This 5 bedroom 3 bathroom home offers approximately 200sq.m of living space, and sleeps up to ten persons. There is a big entrance hall, two living rooms (one with a fireplace), a veranda, five bedrooms, three bathrooms and toilets, two kitchens, a winter garden with a panoramic view, as well as open and covered terraces. One living room, one bedroom, one kitchen, and one bathroom and toilet are in an independent studio. The villa is fully air-conditioned. A garage and parking behind gates are available. The villa is within walking distance (500 m) of the medieval village St. Jeannet, where you'll find high-quality food shops and six restaurants and bars. The charming medieval village St. Jeannet is located 400 meters above sea level at the foot of the Baou St. Jeannet 8 miles from Nice Côte d'Azur International Airport. From the village and the villa there are panoramic views to mountains and the Mediterranean Sea, which is only 7 miles away.

Notes on prices
Prices are all-inclusive. Final cleaning, bedlinen, electricity etc are included.
The rent is payable by transfer to the owners bank in France in (Euro). A deposit of 25% must be paid within 8 days from the date of booking (the booking deposit) and the remaining amount is to be paid with 25% no later than 8 weeks and 50 % no later than 4 weeks before the start of the rental period. To pay by Credit Card (PayPal), email the owner. VISA, MasterCard and American.
Changeover day
The rental period is from Saturday to Saturday. It starts at 1600 hours on the date of arrival and ends at 1000 hours on the date of departure.

Accessibility
The villa is situated on a hill side and the access to the main entrance is by a staircase. Therefore, it is not suited for wheelchair users.
Outside
The private pool has sunbathing areas with many comfortable sunbeds. The pool is 4m x 8m (13 ft. x 26 ft.) and 2.4 m (8 ft.) deep in one end and 1.2 m (4 ft.) deep in the other end.The outdoor furniture includes tables and seating for 20 persons. Weber barbecues for both gas and charcoal are available. In the terraced garden there are citrus, olive, abricot, avocado, apple, mandarin and fig trees. The pool area is surrounded by beautiful flower beds. Views are marvellous from the barbecue area and from the upper garden. The out-door kitchen has a gas grill and a dining area with French style iron furniture.
Coast/Beach
All the beaches of Nice, Cagnes sur Mer, Antibes, Juan les Pins and Cannes are easily accessible by car (20 - 45 minutes). The nearest in Saint Laurent du Var is 20 minutes driving away. Nearly all beaches are free.
Golf
There are 16 golf courses available within 30 - 45 min. drive from the villa.
Skiing
Isola 2000 and Auron are app. 1.5 hours driving away.
Greolieres La Neige is 1 hour away.
Travel
The nearest Airport is Nice Cöte d'Azur International Airport. It is situated only 20 minutes by car from the villa.
The nearest train station is Saint Laurent du Var only 15 minutes away. There are buses from this station to St. Jeannet.
Although a car is convenient for visiting all the sights in the area it is not absolutely necessary since shopping and reataurants are within walking distance and there are a number of buses covering the region at a very low cost.
Distances
The villa is within walking distance (500 m or less than 1/4 mile) of the medieval village St. Jeannet, where you'll find high-quality food shops and six restaurants and bars. The charming medieval village St. Jeannet is located 360 meters above sea level at the foot of the Baou St.
Vence, town of 15.000 inh., having medieval charm, markets, squares, restaurants, shops, sights, art museums, churches etc. is only five kilometers (bicycle distance) from the villa.
Further details
Saint-Paul de Vence is the top tourist attraction in the area. Do not miss this fascinating village with its many top gourmet restaurants and shops. Near this place you may also find the magnificent art museum Foundation Maeght. The distance from the villa is 8 km (5 miles).
Supermarket, banks and pharmacies etc. are situated in the local shopping area just below the village.
The road to Vence exhibits marvelous views of the Côte d'Azur and the Mediterranean Sea. In Vence you find Chapel Rosaire, the museum for Matisse.
Cannes, the famous city of the film festivals is situated only 30 kilometers from the villa and Nice, with its famous harbour, beaches and charming old city is only 20 minutes away. Golf near St. Jeannet may be found in the Var valley and at Mougins and other places. At least 16 excellent golf courses are available near by. Mountain walking and even rock climbing is possible onsite. Skiing in winter is only one to one and a half hours away, for instance at Isola 2000. Rafting, canoe, and hydro-speed are activities, which may be found in the Var and Tinee Valleys.
Booking notes
The house accommodates a maximum of 10 people (exceptions can be made for small children).
A deposit of 50% must be paid within 8 days from the date of booking and the remaining amount no later than 4 weeks before the start of the rental period.
Upon arrival a deposit of € 500 in cash or by cheque must be made with the caretaker.

Comfortable, spacious, great views
It was very comfortable and spacious. The views from the sun porch and the terrace were magnificent, overlooking the valley all the way to the sea and as far as Antibes. The weather was perfect and we enjoyed lots of time in the pool. It felt very private and special. We went to the village at the top of the hill many times, for dinner at Chantegrill, to buy bread in the morning, and just to enjoy the authentic town. It was also quite easy to drive to Vence, to Nice, the towns along the coast, and the beach at Antibes. I hope we will be fortunate enough to return. MRO, New York, N.Y. USA

About the owner
Anne Marie and Hans Janus have their primary home a little north of Copenhagen. Hans has a Phd in physics and has been a business executive in Denmark for many years and Anne Marie has an MA degree in languages. She has been teaching and part of her life she also was active distributing high fashion clothes from Italy to the leading fashion shops in Scandinavia.
Why the owner chose a home in this location
For many years we had been travelling in Italy and Southern France. Finally we focused on the French Riviera which we found having a fantastic selection of possibilities regarding tourist sites, nature and picturesque villages together with all the entertainment in Nice, Monaco and Cannes. Swimming in the Mediterranean Sea all year round and only one hour drive to the nearest ski pist in winter were also adding to the choice. We then made a strategic document describing everything we wanted for our future villa regarding size, location, orientation, number of rooms, pool, view, distance from the airport, walking distance to a charming village with restaurants etc. After intensive search the villa-st-jeannet was found to fullfil all the wishes and it was purchased in 2003.
Unique benefits of the property
The villa in St. Jeannet is situated just outside the charming medieval village and every morning it is a fantastic experience to walk up to the bakery enjoying the magnificent views over the French Riviera all the way. Sometimes a visit to the butcher is also part of the stroll. He has the best meat possible including that of his his own lambs in the surrounding mountains. The morning coffee and the lunch are enjoyed on the terrasse at the pool and in the evening the external kitchen is the base for grilling the meat and vegetables. Sometimes the meals are enjoyed in one of the village restaurants or in the old city of Vence nearby. Other days visits are made to one of the many art museums or the markets in Antibes. For exercise a walk to the top of the Baou behind the villa is rewarding.
