We have owned this 3 bedroom gite near Ranes, Lower Normandy for over 18 years. We have lovingly restored this beautiful granite Normandy farmhouse, into a great holiday home nestled in the Normandy countryside and have decided to share our holiday accommodation with others, since we are fortunate to own 2 holiday homes and of course cannot be in two places at once. We have children and are therefore tied to school holidays, so we would like to share these lovely properties with like minded people. These are our 'homes', not just holiday homes. The farmhouse retains it's rustic charm, whilst the barn has a contemporary feel. Outside there are 3 patio areas including BBQ and garden furniture. A grass area and parking for several cars. The holiday home is one hour from Ouistreham (Caen) it is a perfect base for exploring the local countryside, markets, chateau and the coast. Perfectly laid out for 2 groups wishing to holiday together whilst retaining independence and privacy.

Notes on prices
The prices in UK pounds are negotiable for time of year & occupancy-the above is for a guide, it shows the 'from price for to 2-4 people', July and August £400-£450,the rest of the year £250-£350. The higher figure is for occupancy 5-8. Less than 7 days is possible sometimes. Linen, cleaning and heating(electric/logs) included. Longer let discounts are available, including 10% discount for second week at certain times. Email or phone to discuss. There are no hidden extras or 'damage' deposits.

Changeover day
Saturday is the preferred day. Arrival after 2pm and departure by 10am. We can be accommodating if these times are difficult, but by arrangement only.

Kitchen: Kitchen 1 cooker, hob, fridge, freezer, washing machine, dishwasher, microwave as well as kettle, toaster coffee machine. Kitchen 2 double oven with halogen hob, fridge, kettle and toaster. You can choose which kitchen to use.
Utility Room: Cave (store area)with wood, toys etc. The washing machine is inside.
Living Rooms: Farmhouse living room,granite fireplace, 3 sofas (2 double sofa beds), TV, DVD, video English/French Satellite, free Wifi, phone, table, 4 chairs, books, toys, Living room 2 - 3 sofas (1 double sofa bed), dining table for 6, Superb CD player, TV/video.
Other: Look at the photos, La Balayrie is unique with it's beautiful beams in it's A frame structure, with a spectacular barn living area and mezzanine. Granite fireplace and walls in the farmhouse. Bedrooms upstairs open up to the ridge with exposed beams.

Towels and linen provided at start of week, subsequent weeks by arrangement. Property cleaned before holiday by local English caretakers. Welcome pack.

Notes on accommodation
In the summer the house is lovely and cool due to it's granite walls.However the farmhouse has a wood burner, which heats the house beautifully, should the weather not be kind. There are electric radiators in every room. The barn has programmable, modern electric heating - we can even telephone through to turn the heating and water on. We have 2 children and they have been going to La Balayrie since they were babies - we have a good supply of entertainment there, and plenty of space inside and out, whatever the weather. The farmhouse has the original steep stairs, so care needs to be taken here - we have multi height hand rails.
The surroundings can be enjoyed from every aspect so the sun can be followed all around the house.
We now have a trampoline with enclosure and a swing.

Accessibility
There is a bedroom and bathroom on the ground floor in the barn but wheel chair access is not possible as there are steps at each door.

Outside
The house is in grounds of one acre, there are three patio areas, with two sets of garden table and chairs, and odd chairs and swinging seat. BBq, trampoline with enclosure and swing.

Coast/Beach
The coast is one hours drive away. Along from Ouistreham there are some wide sandy beaches, which never seem to be very busy. At la Ferte Mace there is a fresh water lake, with beach and play area. The afternoon sessions have a lifeguard supervising the swimming. It is shallow and our children love playing there. There are pedalos - windsurfing, sailing, fishing, lovely walk around the edge. Mini golf, go karts to hire. The best thing is that it is free, parking is free and there are no queues.

Travel
We always travel by car, by ferry due to our proximity to Portsmouth and Caen. We allow one hour to drive between Ouistreham and La Balayrie, but this is usually at a time when there is little traffic around Caen. The use of a car is necessary. I can offer some discount through Brittany ferries, ask for the code. Use viamichelin/AA/RAC to plan route from your port of entry into France. I can give paper directions from near Ranes to the house.

The closest village is Ranes, approximately 2km away. La Ferte Mace is about 12 miles away.

Further details
Ranes has a bakery, charcuterie, pharmacie, huit a huit (8 til 8) - like a Tesco express - has a bit of everything - but does have a butchers counter -the meat is very good and the sausages are excellent - for BBQ or normal meal. There are 2 hotels with restaurants, A restaurant and two bars. There is a post office and a cash point to get those euros. There is a park with a tennis court, outside table tennis, mini golf. Football area, basketball and small play area. You may be 'lucky' enough to be there when Ranes hosts horse racing on a Sunday - it is quite a spectacle - not something we have here - as they are racing horses with small 'carts' behind - 'trotting'.
There is also a fishing lake which can be used by the public - day tickets can be purchased at the lake or at the 8til8 -trout caught can be eaten, there and then if you wish.

Booking notes
When aholiday has been agreed, we request 30% deposit to be be paid, by internet/phonebanking, cheque or paypal. The balance is due 6 weeks before the start date of the holiday. The rent is in pounds. We have a euro bank account if needed. We do not taking security deposits as it just creates work, we hope that guests respect our home and replace anything that is broken or a contribution is offered. We recommend cancellation insurance. In winter we ask for £25/wk towards heating the barn area.

They were very helpful when one of my friends broke her ankle. Ann was able to find out how my friend was after she had her operation. About the owner
We are a family of four, we have 2 boys aged 11 and 15. We live in a cottage in the New Forest which we restored over 3 years from 1984 and have subsequently extended - a home which we love and are unlikely to ever sell. We both had careers but enjoyed restoring our home so much that we carried on developing in the UK and renting out properties. It is now our means of income and way of life. Normandy was a challenge, but having spent all our holidays there it doesn't owe us a penny really. The chalet in Switzerland was bought as a result of repeatedly visiting the same village year after year and wanting to be independent of rentals. Our business allows us to spend the school holidays away, but we can only visit one place at a time and the boys want the sea in the south at the moment!

Why the owner chose a home in this location
After finishing the cottage and deciding we would never move, we needed another project. We spent a year searching the area of Normandy and eastern Brittany. We chose this area as we wanted to have the choice of ferry ports and routes and also no more than around 2 hours drive. We were specific in that we wanted beams, granite and peg tiles and lovely countryside. We didn't want a property which was too remote. The house is an easy drive from Ouistreham for us and is close to a village with everything that you need for a short stay and with larger towns close by to meet other requirements. It is far enough from the hustle and bustle of life without feeling vulnerable when the house is empty. We love the large skies and the rolling countryside with it's real farms and Normandy cows.

Unique benefits of the property
The property is close to the village of Ranes which has a butcher, baker, pharmacy and small convenience store. It also has a couple of hotels, restaurant and 2 bars. There is also a tennis court and children's play area in the grounds of the chateau of Ranes. It's main advantage is that it is great for either 2 families or groups sharing who want some independence and privacy. It is effectively 2 homes, but whether you are 2 groups or one - you get the whole building. I would hate to rent a gite and find that you were sharing the garden/patio with another family - so rather than look to earn as much money as possible , we have chosen to offer incredible accommodation for a fair price and it is totally 'detached' so it can be enjoyed on your own. There is incredible space inside and out.
