This property is suitable for a couple or a family with one or two children.
Set at the head of an English-style garden of 3000 square meters our spacious gite is independent from the main house with its own path and a private terrace fully furnished with table and chairs and barbecue.
Available for letting from the beginning of April until the end of October.
Comfortably furnished and fully equipped, the sleeping accommodation is in one very large family room, formerly the hay-loft, with curtains and screens dividing the sleeping areas in order to preserve the massive volume of the room. There is a supplementary king-sized bed settee in the adjacent sitting-room.

Notes on prices
Payment is accepted preferably in Euros.
Discount of 5% is applied on the second week for 2 weeks rental. For 4 weeks, the reduction is applied once (on the first 2 weeks).

Saturday from 4pm. Check out at 10 am
Notes on accommodation
The apartment is fully equipped for permanent living. Constant hot water is delivered to kitchen and bathroom and the rental price includes all energy costs during the summer months. Central heating can be made available at extra cost. The kitchen is decorated in bright colours and the colours become more muted as you approach the huge bedroom.
Accessibility
Not suitable for people with mobility problems or toddlers; access to the upstairs accommodation is by an open wooden staircase. A stair guard is available if needed for younger children. The one bathroom is on the first floor.
Outside
The gite has its own extensive terrace and garden, with ample dining furniture, a gazebo and a 3-seater garden swing. A portable BBQ is available.
Children's swing (under 8), see-saw and various games are also available, as well as nautic games for use in the swimming pool.
Private drive to the gite and ample parking available for guests' cars on the car park.
Guests have access to the pool (10m x 5m), heated, fenced and lockable. The pool opens on 1st of May and closes on 30th October.
The safety instructions of the swimming pool are signed by the guests issued with the rental contract.
Coast/Beach
The beaches of St.Georges-de-Didonne, Meschers, and Royan are 30 minutes drive in normal traffic conditions.
All are suitable for families with young children with good facilities. North of Royan the Cote Sauvage and the Grande Cote offer fewer facilities but more exciting Atlantic waves.
Golf
There are 2 golf-courses within less than an hour's drive, north of Royan and north of Saintes. Also La Palmyre by the seaside (55min); Cognac Golf Club (30 min); La Rochelle (1h); Saint-Palais-sur-Mer (45 min); Saint-Laurent de la Prée (50min)

You will enjoy discovering the wine region - Charentais wines, Cognac and Pineau des Charente - as well as a very tasty cuisine, especially seafood and fish.

The nearest channel port is St. Malo with Brittany Ferries (4 hours, dual carriageway or motorway all the way). Ryanair flies Stansted-La Rochelle (1 hour drive). BmiBaby flies Manchester-Bordeaux (also 1 hour drive). FlyBe flies from Manchester and Southampton to La Rochelle. Easyjet flies from Luton to Bordeaux
A car is essential as there is virtually no public transport in this area.

Further details
This is an area rich in history, on the mediaeval pilgrim route from Northern Europe to Compostello. Romanesque churches abound. There is good music, especially in Saintes and the villages, ranging over all genres. The area is geared to providing interesting tourist attractions with lots of local events, art exhibitions, and sporting events.
Gemozac and Pons have their own racecourses, Cognac its Blues Festival, Saintes its Festival of Music in July, and the Festival de la Paix, where folk-groups from all over the world assemble to make music together.
Bikes can be made available. Tennis is available in the village by arrangement. Fishing is available locally. This area is renowned for its sunny climate.
Booking notes
Booking form (in English), terms and conditions and swimming pool safety instructions to be completed and a non-returnable deposit of 25% is required on confirmation. Balance due at least 6 weeks before arrival.
A 250 € breakage deposit (returnable) is required in cash at the beginning of the stay which will be refunded when leaving, if the apartment is left undamaged and clean.

About the owner
This typical XIXth Century “Charentaise” was built around 1890
We have been the owner since mid-2011. The property has belonged to an English couple since 1992 who have been developing it ever since...
Our strong bond with England has existed for over 50 years and our English family is regular guests to the main house.
We have recently moved to this area after 10 years living in Béarn near Pau.
Why the owner chose an apartment in this location
We were looking for a holiday home for our Anglo-French family and friends.
It had to be not far from an airport (La Rochelle), near a train station (Saintes) with a TGV connection (Angoulême) and near the motorway (N10) from Paris.
We wanted to be near the sea, and south of the Loire, where there is a marked climate change. We like this area which is rich in cultural activities such as festivals. The climate here is the second sunniest area of France. We do get rain and strong storms from the Pyrenees, but they clear quickly and the heat builds up again. Winters are very soft.
Unique benefits of the property
We are at the heart of a lovely village surrounding by a nice environment. This house was the main house of this small community, and its “charentaise“ architecture reflects its importance. The previous English owners have developed the field into an English-style garden and the pool adds to the pleasures. There is often no sound save that of the birds!
Although we are in the heart of the country-side: 5 minutes' drive of Gemozac and Pons, 20 minutes’ drive from Saintes. Saintes is an important cultural centre, with a renowned Festival of Music in early July, and a program of colourful and interesting events throughout the summer. For those who want to taste the wonderful spirit, Cognac is accessible with 30 minutes drive. There are many leisure activities in the area.
