The house comprises a kitchen (with space to eat), a bathroom, a separate wc and a lounge and dining area, and also the two bedrooms (there is also a sofa in the lounge that converts to a double bed). The living area is all on the top floor - the ground floor being a 'sous sol' which is the traditional 'service' area in the houses of the region. In the past this would have been where the animals live - in our more modern house it is where the washing machine and ironing board live. Also the garden implements and small workshop and it is also a garage space. So this makes even more living space upstairs. As the house is on a slope - in the pictures it looks deceptively like a bungalow - but it is not.

Changeover day
Generally we use Sunday as our changeover day. On occasion, though rarely, this can be changed.
| Bedrooms: | Bedroom 1 with double bed, wardrobe and chest of drawers. Bedroom two has twin beds and cupboards and a wardrobe. |
| Bathrooms: | One bathroom with shower unit over the bath. |
| Kitchen: | The kitchen has a gas oven and hob with a large fridge, microwave and plenty of storage for the very adequate kitchen equipment. Very much a self catering house. |
| Utility Room: | The utility room is downstairs in the sous sol, where there is an automatic washing machine, ironing facilities and sink unit. |
| Living Rooms: | The lounge has a sofa (convertible) and two chairs with book shelves, cupboards and CD player and radio. There is a wood burner in here for those chilly winter evenings. |
| Other: | The dining room is off the lounge. |
| Cleaning/towels/ linen/maid service: |
Linen can be arranged at an extra cost of £25pw. This comprises two towels per person and bed linen for duvets and pillows. Please bring your own beach towels. |

Notes on accommodation
There are options for heating. In addition to electric radiators there is a (very) efficient log burning stove in the lounge. On cold nights this will easily heat the whole living space. Although the house is suitable for children, it is a real house and we must warn that in the workshop area, there are garden tools, fuel, etc. Obviously we cannot accept any responsibility for any harm that might come to individuals from these hazards. It is easily possible to lock off access to these areas. And, sorry, we do not accept children under five years of age.
Accessibility
The house is in it's own grounds and with two gates to access the front and rear driveways there is plenty of parking space. With steps to the terrace and the house, the house is not suitable for wheel chairs, though the living area is on one level.
Outside
The garden is largely grass and is great for sitting in the sunshine. With virtually no through traffic to the hamlet of nine houses, it is very quiet and peaceful and private. There is garden furniture (table, chairs and loungers) easily accessible in the sous sol together with BBQ equipment.
Coast/Beach
The nearest beaches are 15/20 minutes drive away. These beaches are all open and expansive with plenty of room, especially if you don't mind a walk along the beach. In off season months they are very quiet with mostly surfers playing in the waves. Sunshine hours in the Southern Vendée are second only to those found in the Cote D'Azur.
Special interest holidays
With a large lake nearby and the sea within easy reach, there is ample potential for both coarse and sea fishing.
Travel
For those preferring to travel by Ferry, we are 3 hours drive from St Malo; 4 hours from Caen and 6 hours from Calais.
Various UK airlines fly into La Rochelle which is 50 minutes drive away, as is Nantes. Poitiers is 90 minutes drive. All the airports have very adequate car hire facilites.
Distances
The nearest village (le Champ St Pere) is about a 10 minutes walk. Here you will find all necessary shops, such as a boulangerie, pharmacie, tabac, banks (where you can also buy fishing permits for the local lakes) and even a small, and very adequate, supermarché. La Roche sur Yon is the best local town for 'big' shopping and that is 20 minutes drive. Nice cities in the area would include La Rochelle and Nantes, which is the centre of the Loire Region - a lovely place and an hours drive.
Further details
There are three (adults) bicycles in the house, for the energetic amongst you. There are even puncture outfits too! The area has lots of places to ride bikes and not too many large hills either. As the house is in the countryside it is also a good place for walking.
Booking notes
We ask for a booking deposit of £50pw at the time of booking. This deposit is returned within 7 days of your return home, subject to the house being in reasonable condition.
The rental payment is due, in full, six weeks prior to your holiday.

About the owner
David and Nicky Phizacklea are resident in England - in Norfolk - and we have owned our cottage in The Vendée for eight years. We love to go as often as possible but as we're not retired (yet!) we are happy to rent it out at reasonable rates to people who will appreciate a quiet and peaceful holiday, this way we manage to pay some of the overheads and that makes us feel less guilty about the expense of having our own hideaway in France! Nicky is a teacher and David runs their small consultancy business from home in North Norfolk.

Why the owner chose a home in this location
We love the area because it is truly rural and still very French. The people are friendly and as long as we make the effort to speak their language they are happy to return the compliment though they are not all used to speaking English in this area. The house seems to combine being away from everyone with having all the necessities (such as shops) within easy reach.
Unique benefits of the property
We like our holidays to be a combination of pottering in the garden, or spending the day on the beach if the weather is OK. In the Southern Vendee the weather has the reputation of having sunshine hours equivalent to the South of France! The house is easy to get to, despite being far enough South to have such wonderful summer weather. We are only 50 mins away from the airports of La Rochelle - Nantes and a little more from Poitiers. We prefer to travel by ferry - that way we can begin the holiday with an overnight cabin and a delicious meal in Britanny Ferries restaurant. Usually we go from Portsmouth to St Malo overnight. It lands at 8.30am and we are home by 12.30 - in time for lunch! It is possible we can help you get a small discount from Brittany Ferries (5-10%?). Ask us.
