Notes on prices
Prices are for the property per week in UK Pounds. Discounts for rentals of longer than 2 weeks. A £35 extra per head, charge for 3rd and 4th persons, to cover cleaning and laundry. 30% deposit, balance within 10 weeks of arrival dates.

Changeover day
You will be required to vacate the Villa by 10,30 am on your departure day. On arrival, the Villa will be ready for occupation at 3 pm.

Bedrooms: Bedroom 1 with large double bed, with double glazed french doors, open to sea view. Large fitted wardrobe, reversible air conditioning.
Bedroom 2, two single quality beds, with door to garden. Small wardrobe, reversible air conditioning.
Bathrooms: Marble bathroom with toilet, bath, shower over, vanity unit, heated towel rail, large mirror. Separate toilet and laundry room.
Kitchen: Small fully equipped kitchen with American fridge freezer, with ice and water dispenser, halogen hob, oven with grill, microwave, quality kitchen utensils, dishwasher.
Utility Room: Washing machine, toilet, storage.
Living Rooms: The sitting room has double glazed french doors leading to terrace overlooking the garden, with mountain views, two easy chairs, two armchairs, large coffee table and one sofa, Sky TV, DVD player. Ipod docking station.
Cleaning/towels/
linen/maid service:
Cleaning is weekly, with clean supplied linen and towels, one bath and hand towel per person. All bedding is provided. Extra service can be provided by separate negotiation.

Notes on accommodation
The villa is fully air-conditioned in all rooms. The villa does have steps access, not fully suitable for children under 12 years, or elderly. The second bedroom is small with two single beds, very comfortable, with door opening to the private garden.

Accessibility
This villa is not suitable for wheelchairs, due to step access. Also not suitable for children, under 12 years.

Outside
The private garden is accessed from the front terrace, has umbrella shade and two sun beds with cushions. The side terrace is covered for shaded dining, and barbecue & seating for 4 people. The front terrace with mountain views has small french iron table and four chairs. The pool, a short distance from the Villa, is shared but quiet, not heated, see picture. Open from 1st of May, to the 30th of September.

Coast/Beach
The Villa is 20 minutes drive to Nice and the beaches on the famous Promenade Des Anglais, also 20 minutes to Antibes, 35 minutes to Cannes, and 45 minutes to Monaco, with the magnificent coast road drive, from Nice to Monaco, with more wonderful beaches places to visit on the way. Eg, Eze 2 hour drive to St Tropez.

Travel
The Villa is 20 minutes drive from Nice Airport. Most well known car hire companies operate from the airport, weekly hire for 4 door compact with air con, approx £180 per week, in season, we would recommend that you book in advance. A car is recommended for this area, although not absolutely necessary. Taxis are available at the airport, cost approx 50 euros to the Villa.

Distances
The Villa is approx 15 minutes walk from the medieval village of St Paul De Vence, and only 3 minutes drive. 10 minutes drive to the next small town of Vence, with its daily markets, and old town. 20 minutes drive to Nice, and the famous Promenade Des Anglais. Cannes is 30 minutes drive, Monaco 40 minutes on the A8 motorway, or take all day exploring the coast road, and its many villages and coastal towns, and beaches.

Further details
St Paul De Vence, is a medieval walled village, renowned for the famous Colombe d"Or restaurant which is adorned by art works of Chagall, Matisse, Picasso, Modigliani and Bracque, that over the years have been left to the owners "allegedly " in lieu of payment. The area is renowned for its art, exhibitions & luminous light that drew the artists here. St Paul also boasts some of the most interesting art studios, and interesting mix of boutiques. Excellent base to explore Nice, Antibes, Cannes, Monaco, Italy, St Tropez, and the surrounding picturesque medieval villages of Vence, Tourrettes, Gourdon, St Jeannet and more. There are local supermarkets individual shops and banks, in all the surrounding towns and villages, also antiques. Winter, sun and sports close by, skiing at Greolieres (40) minutes.Complete Villa folder , and driving directions , to the Villa , from Nice Air Port , emailed to all bookings .

Booking notes
To reserve a booking, a 30% deposit is payable. The full amount (normally) 10 weeks in advance of your arrival. A refundable security deposit of £300 will be required in advance, with the final payment, refunded & dispatched within 3 weeks of vacating the property, discounts available, on lettings two weeks, or longer. A charge of £35 per person will be made for bookings over two persons, to cover cleaning and linen.
