Les Chênes villa is located just five minutes drive from the hill-top village of Montauroux, 25km to the north-west of Cannes and 15km west of Grasse. It is situated on a peaceful wooded hillside, in an acre of beautifully landscaped grounds, with a private pool and magnificent views over Lake St Cassien and the Esterel National Park. The Côte d’Azur resorts can be quickly reached via the A8 motorway which is 15 minutes away. It is a 30 minute drive to Cannes or Fréjus/St. Raphael, 35 minutes to Nice airport and 1 hour to Monaco. The property comfortably accommodates 11 people. On the ground floor, there is a double bedroom with en-suite bathroom, two twin bedrooms, kitchen and bathroom. On the first floor there is an open plan lounge/dining room, kitchen, indoor terrace, double bedroom, twin bedroom, bathroom, and WC. On the second floor there is a mezzanine bedroom with a single bed. The property can be rented to smaller groups of 4-8 people (eg pricing for up to 4 as per Unit 2).

Notes on prices
The property can be rented by smaller groups at reduced prices outside of peak season (eg the pricing quoted for renting Unit 2) so part of the house can be rented for up to 4, 6 or 8 people and making use of some of the bedrooms and bathrooms as opposed to all of the 6 bedrooms in the whole property for up to 11 people. The pricing given for Unit 1 is for up to 8 people except in July and August when we only price for up to 11. Pricing for 11 is slightly higher. Unit 2 pricing is for up to 4.
Changeover day
All arrivals and departures are normally on Saturday. This is flexible out of season. Arrival is from 4pm and departure by 10am.
Notes on accommodation
Bedlinen is provided together with one bath towel and one hand towel per person, changed weekly. Cleaning prior to guests arrival with a briefer weekly clean during stays of two weeks or more. Garden and pool maintenance is twice a week.
There is a large utility room off the kitchen with extra storage space. Iron and ironing board.
There is both central heating and thermostat controlled electric heating for winter lets. Internet access is provided through a wi-fi key for mobile computers (payable by credit card). We also provide cooling fans and anti-mosquito devices for the summer.
An open interior staircase (carpeted to prevent slipping) links the three floors and it is also possible to walk around the outside of the house and up a few steps at the side to get from the ground to the first floor.
Accessibility
The property is not suitable for people with significant mobility problems.
Outside
The villa is located in an acre of landscaped grounds within a forest of oak and pine. The ground floor opens out onto the lawned garden with views over the surrounding hills and lake. The garden is very secluded with lots of mature trees and flowers, two fishponds, a pool terrace with garden furniture and parasols and an 8m x 4m tiled pool with a thermal cover and child safety alarm. The villa and grounds are South-West facing, enjoying day long sunshine throughout the year until the very last of the evening’s rays. You are also welcome to make use of the shared tennis court, free of charge.
There is an outside dining area on the garden level overlooking the lawn, as well as dining terraces on both the first and second floors, an indoor terrace with a small garden and a fully equipped, covered garden kitchen/barbecue area with a dining table next to the pool. The BBQ is charcoal based. The upper terrace affords magnificent views over the Esterel hills and the lake.
Coast/Beach
The closest beaches are a few minutes drive at St. Cassien lake. The nearest coastal beaches are at La Napoule and Theoule near Cannes which is a 25 minute drive and a stunning location with sandy coves and high cliffs dropping into the sea. St. Raphael/Frejus beaches are a 30 minute drive with a choice of sheltered coves or long sandy bays. The impressive coast road from La Napoule to St. Raphael is full of dramatic scenery backed by the red, craggy mountains of the Esterel National Park.
Golf
There are two golf courses at Tourrettes de Fayence (10 minutes drive), Terre Blanche and Le Riou. There are numerous other courses within a 30 minute drive at Grasse and St. Raphael, as well as the very challenging Golf de St Endreol at La Motte. There are also full spa facilities at the Tourrettes course.
Skiing
Several ski resorts are within a two hour drive including the well known resorts of Isola 2000 and La Foux d'Allos / Pra Loup. They provide a mix of beginner and challenging ski-ing. Isola 2000 is particularly good for beginners and La Foux d’Allos for off piste ski-ing.
Travel
A car is essential as local transport is infrequent.
Nice airport is approx. 55 kilometres (34 miles) or 35 minutes drive. Marseilles airport is a 90 minute drive and Hyères/Toulon is about one hour. The high speed TGV train service departing from London Waterloo takes seven hours to reach Marseilles. You can then carry on to Les Arcs or Nice if you wish. By road it is approx 1100km from Calais.
Distances

Further details
Montauroux village is in a lovely hillside setting with glorious views over the St. Cassien lake and the hills of the Esterel National Park. It offers all the conveniences you may require including a fair sized supermarket and several good restaurants within a 5 minute drive from the villa.
The area where Montauroux is located is known as the “Pays de Fayence”, Fayence being the largest local village, while the “département” is The Var, boasting some of the finest scenery Provence has to offer. The countryside is predominantly wooded hillsides dotted with picturesque, perched villages and interspersed with luxuriant valleys and deep gorges sparkling with fast flowing rivers and crystalline rock pools. The clear waters of nearby Lake St. Cassien are excellent for swimming. It is also famous for carp fishing and offers a range of watersports. The nearest lake access is located a short drive down the road and there are many beaches and swimming areas dotted around the lake. You can also take a trip into the Tanneron hills and enjoy marvellous views over the lake and the Esterel National Park, an area of outstanding natural beauty and spectacular peaks.
Most outdoor sports are available locally from hiking to gliding and white water rafting as well as all the main watersports.
Booking notes
Pricing is fully inclusive of gas, electricity, linen and cleaning. Discounts are available for smaller groups except in high season and we offer prices for groups of up to 4, 6, 8 and 11 people. The pricing given for Unit 1 is for up to 8. There is a 20% (non-refundable) deposit on the total accommodation cost. The balance is due 12 weeks before arrival, when we also require a refundable damage deposit of £500 for the entire property for 11 people and £300 for smaller groups of up to 4 people.

About the owner
We (Jill and Ray) bought Les Chenes (property Ref FR433) as our permanent residence in 1994. We have been renting the property out as a holiday home since 2002 when we moved into another house which we had built near Seillans. We bought property ref FR328 in 1998 with a view to renting it out as a rental home.
We live permanently near Seillans and actively manage our properties ourselves so they are always maintained to a high standard and we are on hand to solve any problems that may arise during the course of the rental season. When renting holiday homes for ourselves we have found that it can be a big advantage to have the owners on hand.

Why the owner chose a home in this location
We fell in love with the area as soon as we first explored it. The scenery is very beautiful, it is quieter than the coastal resorts and yet has easy access to the Cote d'Azur.
The area offers everything we enjoy doing - terrific hiking, swimming and kayaking on the lake, mountain biking trails and nearby ski-ing. In addition there are lots of interesting villages steeped in history and tradition, with numerous local festivals to enjoy. Not to mention all the excellent restaurants and vineyards.
The other great advantage is proximity to the coast and all that has to offer from a sporting, cultural and gastronomic point of view. All in all, there's something for everyone here.
Unique benefits of the property
The property is located in a beautiful, protected area surrounded by green belt so, although it is residential, all the houses in the area have lots of land so it is very private and secluded. The domaine itself has been developed to maintain a maximum of greenery and the indigenous pine forest has been largely preserved. In addition it is very well maintained.
The house is located only a few minutes drive from the lake and has superb views over lake St Cassien and the hills of the Esterel regional park, especially from the upper terrace which benefits from the last rays of the setting sun year round and was always our favourite spot for a pre- dinner drink.
The location is also extremely convenient for visiting the Cote d'Azur resorts (10 mins to A8 motorway linking the resorts)
