Two apartments, one second floor and the other third floor, in a new development above Mandelieu-La -Napoule with panoramic sea views overlooking the Esterel hills. These two very well appointed apartments are available to be booked separately or jointly. Surrounded by fabulous mountain scenery and nature trails, the apartments are private and secure yet only 30 minutes drive from Nice International Airport and 5 minute the beach, town, shops, supermarkets, restaurants and golf courses of Mandelieu. Residents swimming pool and easy access to the ski-ing areas of Grasse. The Riviera resorts Cap d'Antibes and Nice to the east and the rocky coast of Frejus and St Tropez to the west are easily accessible by rail or the nearby A8 motorway. Mandelieu-la-Napoule is the capital of the 'mimosa country' on the banks of the Siagne River. Within easy travelling of the other Cote-d'Azur resorts, the town is well served with shops, supermarkets and inexpensive quality restaurants and bars.

Please note prices include all linen,towels (except beach towels) and an end of stay clean, normal use of electric, gas and water and the services of our local agent to meet and greet. The above prices do not apply to Christmas and New Year which are subject to negotiation.

Check in is between 4pm-7pm after 10pm - an extra 20 euros is charged locally and check out is 10am - before 7am - an extra 20 euros is charged locally.

Changeover day
Changeover day is Saturday but this can be modified in the low season subject to availability.

This very well appointed apartment has 1 double bedroom and 1 twin bedroom, both en-suite.
There is a large lounge and dining area with large sofa bed. From the lounge there is access to the 39 square metre terrace through 2 sets of patio doors.
The apartment has been planned and designed with high quality furniture, fittings, bedding and linen by Arighi Bianchi of Macclesfield. The lounge and dining furniture is a tasteful blend of leather and marble.
There is a twin bedded room and a double room. The handmade mattresses by Burgess of Manchester in both bedrooms and the large sofa bed provide extreme comfort. There is colour TV Sky and Cable, DVD/CD and radio.
The extremely well equipped kitchen has fridge freezer, electric oven, microwave, gas/electric hob, dishwasher, washer/dryer, a small breakfast bar and access to the patio.

Outside
The complex at Le Grand Duc has 24 hour manned security and access to the apartment block is by videophone. The apartment has a large south and an east facing terrace which offers sunbathing or shade. The terrace is furnished to enable outdoor dining in the warm days and nights of the Riviera. Each room in the apartment opens on to a terrace. Residents have exclusive use of the large swimmimg pool, its terrace and excellent changing and showering facilities. On the estate is the very well equipped Le Club. The club offers a gymnasium, health and fitness circuit, tennis, boules, table tennis, a 25 metre outdoor pool and a large sunbathing terrace. A fee is payable locally for use of Le Club facilities.

Coast/Beach
The sandy beaches of Mandelieu are a 5 minute drive from the apartment. The beaches are well served by shops, restaurants. Water sports, scuba diving and sailing are also provided.

Golf
In Mandelieu there are two excellent golf courses. The Riviera Golf Club and the Old Course Cannes Mandelieu.

Riviera Golf Club.
Built during the 1990s, Riviera Golf was designed by Robert Trent Jones Senior. Mostly level with some hills and lakes. This is an 18 hole, par 72 course of 5,736 metres with practice tees and putting green.

The Old Course, Cannes-Mandelieu.
Inaugurated in 1891, it is the oldest course on the coast. A very beautiful course lined with umbrella pines around the Siagne River. During the course of a game, you even have to take a short boat ride. This is an 18-hole course of 5,676 metres, par 71, complete with a 9-hole course of 2,409 meters, par 33. There is a good practice area and a lovely old world clubhouse.
There are many other Golf Clubs in easy travelling distance:Three around Mougins (15 mins) including The Royal Mougins (home of the Cannes Open), This region is very well served by excellent courses.

Travel
Junction 40 of the A8 motorway is only 4 kilometres away. This means that Nice International airport is only a 30 minute drive away. Car Hire is recommended. The local railway station at Mandelieu is next to the beach and provides access by rail to Cannes, Nice, Monaco and Italy to the East and Frejus, St. Maxime, Agay and St Tropez to the West.

Distances
The centre of Mandelieu is only 3 kilometres away and the beach only a further one kilometre away. Cannes is only 12 kilometres away. Nice is a thirty minute drive away.

Further details
Mandelieu La Napoule is well served with many excellent restaurants, pizzerias and bistros. The excellent supermarkets of Geant and Casino are a 4 minute drive from the apartment as are the local shops, boulangeries, butchers, deli, pharmacies, hairdressers, clothes shops, casino, hotels, bars, cafes. River walks, gentle hill walks and parks with childrens activities are all nearby. The Chateau de la Napoule open to the public.

Water sports can be found along the coastal routes and there is tennis in Mandelieu La Napoule. For families a ten minute drive to Cannes le Bocca will take you to go-karting, quad biking and laser quest.

Booking notes
Deposit: A 25% deposit is required which is non-refundable. The balance is payable 8 weeks before arrival date. A security deposit of £250 is to be paid with final payment which is returned within 30 days of departure.
Cancellation Charges:
8 weeks before arrival date: 25% of rental.
4 weeks before arrival date: 50% of rental.
2 weeks before arrival date: full rental.
