Our villa is set in over half an acre of wooded and terraced garden just outside the beautiful medieval village of Montauroux. There are stunning views from the all the rooms, balcony, terrace, garden and pool area, especially of the sun rising over the Esterel hills!! There are two bedrooms with double beds which lead on to a balcony and another bedroom upstairs with two single beds. We have two bathrooms and an en-suite toilet and washbasin to the upstairs bedroom. There is a large lounge with dining area, a spacious fully fitted kitchen and utility room. The pool is 10m x 5m and is fitted with an alarm to comply with French law. Our villa is ideal for those who just want relax by the pool and those who want to combine this with visits to the glorious countryside and beautiful local villages or the beaches of the Riviera and towns such as Cannes, Antibes and Nice.

Notes on prices
We give a 5% discount for a 2 week booking. There are no additional costs - electricity, bedlinen, laundry, cleaning, bath and beach towels are included. We require a deposit of 25% of the total cost to secure the booking. On receipt we block off the period on the website. The balance of 75% is due 4 weeks before arrival. A returnable deposit of £300 is required against possible damages with the 75% balance. We accept payment either by cheque or by electronic bank transfer.

Changeover day
Changeover day is Saturday. We ask guests to arrive between 14:00 and 19:00 so they can be met by our agents but other arrangements can be made if necessary. We ask them to depart by 10am so that the house can be prepared for the next guests.

Bedrooms: Bedroom 1 has a king sized bed and bedroom 2 a double bed. As the villa is set into the hillside these are on the ground floor at the back of the house but at the front are one floor up and lead on to a balcony. Bedroom 3 has 2 single beds.
Bathrooms: There is a bathroom with bath, shower cabinet and bidet next to bedroom 1, and a separate toilet and shower room with toilet and washbasin opposite bedroom 2. Bedroom 3 has an ensuite toilet and washbasin.
Kitchen: Fully fitted modern kitchen equipped with electric oven, ceramic hob, dishwasher, large fridge/ freezer, microwave. There is plenty of crockery, cutlery, pots and pans as well as kitchen equipment such as electric kettle, mixer and liquidiser.
Utility Room: Washing machine and drying area.
Living Rooms: Large lounge has French windows to the balcony with beautiful views of the hills. Comfortable sofas, dining table and 8 chairs, large Provencal fireplace. Television with satellite for European and British channels, DVD player, CD/radio, games and books.
Other: There is a conservatory / covered terrace with access to the balcony where you eat or just sit and look at the amazing views.
Cleaning/towels/
linen/maid service:
We provide bedlinen and 2 towels and 1 beach towel per person. These are changed weekly. Villa cleaned thoroughly before guests' arrival. Guests will be met by our agents who will be available should any problems arise during their stay.

Notes on accommodation
As the nights can be warm so we provide fans for each bedroom and the lounge. There are anti-mosquito devices. There is a gaz barbecue with gaz bottle for eating al fresco on the lovely summer evenings. We are unable to guarantee the internet connection from Orange - occasionally it is let us down for reasons which are beyond our control. Unfortunately we are unable to accept pets at our villa.

Accessibility
Unfortunately, the garden is not accessible for wheelchairs because it has several steps and sloping paths. The steps and balcony also mean it may not be suitable for young children.

Outside
The views from the house, pool and gardens are spectacular, especially of the sun rising over the Esterel hills. The villa is surrounded by a mature half acre garden which is not overlooked. It has many exotic plants such as yucca and aloe vera and a variety of trees including olive, oaks and palms. We have a boule pitch built by the previous owner - a game for all the family to enjoy! Our private pool is 10m x 5m, has wide steps and is fitted with an alarm in accordance with French law. There is also a thermal cover which keeps maintains the temperature of the water at night if the land temperature drops. There are plenty of loungers, chairs and parasols for lazing by the pool. For alfresco meals there are sunny terraces and also a covered area by the pool with a gaz barbecue and a fridge. At the bottom of the drive there is a carport for one car and a parking space for another car.

Coast/Beach
There are swimming and sitting areas around Lac St Cassien, a 5 minute drive from the villa, where you can also hire pedaloes. The beaches of the Rivieria coast are easily accessible by car. Within a 40 minute drive are St Aygulf, Agay, La Napoule (small sandy beaches ideal for children) and Cannes. At Antibes you can visit the Provencal market and the pictureque old town as well as the small sandy beach and the large marina. St Tropez, an hour away, can be reached by ferry from Cannes.

Golf
There are several golf courses in the area. Terre Blanche at Tourrettes, a 10 minute drive away, has 2 18 hole courses and many other facilities. Within 45 minutes there are courses at St Raphael, La motte, Grasse, and Mandelieu La Napoule. Further details can be obtained from the Montauroux tourist office.

Travel
Nice airport is a 40 minute drive and Marseille and Toulon airports about 1 hour 15 minutes drive.
The nearest mainline station is Frejus with TJV and Motorail connection (30 minute drive).
If guests decide to drive across France it takes about 12 hours from Calais though it can take longer in high season as the motorways get very busy.
To enjoy the area fully a car is essential as there is a very limited local bus service.

Distances
Lac St Cassien is a 5 minute drive. Montauroux village and other shops, supermarkets and banks - 5 minute drive. Fayence, the local market town, is a 15 minute drive. Grasse, famous for its perfume industry, is 15 kms. Cannes is 30 kms. Antibes is 30 kms. Nice airport is 40 kms. Gorge de Verdon and Lac Ste Croix 90 kms. Toulon airport is 110 kms. Marseille airport is 160 kms. Monaco is 50 kms.

Further details
Montauroux village which has several shops and restaurants, is 3kms away. There are boulangeries, a butcher's shop, fishmonger, bank and a large supermarket and several other restaurants a 5 minute drive from the villa. There are dozens of restaurants within a 15 minute drive catering for all tastes and prices. At Lac St Cassien you can swim or hire canoes and pedalos or just enjoy a good meal in a lakeside restaurant! Within a 15 minute drive are the picturesque villages of Fayence, Tanneron, Tourettes, Mons, Cabris and St Cézaire. Within 20 minutes drive is Grasse, famous for its perfume industry. All the villages and towns in the area have markets. Our favorites are at Fayence on Saturday mornings with smaller markets there on Tuesday and Thursday mornings, Le Muy on Sunday mornings and the daily (except Monday) produce market at Antibes. The surrounding area is excellent for walking, water sports and activities such as horse riding. The famous gliding school at Fayence is only a 10 minute drive away and lessons are available at a reasonable cost.
Antibes, Vallauris and Mougins have galleries and strong connections with Picasso, Matisse and other modern artists. There are numerous art galleries in Nice (50 minutes), Renoirs garden in Cagnes sur Mer, Matisse chapel in Vence (50 minutes) and the Cezanne gallery in Aix en Provence (1 hour)
An hour’s drive will take you to St Tropez, Monaco, the spectacular Gorge du Verdon (the deepest gorge in Europe) Lac de Ste Croix (the largest man made lake in Europe)and Aix en Provence. There are several special events locally including the Montauroux International Guitar festival in August with 3 free concerts each evening, free concerts at Jazz festival in Tourettes (10 kms) and many local concerts and fairs. Further afield there is the Antibes Jazz festival (July), the Cannes Film Festival and the Monaco Grand Prix (May). We have been visiting the area for 15 years and are still finding new places!

Booking notes
Please ring or email us to book or for further information. We kindly ask you to pay a non-returnable deposit of 25% to secure your booking. The balance and a £300 damage deposit is payable 4 weeks before arrival. We have never had to keep the damage deposit as we find guests look after our villa extremely well.

About the owner
We live most of the year in a small village in Northamptonshire but since buying our villa in Montauroux nine years ago we have gradually spent more and more time there. We love the area because there is so much to do and of course the climate is wonderful! Our villa is a real 'home from home' and we enjoy sharing it with others.

Why the owner chose a home in this location
For almost 20 years we spent our family holidays in various areas of France gradually moving south and eventually finding this part of Provence which offered everything we wanted - stunning scenery, beautiful villages, excellent walking areas, beaches and, of course, hot, sunny weather! we 'took the plunge' and eventually found our villa in Montauroux. We love the opportunity of relaxing and getting away from it all but also visiting interesting towns, villages, art galleries, concerts and festivals. Montauroux and the surrounding area combine a lively, friendly community with excellent restaurants, shops and markets. Buying our villa was certainly one of the best things we have ever done!

Unique benefits of the property
We are fortunate in having a delightful English couple who look after our villa. They meet guests on arrival and are 'on call' to give help and advice. Our villa is ideal for those who want to 'get away form it all' in a beautiful location. You can swim and relax by the pool, dine alfresco whilst admiring the stunning views, and lie in bed and watch the sun rise over the Esterel hills! For those who want to explore the area offers so much. Nearby Lac St Cassien, a local beauty spot, has swimming areas, pebbly beaches and pedaloes for hire. There are many local markets to visit and villages to wander round. Further afield are beautiful beaches, interesting towns such as Monaco and St Tropez and wonderful scenery at the gorge de Verdon. In fact there is something for everyone!
