It is also available as a serviced let to larger families or groups during holiday periods with exclusive use of facilities and a choice of catering options. The house is equipped to an above average standard with good sized bedrooms and a variety of internal and external communal areas including a formal salon, a rustic loft lounge with original beams, a sunny poolside terrace, a large games room with bar. Ideal if you are planning a holiday with family or friends to mark a special event. La Maison Rose offers you your own private little hotel adaptable to suit your needs. Because we are a family run business, our discretion will allow you the space and independence to treat the house as your own whilst we remain available when needed to ensure your holiday runs perfectly.

Notes on prices
Prices indicated are for rental of the whole house with exclusive use of the guest facilities. They are based on our Chambre d'Hote tarifs with a group discount.
Supplementary catering options. 3 course evening meal with drinks €20 per head. One weeks half board €120 per head. Children (3-12 years) half price.
Changeover day
Having experienced the local flight tmetables we have agreed that changeover days should remain flexible. We can usually add extra days on top of a 7/14 night stay, depending on availability.

| Bathrooms: | Suites 1, 2 and 3 each have a private bath or shower room with basin and WC. Showers are 120cm/90cm, fully tiled with double shower heads and very good water pressure! There is also a large bathroom on the 1st floor and a ground floor cloakroom. |
| Kitchen: | Newly installed traditional style kitchen/breakfast room with granite surfaces, ceramic sink, range style cooker, fridgefreezer, dishwasher, microwave and plenty of sundry equipment. There is also a covered summer kitchen adjacent to the dining terrace. |
| Utility Room: | Large traditional French 'buanderie' with 10kg washing machine, ironing facilities and general cleaning equipment. Hosts provide laundering of personal items at no additional cost though guests are free to use these facilities. |
| Living Rooms: | Ground floor salon : cool and sophisticated, ideal for quiet reading and afternoon tea! Ground floor stable lounge, with TV and DVD and bar area 2nd floor loft lounge magnificent beams (careful some are quite low!) TV, HiFi, fridge for cheeses & pate. |
| Other: | The bar area connects the stable lounge to the wine cave. The 200m squared wine cave is used as a recreation area with Billiard (pool) table, Table tennis and very large TV and opens out onto the main exterior facilities. |

Bed linens and towels (for internal use only) are provided. Additional external 'beach' towels are available upon request for use around the pool (modest charge applies, yet reduced baggage for you). All cleaning and maintenance is included in tarrifs. |

Notes on accommodation
The accommodation is available to let for exclusive use by large parties of up to 18. Tarrifs include breakfast and one main meal (usually evening meal) per day, cleaning and laundry. These tarrifs are based on our chambre d'hote (letting of individual rooms/suites) pricing with a generous group discount. Guests benefit from being able to enjoy doing some self catering in their own private space without the pressure of constant shopping, meal planning cooking and cleaning.
Accessibility
The house is not specifically adapted for people with restricted mobility however the ground floor salon converts easily to a comfortable bedroom and the adjacent bathroom has a WC, large basin, bidet and bath with shower attachment. The 2nd floor accommodation has been converted from the original attic space and there are therefore some height restrictions in certain areas. However this is a small trade-off for what is in fact a wonderfully light and spacious area with a great deal of charm.
Outside
The main entrance gate is to the left side of the house on a quiet one way street (Rue Marcellin Albert). A wide gravelled entrance drive with enough space to park up to 6 cars and lined with lavender and vines leads onto the forecout to the wine cave and then down onto the paved sun terrace. The private swimming pool is fully tiled and measures 4m x 9m x 1.6m (max). It has an inbuilt jacuzzi and feature fountain and is floodlit at night. The covered dining terrace overlooks the pool area and is equipped with a large gas BBQ and teak dining suite for up to 12 people (additional tables and chairs available for larger groups). The front of the house is gravelled with a path leading to the front door and planted borders next to the boundary wall. To the right side of the house (main roadside), there is a winter sun lounge and
kitchen garden which are part of the owners private accommodation.
Coast/Beach
The nearest beaches are those in the Beziers/Agde area and they are between 15 and 30 minutes drive depending on whether you use the main routes, which can be very busy in the summer, or the handy back roads which we we can tell you about! Everyone has their favourite and we have had many debates with guests on the best all-around beach. There are also some excellent places to enjoy the sunshine and a swim inland (much less traffic at the height of the summer) along the nearby river Orb.
Golf
Golf St Thomas is on the outkirts of the village. This is a 72 par 18 hole course and is open all year round (5mins). There is also a course at the Cap D'Agde, about 15 minutes drive.
Special interest holidays
In partnership with the Velo Club Montblanc we have developed a special programme for cyclists including help with planning cycle routes, secure overnight storage of bikes, hi-carb breakfast/evening meal and optional afternoon tea. Contact owners for tarrifs and availability.
We are also partnered with the Cave-Cooperative de Montblanc to offer complimentary wine tasting (usually on-site in our own cave) evenings.
Our reputation for providing excellent quality and good value dining has led us to partner with a couple of guest chefs and develop a series of gourmet themed evenings including spanish (with flamenco dancing) Creole, Cuisine Normande and Mediterranean. If your holiday includes a special birthday or anniversary celebration, we are happy to arrange something special for you. A small supplement may be charged depending on your requirements.
Travel
The nearest airports are Beziers (12 minutes) Montpellier (40 minutes) Carcassonne & Perpignan (70 minutes).
A car is highly recommended for making the most of what is on offer in the area.
We are just 5 minutes from the A9 autoroute and the new section of the A75 (which will be completed before the end of 2010) has its own dedicated exit for Montblanc (about 4 minutes).
Distances
The village is equi-distant between Pezenas Beziers & Agde (about 8-10 miles) all well worth visiting for their charm, their history, their markets and their restaurants. Whilst you could visit a different beach each day of the week, you should not miss out on the wealth of activities and places to explore inland: The Canal du Midi, The gorges of the rivers Herault and Orb, Lake Salagou, the Roquefort Caves are all within an hour's drive.
Further details
During July and August all of the local villages in the area hold a series of 'fetes'. Residents and visitors alike are free to join in on the festivities which generally include live entertainment and dancing in the village square with a bar and sometimes fireworks display. Montblanc hosts a good number of festivals including the 3 day 'feria' (spanish themed) which usually takes place during the first weekend in August and of course July 14/Bastille day. Whatever dates you have booked we will keep you advised on what festivals are taking place in the area during your stay.

To book, contact owners by email to check availability. Reservations are secured upon receipt of a 30% deposit with balance due 6 weeks prior to arrival. We do request a modest security deposit to cover the inconvenience of replacing those inevitable accidental breakages.

About the owner
I moved from UK to France with my husband Greg and children, Eloise & Lawrence in 2006. I had already lived and worked in the country and spoke the language fluently but we wanted our children to be bi-lingual and to experience the benefits of adapting to a different culture. Greg, who grew up in Australia was content to move to a warmer climate! We are now well established in the village, I am a parent governor at the school, teaching French to ex-pats and English to French children and an active member of a local theatre group in Beziers. Before moving permanently to France I owned and ran a Tumbletots franchise in Hertfordshire and before that I worked for an international credit card company. I grew up in Hertford where my parents owned and ran a restaurant
