Set amongst tranquil vineyards, this well modernised Maison de Maitre offers a lovely modern gite on the first floor which retains lots of mellow stonework. With a separate entrance and courtyard, providing a breakfast area and BBQ, stone steps lead up to the three double bedrooms, two with en-suite showers and one with en-suite bathroom. A fully fitted kitchen sitting-room with dining area, and a south facing sun terrace with wonderful views over the Cazedarnes valley, complete the gite. The gite has use of the 10 x 5m swimming pool and garden. The garden has many trees and shrubs and plenty of room for sunbathing by the pool. Wine lovers will be pleased to hear that we are minutes away from St Chinian with its 20 villages making up the Appelation. The beautiful river Orb is also nearby offering swimming and kayaking. Narbonne is 40 minutes away with wonderful walks along the Canal du Midi. The Med is 40 mins drive offering miles of sandy beaches. The Languedoc region awaits!

Accessibility
It should be noted that the gite is accessed by a flight of stone steps with a secure hand rail. The accommodation is all on the same floor.
Outside
The gite has it's own private south facing roof terrace and enclosed courtyard with BBQ and seating. You will have access to the wonderful gardens and shared pool (10 x 5 metres) along with plenty of sun loungers and games.
Coast/Beach
The Med with it's miles of sandy beaches is only 40 mins drive from the house. However there is river swimming in the River Orb only 7 mins away providing a wonderful alternative to the sea, with popular beaches and canoeing.
Golf
The region offers a number of golf courses, the nearest of which is 40 mins drive.
Skiing
You'll find plenty of skiing and ski slopes in Languedoc Roussillon, with skiing offered in two mountain ranges - the Pyrenees and the Cevennes. This is about 3 hours drive away.
Travel
The region is well served for airports, with RyanAir flying to Beziers (30 mins) Carcassonne and Montpellier (1 hour), Nimes 1.5 hours), Perpignan (1.5 hours), Toulouse (2 hours) and Girona in Spain (2.5 hours).

Narbonne is 40 minutes away.

Call us and we would be happy to make suggestions to help you make the most of your holiday. The house is situated in the village with daily bread deliveries and weekly meat and veg vans. However the nearest market and shops are only 10 mins drive in the next village(s).

About the owner
We have now been living in this beautiful part of France for 10 years. Our backgrounds are very varied, from army life to a development in Menorca, an architectural newspaper, running a restaurant and clock restoration with an antique shop.

Why the owner chose a home in this location
We fell in love with the views, the southerly aspect and most of all the house.
Cazedarnes is a growing village but still very much for the Vignerons.
We are surrounded by beautiful scenery and wonderful walks. Still having the easy access to villages and towns, Canal du Midi and the sea.
Unique benefits of the property
One would benefit from the large pool which is a sun seekers' paradise. There is a large and shaded car park.
We offer plenty for all ages, (table tennis, boule, tennis close by, bicycles, river swimming, vineyard walks and information on wine and restaurants).
We welcome all ages and cater for small children's needs and finally we are happy to have well behaved dogs.
