The Owners, David and Ariane, invite you to enjoy the charm of our Domaine du Moulin, which dates back to around 1800. The Domaine, its three Gξtes and the large heated salt-water swimming pool are located in the Languedoc, southwest of France, close to Limoux in a picturesque valley. Set in over two hectares (6 acres) of secluded grounds the Domaine enjoys splendid views of the medieval hill-top village of Roquetaillade and surrounding hills. Only 30 minutes from Carcassonne and its airport and about an hour from Toulouse, it is ideally placed to explore the Cathare castles, the Pyrenees, the Montagne Noire and the Mediterranean Sea - or just relax by the swimming pool and take in the views.

The Bergerie was built of local stone about 120 years ago and has been lovingly transformed into a romantic holiday home. From the main house, the Bergerie is situated about 30m further up the hill, separated by some trees.
Sleeping 2 to 3 people the house comprises of one bedroom and an open-plan, split-level lounge and kitchen, shower room and private terrace.
The bedroom consists of a large double bed (1,80m x 2m), two side tables and a wardrobe. The window overlooks the valley below.
The living room is furnished with a comfy sofa bed, chairs, coffee table, reading lamps, TV and CD Player.
The kitchen is fully equipped with table and chairs, gas cooker, fridge, dishwasher, sink, microwave, kettle, toaster, Senseo coffee machine, ample cooking equipment etc.
The shower room contains 2 basins, shower and separate toilet.
From the kitchen a large patio door opens onto the private terrace which enjoys stunning views of the medieval village of Roquetaillade and overlooks the pool.

The Studio is a self-contained part of the main house, separated by a 1m thick wall, with its own entrance and sleeps 2 people. It is a two-level apartment with a large double bed and shower room downstairs and living area and kitchenette on the gallery.

The sleeping area consists of a double bed (1.80m x 2m), two side tables and wardrobe. The shower room contains a basin, shower and toilet.

The living area comprises of a comfortable sofa bed, table, two chairs and reading lamp. The kitchenette is equipped with electric hob, fridge, sink, microwave, kettle, toaster, coffee machine, cooking equipment etc.

Outside there is a secluded wooden deck with garden furniture and gas barbeque, ideal for enjoying Mediterranean outdoor living.

A former farm out-building, the Grange is the closest to the Pool and boasts two double bedrooms and a shower room on the ground floor all with underfloor heating. The open plan lounge and kitchen with electric heating are on the first floor with patio doors leading to the private terrace.

The bedrooms consist each of a large double bed (1.80m x 2m), two bedside tables and a wardrobe. The windows overlook the grounds.

The shower room contains his and her washbasins, a large shower with pebble floor, toilet and washing machine.

The living area is furnished with comfortable sofas, a coffee table as well as TV and CD player.

The kitchen is fully equipped with table and chairs, cooker, fridge, dishwasher, sink, microwave, kettle, toaster, Senseo coffee machine, ample cooking equipment etc.

The walled terrace is equipped with garden furniture and a gas barbecue.

 

Notes on accommodation
Bed linen and towels are supplied and changed weekly. Baby equipment available ie. cot and buggy. Please advise at booking.

Outside
The saltwater swimming pool with a set of Roman steps measures 11 x 6m. Each gite has its own terrace and gas fired BBQ. There is a children's play area in sight of the pool.

Coast/Beach
The coast around Narbonne is about an hours drive away. There are many long sandy beaches along the coast.

Golf
Situated close to the medieval town, the Carcassonne Golf Club (30km) well deserves its reputation as a course of international standard. Even the most experienced and demanding players will be seduced by the exceptional quality of it's fairways and the speed of it's greens. The course has been created using and respecting the manual rolling relief of the terrain, designed with elegance and balance, the magnificent panoramic views giving an extra pleasure and delight. Its 18 holes totaling 5800 meters, with a par of 71, are open all year round.

Distances
Limoux is 8 minutes away and boasts supermarkets, shops and restaurants.

Further details
Roquetaillade, situated in the heart of the Limoux wine region and surrounded by mountainous terrain, is an unspoiled medieval hill-top village with pretty narrow streets and almost all houses made of local stone. From the church, which is one of the highest points of the village, you can enjoy far reaching views over the vineyards with the Domain du Moulin nesting near the bottom of the valley.

Limoux is famed for its excellent sparkling wine "Blanquette de Limoux“ which is produced using the Champagne process. Cooking fans should earmark Fridays, the market day, with many delicious local products on sale. Limoux also has a good range of shops and restaurants.

Carcassonne is famous for its beautiful medieval fortress 'La Citι', which is a World Heritage site. This fantastic castle inspired Walt Disney and was used in many films including Kevin Costner's "Robin Hood". Inside La Citι there are many medieval buildings but sadly most of them are now shops or restaurants. The least spoiled are the perimeter walls and indeed worth a tour with its views over Carcassonne and the countryside.

The Canal du Midi, another World Heritage site, is nearby and you can enjoy boating or cycling along it.

Narbonne, the ancient maritime centre with its Archbishop’s Palace is a jewel to be discovered buried amongst the fabricated holiday resorts of this coastal area.

Mirepoix - with its wooden arcades on the main square dating back to the 13th century invite you to sit down and enjoy the medieval atmosphere.

Minerve, Alet-les-Bains, Rennes-le-Chateau, Bages, Gruissan, Collioure

Montagne la Clape – just beautiful rugged landscape, rocks and vineyards.

The Cathar castles, most of them occupying spectacular sites perched high on top of rocky mountains with breathtaking views, give testimony of the force of this medieval religious sect. Peyrepertuse is the biggest and Lastours the most stunning of the castl

Booking notes
30% deposit to secure a reservation, the balance 6 weeks prior to arrival. A damage deposit of 200 euros is required on arrival and will be reimbursed at the end of your stay - we will accept sterling for this deposit.

About the owner
In 2003 my husband (English) and I (German) decided that it was time to become a bit adventurous and also find a sunnier place to live. For our daughter it was good timing too because she was 4 years old and about to start primary school. David, a former electronic engineer/project manager, is now a self-employed builder and I, a former marketing manager, run the gites and the family. No more stressful jobs and more time for ourselves.

Why the owner chose a home in this location
Why France? For various reasons we came to the conclusion that leaving Europe was not for us and amongst all other European countries France seemed to tick most of our boxes. In England we had an average house with a 100 foot garden and a huge mortgage. Here we have a beautiful house with 6 acres of wild and romantic land and no mortgage. As many others we first looked at Provence but found it too expensive and crowded. Instead we found the "Provence for the poor people". Here in the Languedoc we also have skiable mountains, the sea, attractive cities and beautiful countryside. Our property is centrally located one hour to mountains, to the sea or to Toulouse.

Unique benefits of the property
All year round there is something else beautiful to see or do like poppies and wild orchids in spring, 7 months of the year swimming in the pool, the changing colours of the vines in autumn, skiing in the winter, good restaurants, many sporting activities are on offer such as hiking, cycling, golf, horse riding, canoeing... We are centrally placed for all the tourist sites of our region including 2 world heritage sites i.e. the fortress of Carcassonne and the Canal du Midi.
