La Billauderie is a traditional early 19th century stone-built Girondine farmhouse set in 7 acres which is available to rent year-round. It has been fully refurbished, blending many traditional features with modern kitchen and bathrooms. It accommodates 10 people (plus cot) and has 4 bedrooms and 3 bathrooms. The large, private 12 x 6m swimming pool is set in the midst of the garden with views over the adjacent meadow and surrounding mature woodland. It has a salt system, making it easier on the eyes and nose. La Billauderie is situated in a small hamlet of 3 houses between the ‘bastide’ market towns of Monsegur and Sauveterre in the heart of the wine growing area of Entre deux Mers. It is approximately 35 minutes from St Emilion and 55 minutes from both Bordeaux and Bergerac airports. There is an ‘Auberge’ accessible via the woods (by adults and older children) with bakers, butchers, cafes, restaurants, and supermarkets in the nearest two towns which are 5-10 minutes drive away.

Notes on accommodation
The property is situated at the end of an access lane with no through traffic and the land is several hundred metres from the nearest road. It was refurbished in 2008 and has retained period features but with fresh and neutral decor and furnishings. There are nearby neighbours but the property is not overlooked. The kitchen and bathrooms are bright and contemporary. All of the bedrooms are generously proportioned with space for additional cots (1 supplied). Three of the four bedrooms have built-in wardrobes. The reception rooms are large with stone fire places and exposed stone.
Accessibility
The ground floor including bedroom (no 4), WC and bathroom can be accessed without any steps (nb shower is over bath). They are not however specifically adapted for disabled use.
Outside
7 acres of land (mixture of garden, meadow and woodland). Various stone outbuildings. Large private pool (12 x 6m) with salt-system and Roman steps. Pool heated from late 2012 (tbc) (weekly supplement). Generous tiled sun terrace surround with solar pool shower. Pool alarm and security cover. Sun loungers. A south and west facing patio (7 x 5m) adjoins the house with a large built-in BBQ. It has a shaded wooden pergola and provides a clear view down to the pool. 10 seater table and outdoor chairs. There is a copse of willow trees offering a shaded area in the garden. There are a number of toys suitable for young children including slide, sand table, sit-on vehicles and pool inflatables.
Coast/Beach
Lakeside beach with childrens outdoor playground and cafe, 25 minutes drive. Arcachon and atlantic beaches approximately 1 hours drive.
Golf
2 courses within 35 minutes, including Chateau des Vigiers which also has a spa offering a wide range of treatments and a restaurant.
Travel
Bordeaux and Bergerac airports 50mins to 1 hour away. Car essential. 8 hours drive from Calais.
Distances
Castelmoron d'Albret 3 mins drive. Monsegur 7 mins. Sauveterre 10 mins. St Emilion 35 mins. Bordeaux 1 hour.
Further details
Bar, bistro and baker 3 minutes drive. Auberge (rustic restaurant) 2 mins drive or walk through woods. Monsegur (7 mins drive) has a weekly market and summer night market and most amenities. Sauveterre has a large supermarket and all amenities. Wine tasting is available all around and a visit to St Emilion is particularly worthwhile. Sauternes and Monbazillac are easily accessible. There is a long-distance cycle path starting in Sauveterre whcih goes all the way to Bordeaux.

Why the owner chose a home in this location
When we looked at buying in France we were keen to buy somewhere that was within a day's drive of the Channel ports and well-served by airports (including a schedule airline - BA). The area sells itself - it is green but with very warm temperatures in summer, but without the baking heat and Mistral of the south. Being in or close to a wine region was important to us (having St Emilion and Sauternes within 30-40 minutes in addition to the local wines is a real bonus). What sold the property was the combination of being away from a road, a beautiful stone-built building with almost too much space and a rural location where the children can play and explore as they get older.
Unique benefits of the property
The property is at the end of a lane and aside from the (solitary) neighbours there is no traffic. There is about 7 acres of land to explore - being mainly meadow and woodland. There are apple, cherry, plum, walnut and fig trees which provide a decent crop throughout the summer and autumn.
