This Franco British couple have beautifully renovated this authentic French country house, garden and pool. A home from home feeling and a warm welcome. If you are looking for comfort, relaxation, good food, this is the place! Why not try our gourmet meals/French & international (using local fresh produce) or even a cookery course or language course! We are well situated and it's easy to visit the Cognac area, the seaside (we can provide picnics, parasols, iceboxes etc). La Rochelle, Saintes, Royan, St jean D'Angely, Zoo, Theme Parks (paintball, tree climbing park, Futuroscope) and plenty more. There are good restaurants, markets, shops and lovely walks as well as a day at the beach. You may prefer to lay on a sunbed by the pool and sip a cool drink or have a delicious meal under the willow tree on one of the patios or let us organize a tasty French BBQ. When the weather is cooler we light one of our enormous fires in the dining room which is a beamed 60sqm room.

Soleil Room with a 4 poster bed (160x200) and 2-3 singles with a beautifully equipped bathroom. Period wardrobe and chest of drawers, table, chairs, clothes valets. 45sqm and has been classed ‘3 star’. Colour-coordinated in a soft yellow colour. Soleil Room en-suite with bath, shower, 2 wash basins and WC. Bordeaux Room refined 2/3 person room (160x200 bed and a 90 bed). Period wardrobe and chest of drawers along with clothes valets. Colour co-ordinated with ivory and claret. Bordeaux Room en-suite with shower, WC and basin.
Mer and Montagne Suite bedroom 1: double room (140 bed) and an ivory, white and red colour scheme and a room with 2 singles (2x90). Bedroom 2:Has 2 x 90 beds and a light blue and white colour scheme. Mer and Montagne Suite has an en-suite shower-room with a 120x80 shower, WC and 2 basins.

 

Notes on accommodation
The rooms are well equipped, heating, hairdryers and good beds. All bed-linen, towels, bathrobes and beach towels are supplied. We provide a satellite TV area, tea and coffee making facilities along with a fridge for cool drinks, baby food, picnic food etc. We also provide free phone to UK, Wifi, and Table d'Hote French Cuisine using fresh local produce. We have air-conditioning, heating and log fires.
We have a school-room at the far end of the house where guests come for courses.

Accessibility
This property is adapted for wheelchair access in the barn conversion Bed and Breakfast and self catering barn. Guide dogs very welcome and well-behaved dogs welcome. Special food needs catered for. Cot provided free.Wheelchair access en-suite bedroom ( 2 singles or 1 x 180cm bed ) with Italian wet room.Kitchen is wheelchair friendly and is recommended by tourist board and ' Handicap et Tourisme'. This is the French organisation that certifies disabled accommodation.

Outside
We have great parking, electric gate and video camera door bells. The garden is 1800sqm and is fenced in. The pool 8x4m (flat bottom..1m57 deep) is fenced in and is facing south surrounded by Plexiglas panels and white stone walls, a real heat trap so the water is warm (usually 25/27°C ). There are sunbeds and hammocks. The pool has the new legal gate (child protection) and is only used by the B&B guests and ourselves. There is a 35x7m long patio, a herb garden terrace, a lawn, 4 sitting areas with garden furniture. A BBQ area near the 14 seat table under the pergola. The rose garden is between the pool and the house. Our guests can see the pool from the patio as it is near the house not lost at the end of the garden!

Coast/Beach
We are 56km from La Rochelle beach which is in the town and is nice because you can spend a day in the old taon and then go to the beach. Good parking near beach. We are 69km from Catelaillon beach, a typical seaside town. We are 84km from Royan beach a big seaside resort town.

Golf
There are golf courses in Niort par 71/18 holes (25km), Saintes par 68/18 holes (45km), Royan par 71/18 holes (58km).

Special interest holidays
Being from an Anglo French food and wine loving family (lots of family recipes!) and with a gourmet French husband, I have always been interested in (and eating!) good food. Having to entertain a lot for my former business I received quite a formal cookery upbringing. Living in different countries and regions has really let me discover so many tastes, flavours and ways of cooking and my greatest pleasure is sharing these so I have started giving cookery classes. Many people want to learn how to organize their cupboards so they always have ingredients for a quick and tasty meals, others want to do French cooking, prepare foie gras and seafood, others want to be able to entertain and learn the art of table setting, choosing the wine and making a refined meal without panic and stress. Let me help you! We do ½ day and day courses and then we eat the meal in a happy relaxed atmosphere with a good bottle of wine! I adapt to your needs.We have a meetingroom for companies. Ask for info.

La Rochelle airport is 65km. Bordeaux airport is 104km. Angouleme airport is 80km. Poitiers airport is 102km. Car hire is available. We can do a pickup service for long stays or house-hunters.

Distances
1 mile from the next village which has a bakery, post office, restaurant, hairdresser, doctors, dentists, physiotherapists. Near to St Jean D'Angely with it's historical centre, good restaurants, market place cafes and river. Dampierre castle is a couple of miles up the road with it's medieval moat, lovely! Niort has its old tower and river. Saintes has old abbeys, Galloroman arenas, river and a lovely historical centre. La Rochelle has a lovely port and buildings. Pognac and Pinneau caves.

Further details
We are near to good food and shops, but also the cash machines. We are near enough to the towns to have everything but in the countryside so you can relax! Let us help you plan your stay as there is so much to do! We have loads of tourist brochures and maps...

Booking notes
We ask for 50% of the cost on booking. Our guests can print off the rental contract, sign it and send it back, thus confirming your booking. On arrival we ask you to pay the remaining amount of your stay (thus complying with the French Location contracts) I shall give details. About the owner
Well, here goes! I'm Alison (FrancoBritish) and my husband is Cedric (French) We have 3 sons all over 18, and Dizzy, our Gordon Setter (suits her well!). I was a teacher/translator, did interior design then trained to become a therapeutic consultant for a pharmaceutical company (14 years of it)My husband is a GP in the next village. We both love eating and entertaining our family and friends. We come from a 'cookery background' and were brought up with good food and wine. I have a restaurant licence. I have a Cognac and Pineau alcohol licence(a local wine and Cognac drink). I teach cookery and languages, this has become part of my life at 'Les Petits Pres' (Little Meadows B&B). We try and give our guests a warm home from home feeling, staying in an authentic French family home. Voila!

Why the owner chose a guest house in this location
My husband's family comes from the SW France and when we met here (I was working here), he decided to settle here. We both love the fact that we can do everything here, we have the sea and the rivers, as well as lovely cultural aspects, good food and good weather, not too hot and dry in the summer and not too damp in the winter. This is a great climate, everything seems to grow in our 'veggie patch' and garden, olive trees, aubergines, strawberries, tomatoes of all shapes and colours, and we have had our first figs, lemons and peaches. Quite a few people come to relax here and then extend their stay as the feeling here is so relaxing without being cut-off, come and see for yourselves!

Unique benefits of the property
We have managed to keep all the authenticity of a large French family property with all the beams and stonework without being dark and dingy and uncomfortable! We have made bathrooms with solar water heating, decorated with good taste and quite chic but in no way the normal insipid B&B decor. The fact that we are French and British has helped enormously as you know you are staying in a real French family house and eating real French food and having no communication problems. Having a lot of space, everyone says that it's "nice to be able to meet up or keep ourselves to ourselves"
