'Catian' is a modern, single storey gite in the typical local style. It sleeps 6 in 3 bedrooms, 2 doubles and 1 twin. All the bedrooms are spacious, light and airy with the master bedroom having double French doors onto the garden. There is a large living area with sofas and 2 armchairs. The large dining area has seating for 6. The kitchen is spacious and fully equipped. The sizeable bathroom features a large shower and a generous double ended bath. The gite is in the hamlet of "La Traverse" some 2km up the hill from the lively village of Cenac, on the river Dordogne. The gite has rural views and the location is quiet. All amenities are available in the village and the medieval town of Sarlat is around 10km away. Please note this is a non-smoking property and pets are not permitted.

Changeover day
Changeover day is Saturday. Please vacate the property by 11.00. To allow time for cleaning and preparation, please do not arrive before 16:00.
Alternative arrival and departure days may be available out of season.

| Living Rooms: | Open plan living dining areas give large amounts of space and allow family activities without crowding. 2 large sofas and 2 armchairs plus dining table and chairs. There is a television and DVD player and a wood burning stove for colder evenings. |
| Other: | There are 2 terraces, a small covered one to the front of the property that catches the morning sun and a large rear terrace overlooking the garden and pool. The rear terrace has a sun blind for really hot days and a large table and chairs. |

All linen and towels are included in the rental price. There are towels for the house and bathing towels for the pool or the river. The property is cleaned at changeover and cleaning materials are provided for guests use. |

Notes on accommodation
The property has double glazing and good insulation so can be kept cool in the summer and warm in the winter. For cold evenings out of season there is a wood burning stove in the lounge and electric heaters in every room. There is a heated towel rail in the bathroom.
A cot and a high chair are provided for infants. There is a selection of books and games available for guests use together with paper and pens/pencils.
Accessibility
The property is substantially on a single level, including the access to/from the terraces and the entrance to the shower. The shower is large enough to accommodate a shower stool and/or a second person for assistance. The pool terrace is accessed on the level from the garden. The property is suitable for people with limited mobility but not for permanent wheelchair users due to the size of the doorways and the central passage.
Outside
The property is self contained in its own garden, largely surrounded by a conifer hedge for privacy. There are several trees for shade, a large gravel car park area and two grassed areas suitable for playing/sunbathing. There is a new, private 8m x 4m x 1.5m deep pool for 2010 with internal steps providing shallower areas. The pool is surrounded by a terrace area with sun loungers, parasols and a security fence. Some pool floats are provided also. The large rear terrace has a barbecue together with a large table and chairs. There is also a washing line for tenants use.
Coast/Beach
It is around 4 hours to the Atlantic coast however the river Dordogne offers plenty of beaches and good swimming, canoeing, fishing, etc. Beach towels are provided with the property.
Golf
A 9 hole golf course in beautiful surroundings is available at Vitrac (about 4.5 km away). Its called "Domaine de Rochebois" and is open to visitors, who may pay per round and provides a friendly reception. Find out more at www.rochebois.com.
Travel
Brive (Vallee de la Dordogne) airport is an easy 1 hour drive but currently only takes Cityjet flights. Bergerac airport is about 1 1/4 hours drive and hire cars are readily available. Bordeaux, Limoges and Toulouse airports are all around 2.5 hours drive away, Toulouse being the easiest to use with a wide choice of carriers. It takes around 8 hours to drive from Le Havre and around 10 hours from Calais/Boulogne/Dunkerque (including stops). Times are approximate and will vary with season.
Distances
Sarlat - a famous medieval town is 10km away.
The local village of Cenac, with all amenities is 2km away.
The Bastille of Domme sits on a hill overlooking the river approximately 3km away.
The chateaux of Beynac and Castelnaud are about 8km.
Monpazier, a fortified hilltop town is around 35km.
The Cave of Padirac and the medieval pilgrim town of Rocamadour are about 45km away.
The troglodyte caves around Les Eyzies are about 30km.
Further details
Cenac is a bustling village with 2 bakers, a butcher, a grocer, 3 bars, a wine store, a pizza stall, doctors, pharmacy, newsagent, etc. There is a weekly market and a small but well stocked supermarket with a petrol station.
Along the river there are several activities available including canoeing, cycling, horse riding, golf and hot air ballooning. There are many local restauraunts catering for all tastes and pockets.
Booking notes
Please book by e-mail with a confirmation telephone call if possible. We require a 25% non-refundable deposit on booking, the balance being payable 2 months prior to the start of the holiday. A damage deposit of £250 is also required with the balance and this will be refunded in full provided no damage has occurred. Please supply a mobile phone number if possible.
In low season, short breaks, midweek changeovers and short notice bookings are also possible - contact us with your requirements.

Back from France - so just a short note to say that we had a really good
holiday there (castles, caves, canoeing, kayaking, eating too much!).
We've stayed in many properties in France over the years and yours was, in
all honesty, probably the best we've ever had - the children said so too.
We had everything we needed and everything worked very well - we had no
problems with anything. The house was very clean and tidy when we got there
(the cleanest & tidiest property we've ever walked into) and the pool was
superb. The chap turned up in a very french van to cut the grass one day
and another chap turned up to attend to the pool another day.
It's a great house and it works very well - we were very sorry to leave - we
wished we'd booked 4 weeks and not 2!
