the terrace and swimming pool with the house and may be rented in addition to the house. We do not let it separately, since the terrace area would not provide sufficient privacy for two separate parties. The studio represents compact, self contained accommodation for 2 people, and has a bedroom area with kingsize bed and adjacent shower room (large shower, basin, WC). A curtain screens the bed from the small kitchen, living and dining space. The kitchen has all basic equipment, fridge with freezing compartment, combination microwave oven, and two-zone ceramic hob. The living area is furnished with a small table, chairs, and two easy chairs. There are convector heaters and access to the washing machine in the cellar. The rental price is approximately one third of the house rental price (rates available on request), however we do not let the studio during the winter.
Accessibility
The terrace, house, studio and pool are accessed via a flight of steps from the entrance courtyard, and for this reason would not be suitable for a wheelchair user, and may not be suitable for small children. Parking is available immediately adjacent to the property.
Outside
The 45sq.m terrace, which is at first floor level, has views of the surrounding countryside and overlooks the village 'stade' to one side, although in summer the foliage of an ancient vine conveniently provides a screen, which enhances privacy. It is equipped with a large table and eight chairs, an umbrella and a barbecue. The terrace enjoys sun for most of the day, although there is always shade at hand for those who prefer it. A lockable door gives access to the swimming pool, which is approximately 9m x 4m x 1.5m deep. This is situated in a courtyard, also at first floor level, and has its own terrace with six sun loungers. There is a choice of sun or shade during most of the day.
Coast/Beach
The River Orb with its beaches and gorge, ideal for swimming, canoeing, walking, birdwatching, etc, is 10 min by car. The Mediterranean coast (Agde, Sérignan, Valras-Plage) is approximately 40 min by car.
Travel
If crossing the channel by car via Dover or Folkestone, the most direct route is the motorway via Paris and Orléans, then either via Clermont Ferrand and Millau, or via Limoges and Toulouse. The drive from Calais usually takes 10-12 hours plus stops. Approximate driving times to the nearest airports are 45 min Béziers, 90 min Carcassonne, Montpellier and Perpignan, 2 hours Nîmes and Toulouse. A range of flights from several British airports and car hire is currently offered (eg Ryanair, Flybe).
Distances
General store, bakery, mobile shops on certain days, vintners, recreation area with tennis court in the village; Medium-sized supermarkets, banks, petrol stations, restaurants, tourist offices, doctors, all the usual shops and services, the river Orb 10-15 min by car; Béziers with its sightseeing opportunities, hypermarkets, large choice of shops, also a greater choice of restaurants 30 min by car; the Mediterranean coast,'Aqualand' at Cap d'Agde 45 min by car.
Further details
There are many good walks in the area, eg around the village, the gorge of the Orb, the mediaeval village of Minerve, the Montagne Noire, and the Gorges de l’Héric. Almost every village is a starting point for walks of varying grades of difficulty. For cyclists, the immediate area is undulating and therefore suitable for the more energetic and for mountain biking enthusiasts. The less energetic could try the area to the south around the Canal du Midi.
At Roquebrun (10 min by car) canoes can be hired during the summer season, transport is provided one way, as well as watertight barrels for stowing picnics, swimming towels, etc. There is also a ‘Mediterranean Garden’ and along the river Orb many good spots for swimming. North of Roquebrun there are many pretty spots along the river, towards Lamalou-les-Bains to the east, and Olargues, a pretty medieval village, to the west. Further north towards Fraïsse-sur-Agout and the Lac de Raviège the countryside is completely different.
The Canal du Midi, due south, is good for easily accessible walks and cycling, and pleasant villages. The nearest beaches are Valras Plage, approx 40 min, or Serignan, Agde and Sète. Families with children could visit 'Aqualand' at Cap d'Agde.
Further afield there are many possibilities for day outings: Carcassonne, Minerve, Nîmes, the Camargue, Gorges du Tarn, Gorges de l’Hérault, Lac de Salagou, Montpellier, Cathar strongholds such as Peyrepertuse (near Perpignan), the chateaux of Lastours (near Carcassonne) and much more.
Booking notes
All charges inclusive of electricity, use of pool in summer (Jun-Sep), heating in winter, bedlinen, 1 bath towel per person, teatowels, final cleaning. A further £25 per head is charged for parties of 5 or 6. Extra charge for larger parties off-season. A deposit of £200 secures the booking. Payment of the balance and the £200 per week security deposit will be required six weeks in advance of the rental period. Any extra cleaning, damage and breakages will be deducted from the security deposit.

'We loved this idyllic house, it had everything we needed and more, is tastefully furnished and the kitchen superbly equipped. The pool has both sun and shade all day, is clean and extremely private. The patio area made a great place to eat, especially with the surrounding colourful flower boxes. We enjoyed freshly baked baguettes and croissants from the family-run bakery nearby. We would certainly want to return, and would recommend it to friends and family, as long as they don't take the weeks we want!'

We had frequently rented holiday accommodation in France, but often been disappointed with what was provided. Having our own property has meant that we, and hopefully our guests, can enjoy good quality accommodation during our stays there.

Why the owner chose a home in this location
We spent a holiday about an hour's drive south of our house, and fell in love with the area around the river Orb on a day trip during the holiday. A couple of years later we returned with the idea of buying a property: we decided on the purchase despite a viewing in heavy rain! It is a decision we have not regretted, having discovered that the area has more than we imagined to offer in terms of landscapes, nature, history, local culture, not to mention climate. We enjoy never having to queue, even at the height of the season, and can choose to fly to any of five airports, which makes access very easy.
