10 minutes drive from Perpignan and the sandy beaches of Argeles sur Mer, CLos st Benoit is a traditional Maison de Maitre built in the late 1800's with palm trees in the garden and surrounded by fields and vineyards. From the bedroom windows are stunning views of the mountains. The historic town of Elne is 3 minutes away by car with a market, shops and ancient ramparts and the traditional Catalan village of Corneilla is just down the road with wine producing chateau and bakery. The house is great for large family groups, who also like a little space sometimes! There are things to amuse all age groups in the house and the dining terrace and BBQ allow long lazy mealtimes. We like to have all our home comforts when on holiday and there are all modern appliances provided, UK tv and plenty of books, games and dvds for the odd bad day. Nearby are several seaside towns and spain is only 20 minutes away.

Our changeover day is saturday, Arrival after 4pm and departure 10am. We can be flexible about the changeover day - especially out of July and August.

Living Rooms: Large lounge, approx 7m x5m with triple aspect has comfortable seating for 10 +. LCD TV with dvd player and UK free view channels. Wireless broadband. Selection of books, dvds etc. Formal dining room has table that seats 12 + extension.
Other: Large games room on 2nd floor has full size pool table, table football, sofas etc. Triple aspect with windows looking over fields and mountain.

Notes on accommodation
The property is very suitable for family groups of all ages and families holidaying together. The bedrooms divide themselves into 3 separate wings, two on the first floor and one on the second floor. With the games room, large ground floor space, pool and outside areas the house affords plenty of for everyone to spread out. Due to the age of the house it has extremely thick walls so it is always cool, however we do provide fans in all bedrooms. Hairdryers are also supplied. We do have travel cots and highchairs should they be required. Our own children have grown up in the house since they were babies and it is particularly suitable for pool lovers and young teens with travelling with family - our own are between 7 and 14! The bedrooms have all been refurbished and have large comfortable beds either metal or traditional bateau lit style. Each wing has a bathroom with shower attachement, wc etc, there is also wet room on the 2nd floor for devoted shower fans.

Accessibility
Due to the age of the house, only the ground floor is wheelchair accessible. The garden, pool area and downstairs wc are all on a flat level, but there are no downstairs bedrooms.

Outside
The house has a private pool, 8m x 5m, with deep steps for non swimmers to rest on. This is situated on the right side of the house in a large, private, gated and walled sunbathing terrace with sun loungers. There is night time lighting for the pool area and a solar shower beside the pool. This area can be accessed from the French doors in the lounge or the garden. On the left side of the house is a Summer kitchen with BBQ and dining terrace that is accessed from the kitchen or the garden. To the front of the house is a Mediterranean garden with palm trees, lemon trees and benches to sit in the shade. There is space here for a game of boules or badminton. The house is situated behind a high wall and has large double gates to the front, so children can play in safety away from the pool whilst the adults have a glass of wine from the award winning chateau situated in the nearby village of Corneilla. There is parking for 4 cars outside the house.

Coast/Beach
The nearest beach to the house is at St Cyprien, which is 10 minutes drive, there is also a port, bars, restaurants etc there. The biggest resort is at Argeles-sur-mer which is a 15 minute drive. Argeles has a huge sandy beach, lots of family activities, bars and restaurants, shops, the port for fishing, boat trips and water sports and the boho area of Le Racou. The famous artist colony and fishing village at collioure is about 20 minutes drive and a must do for dinner, drinks or shopping.

Golf
The local golf course is St Cyprien which is situated about 5 minutes drive from the house. You are able to hire equipment.

Skiing
The mountain of Canagou and the Pyrenees are visible from the house. The nearest ski resorts of Les Angles and Fort Romeau are about 1 - 1.5 hours away. Andorra is about 2-3 hours drive. In recent years the ski season has been very good locally and the resorts offer ski rentals, ski school, a good selection of pistes and the possibility of a short break to ski during a February or Easter trip to the Perpignan region.

Special interest holidays
We do not offer special interest holidays ourselves but can put you in contact with English speaking artists etc who run ceramics and painting courses and wine tours.

Travel
Perpignan Airport is approx 30 minutes drive from the house and Girona Airport is 1 hour. Both are served by Ryanair, flybe, thompsons etc. Other airports within 2 hours drive are carcassonne, Beziers, Nimes, Montpellier, Barcelona. Perpignan is about 1000 km from Calais. Although all the resorts, towns and activities are easily accessible from the house, a car is essential as public transport is limited as are taxis.

Distances
The town of Elne is 2 or 3 minutes drive from the house, the village of Corneilla is the same. Carcasonne and Narbonne are approx 1 hours drive and Figueras, Roses etc in Spanish Dali country are 30 minutes over the border. The village of Ceret in the hills with its Picasso Museum is 30 minutes away and the yellow train winding into the mountains from Villefranche is 45 minutes away.

Further details
All the local towns have regular market days, Elne also has a very good Champion supermarket which has everything you need. Corneilla has a boulangerie, general store, pharmacy and the Chateau where you can taste and buy their award winning wines. On the outskirts of Perpignan, about 10 minutes from the house is an Auchan Hypermarket, Perpignan itself has lots of lovely shops and bars situated in the old town by the river. In the other direction, on the outskirts of Argeles is a carrefour supermarket (and Mcdonalds) and Argeles has a twice weekly market. For restaurants, any of the seafood restaurants or pizza places in Collioure and the excellent Le Dali. In Argeles beach, La Reserve has the best seafood and Austral the best pizza/pasta. In Le Racou, we love to buy sandwiches from the baker, chips from the tiny restaurant next door and have a picnic on the beach. In the evening, we often depart for a casual dinner at the pizzeria or a more lively evening at Val Marie which is dutch run and has good, international food, often with enertainment. In Argeles and Collioure there are landtrains to tour the sights and it is possible to hire bikes, ride horses, go scuba diving, go wine tasting, tour the castle in Collioure, go walking in the Alberes, investigate the local art history and Catalan traditions, visit Dali's Museum or house just over the border in spain - or pretty much anything else that takes your fancy.

If you are interested in booking the house, please email or telehone us and we will issue you with a booking form, this and the 25% deposit are required to confirm the booking. Payment in stirling by bank transfer or cheque. The final balance is due 8 weeks before the holiday date. Usual change over day is saturday but we will conider other days, long weekends etc. For smaller groups we will consider a discounted rate.

About the owner
I live with my husband and 3 children aged 8 - 15 in Kent in England, where we run our own business. We all love to travel but always spend summer holidays and half terms at our house in France, where my parents also have a holiday cottage right on the beach in Argeles, so they are big family holidays of three generations - plus friends. We have many friends now in France and love to catch up when we are there, as well as enjoying the space and relaxation of being in our much loved house. We bought the house in a case of love at first sight when our youngest child was a baby and she describes it as the best place in the world and where she feels is her real home.

Why the owner chose a home in this location
We were visiting my parents at their house in Argeles and fell in love with the beauty, history and space of the whole area. We started to look for an apartment with a local agent - who is now a close friend and still a local agent - but we fell in love with Clos St benoit and had to make it ours. The house is in a peaceful location with fields and lots of sky, but within 2 minutes we can be on the main road that leads to all the local resorts, amenities, towns etc. within 20 minutes, we can be at the beach, or perpignan for shopping trips, or the surrounding hills and fishing villages. Also the waterpark, vinyards, lake or spain. Because the house is not part of a resort town, it feels like a proper home, come summer or winter. There is always somewhere to explore, or just stay at home.

Unique benefits of the property
The property is very convenient for travel from airports in perpignan or spain. We provide hairdryers, pool towels, umbrelllas - all the things to make travelling light and easy. The house is especially good for family groups. because of the separation of the bedroom wings, the different living areas - both inside and out and the overall size of the house, everyone can have their own bit of space and not crowd each other, whilst still coming together for meals, drinks and swimming, pool tournaments etc. If anything, we always perfer the house when there are lots of people staying with us and sitting over a late dinner on the terrace with lots of local rose whilst the children watch a film or snooze upstairs and teenagers have a late swim is our favourite way to spend the evening.
