The property is situated 3 miles from the bustling town of St Junien, a small rural French town that has 2 hypermarkets, a few mini supermarkets, restaurants, a Saturday market and the usual pattiserie, boulangerie, boucherie and other traditional artisan retails outlets. The property is located within an acre of grounds, with a secluded south facing private pool and loungers in the front of the house. There is a barn to the rear and inside the barn there is table tennis and a basketball hoop. To one side of the barn there is children’s play area with swings and climbing apparatus. The garden is fully fenced and safe for children, the swimming pool is surrounded by French law compliant safety fencing and a self closing gate. There is also a covered outside kitchen/BBQ area with seating for 8 plus and a decked 'lounging area'. There is an additional 6 seat table under cover by the kitchen door. All in all, a wonderful place to relax and enjoy fine food and wine.

Notes on prices
The house is available all year around but there will be a €150 per week additional charge on price negotiated for central heating. We will also do longer, or less than 7 day, autumn/winter/Spring lets for house buyers. Please email for prices and availability. Out of season prices are a minimum of €500 per week, if you want a Christmas or New Year week please contact us for pricing.
Changeover day
Saturdays. Arrive at 3pm earliest, depart at 10am latest.

| Bathrooms: | The bathroom situated on the first floor is recently refurbished, with a double shower and huge fixed rose head shower. There is a separate flexible shower head and WC. The cellar has a Victorian style pedestal bath for those longer more luxurious soaks. |
| Kitchen: | The fully equipped kitchen includes gas hob, convection oven, Smeg dishwasher, microwave, filter coffee machine and a tallboy fridge freezer. The kitchen can accommodate guests at mealtimes, although indoor meals call also be eaten in the spacious hall. |
| Utility Room: | The utility room is cleverly situated in the cellar and includes a sink and washing machine as well as storage and the lovely roll top bath with hand held shower. |
| Living Rooms: | The living room has a corner sofa to seat 5 adults and a comfortable chair with bean bags in the bunk room. There is a Denon CD/Radio with iPod connect, LCD TV and DVD player, with a range of Freeview satellite channels. There are also some board games. |
| Other: | There is a separate toilet on the ground floor and an additional toilet in the upstairs shower room. The house comes with free 1 MB wi-fi broadband access (unlimited) and free local telephone calls. |

Pillows and duvets are provided. Please being with you all linen, including tea towels. The property will be cleaned before you arrive and you must pay the keyholder €70 directly, to have it cleaned on departure. |

Notes on accommodation
Le Petit Pre is a four story house that was built in 1887. It retains many of it's original features and has been decorated in a mix of modern and vintage styles. As with many rural French houses, the hot water heating and kitchen cooker are supplied by canister gas and the toilets are flushed into a septic tank. The house has a heating system although we don't turn it on during the summer months as there is no need! There is free 1 MB wi-fi for guests usage. The house is suitable for children. We have a 8 year old and an 3 year old, and have enjoyed many holidays at the house with children of all ages. However, the stairs are very steep and young children do need to be supervised to ensure they don't stick things, or fingers, into electrical sockets.
Accessibility
This house is not suitable for wheelchairs or anyone with mobility problems.
Outside
Outside of the kitchen there is an external covered dining area that enjoys the evening sunsets, with a picnic bench that seats 6. Next to the barn there is a further covered outdoor kitchen for BBQ and other alfresco dining, with charcoal BBQ and gas 4 ring hob (canister gas). It houses a hardwood outside table that can comfortably seat 8 along with a decked area for lounging with 2 x armchairs and a 2 seater sofa.
Coast/Beach
Around the Haute Vienne and within a 30 min drive of the house are various lakes with beaches. The nearest 'Plan d'eau' or 'Place de Loisirs' is at Etagnac 5 mins away. The lake of Videix with water-sport facilities for hire is some 30 min drive away and the spectacular Lac de Paradoux, also with water-sports to hire is approximately 50 min drive away.
Golf
The 18-hole golf club is in a lovely setting. If you are one who views golf as a friendly, wholesome way to let off steam, you will feel perfectly at home at Golf de Saint Junien. To be sure, the course offers everything you need to perfect your handicap but there is no need to focus solely on golf. It's challenging course with matching facilities. What initially strikes visiting golfers is the superb location of the golf course. Newcomers to the site find major challenges in adapting to the hilly terrain. A different choice of clubs is required, different golf techniques and not least getting used to the strain on one's calves. Once these hurdles are overcome, the verdict is unanimous: a great course, magnificent views, a pleasant atmosphere and excellent service.
Travel
A car is essential due to the rural location of the property.
Limoges airports 20 mins drive. Flights from: Paris/Southampton/East Midlands/Liverpool/Stansted. Please contact owner should you require weblink addresses. Caen 4.5 hours drive. Cherbourg 6 hours drive. Calais 9 hours drive.
Distances
Local town St Junien 5 min drive. Rochechouart Chateau & local arts 10 min drive. Oradour Sur Glane (war history) 40 min drive. Bellac Outstanding beauty 30 mins. Lots of chateaus around nearby as the house is on the Route Richard Coeur de Lion. You will be staying in the heart of real France.

Up to 8 weeks – no cancellation charge. 6-8 weeks – 50% of rate refunded.

"Just a quick note to say a big thank you! We had a wonderful time staying in your beautiful French house. We were totally charmed by the house itself which was so characterful and spacious and so well equipped, we couldn’t have asked for any more. And as for the outside space, well it was fantastic, the pool was brilliant and the children had such a great time, managing to swim every single day. The outdoor eating areas were also great, my husband and father in law vowing they are now going to abandon their gas BBQ’s at home and return to a charcoal BBQ having used the one there. My in laws also fell in love with the cellar and now want to do something similar with their basement at home! The barn was also a big plus, my father in law and I got extremely competitive over the table tennis! And the kids loved the swings too! We had a great time exploring the area and had great weather too fortunately."

My husband is serving in the military and I am a writer and blogger. The house is our only house as we live in military quarters.
Why the owner chose a home in this location
We happened upon it by chance after seeing it advertised in The Sunday Times. We boarded a train to the Limousin via Paris, and journeyed to the property. When visited it - it was love at first sight. We put in an offer that was accepted and became french property owners.
