A 'Maison de Maitre' property divided into three apartments and located in the old part of the village near to the centre. It is within 30 seconds of an excellent restaurant, a cafe/bar and all necessary shops. Magalas is a popular town within 20-25 kilometres of excellent beaches, 15 kilometres from the Canal du Midi and rests in the foothills of the Languedoc National Park and its mountains. There are facilities for biking along the Canal du Midi and nearer Magalas the opportunity to horse ride, kayak and walk/hike. The property has a charming courtyard and terraces for outdoor eating. All the properties are different and offer varied features.

Notes on prices
Prices are for the property per week (7 days/nights) in sterling.
We do not require dates to be Saturday to Saturday.

For extra days (either on top of 7 days or if less than 7 days) there is a surcharge of 15% per day if the extra day is a weekday and 20% per day if the extra day is Saturday and/or Sunday.

Changeover day
Changeover day is flexible. Departure should be by 11am (11h00) latest and arrival after 3pm (15h00).

Accommodation

Gite 1 is solely on the ground floor of 15 Rue Francaise and therefore suitable for families with very young children. The first bedroom has a double bed (4' 6'') and a modern large shower-based en-suite bathroom (with a washing machine). Along the hall is a further bedroom with two single beds (3''). Next door to the bedroom is a bathroom with a child's bath/shower and wc. In addition there is a well-equipped kitchen with an oven, hob, full-size refrigerator and microwave (all electric). The apartment is completed with a large lounge/dining room.

Gite 2 is on three floors and also has access to the cellar where there is parking and a washing machine for this gite. On the ground floor is a spacious lounge and a dining room (sits 6 easily). On the second floor is a very large bedroom with a king-sized bed (5'') and en-suite modern bathroom equipped with a shower. There is space in this bedroom for a baby cot, which is supplied. Across the landing is a large well-equipped modern kitchen (electric oven and hob) with French doors that open out onto a terrace for dining. The second floor has a bedroom with two single beds (3'') and a modern en-suite bathroom (shower based). This bedroom is particularly suited to children/teenagers. If there is a need to sleep 6 people in this apartment then the sofa in the lounge on the ground floor can be made up into a double bed.
(It is possible to combine gite 2 and gite 3 with an adjoining door on the second floor).

Gite 3 is on the first and second floors of the property. On the first floor is a bedroom with two single beds (3'') and a modern en-suite bathroom ( as well as having a shower, it has a full-size bath). On this floor there is a spacious, well-equipped, open-plan kitchen with an electric hob, a large combination convection/microwave/grill oven and a washing machine. Facing this is a light and airy lounge/dining room that opens out onto a terrace for dining. On the second floor is a large bedroom with a double bed (4'6'') and a fully equipped en-suite bathroom with shower.
(It is possible to combine gite 2 and gite 3 with an adjoining door on the second floor).

 

Notes on accommodation
The gites are well equipped with electric wall-heaters (thermostatic), which are needed November to March. All windows are double glazed. As most of the walls are very thick there is little need for air-conditioning. All gites are suitable for 5 year old + children, but only Gite 1 is really suitable for toddlers (because of the stairs in Gites 2 and 3).

Accessibility
Only Gite 1 is really suitable for people with mobility problems as it is all on one level. Even then there are two single steps in the courtyard and of course a step into the property. Gite 1 does have a particularly large bathroom suitable for wheelchairs.

Outside
There is no pool or garden but there is a sizeable courtyard at the front of the property. This has outdoor furniture for people wanting to eat and drink outside (The occupants of Gite 1 have first call on these facilities). Gites 2 and 3 both have adjoining terraces and both have outdoor furniture.

Coast/Beach
A short drive away is the Mediterranean and its beaches. The best nearby beaches appear to be Serignan, Valras and Vias. Further afield are the beaches of Narbonne Plage and the open beaches that run from Sete to Vias. Unless the weather is rough they are all fairly safe beaches. Serignan is about 30-40 minutes away (time depends on traffic).

Travel
Magalas is 15-20 minutes by car from turn-off 35 on the A9. Nearest airport is Vias/Beziers (30 mins), and then progressively further away is Montpellier, Carcassone, Perpignan (70 mins), Nimes, Girona and then Toulouse (130 mins). The driving time from Calais is 10 to 12 hours. Magalas can be reached by train via Beziers. The use of a car is probably essential although cycling would be satisfactory. There is a railway station in Magalas, with easy connections to main routes.

Distances
Beziers is about 15km south and Pezenas is about 20 minutes west of Magalas. Further afield are Sete and Montpellier (60 minutes) and Narbonne (45 minutes). The famous town of Carcassone is about 70 minutes to the east.

Further details
Within Magalas you have two boulangeries, a bank (CA), a tabac, a pharmacy, a hairdresser, a small alimentation, a butchers and an electrical repair shop. 75 metres from the property there is one excellent restaurant (O. Bontemps: google this name and read Fiona (of Decanter Magazine fame)Becket's review on the Matching Food and Wine website) which you should book before you arrive in Magalas and a further so-so restaurant called La Tramontane. There is also a cafe/bistro called Excalibur which serves pizza, salads, etc.. There are also two outlets for takeaway food - one serving couscous and the other pizza. On the edge of the Magalas there is a very good Intermarche supermarket and near that a further pizzeria/restaurant. Petrol is available from the Intermarche.
Magalas lies within the Cotes de Thongues vins de pays wine region which has several fine estates that you can visit to sample and buy wine. But it also lies on the edge of two other very good wine regions, St Chinian and Faugeres. Otherwise wine is everywhere, and there are full and comprehensive details in the gite info packs. There are other fine restaurants in the region and these can be found out about in the info. packs. Nearby are rivers where you can swim or canoe, whilst further up in the national park there is horse-riding. There are plenty of places worth visiting such as Roquebrun (gardens), Sigean (Safari Park) and the Cathar sites throughout the Corbieres and southern Minervois. There are plenty of interesting walks and hikes and the Canal du Midi is worth visiting and cycling along if you have bikes.

Booking notes
20% of total fee with booking and balance eight weeks before arrival at Magalas. A security/damage deposit of £100 is also requested at this time and this will be returned after your stay, if all is in order.

Stayed in Gite 3, extremely impressed with overall style, quality, comfort and facilities. Recently renovated, and you can see that a lot of thought and love has gone into it. Perfectly situated in the centre of the village, it was in a quiet location, and overall we could not fault anything. Magalas is a lovely, friendly village, and well situated to explore the surrounding area: plenty to do and see, this was probably one of the most varied and relaxing holidays that I have had for a while. Would definitely return, and would love to stay in this gite again. Lyn - Bolton June 09.
