The 18C farmhouse has been recently restored by its English owners to very high standards of amenity and comfort. With wooden beams throughout it oozes charm. All three bedrooms have an en-suite toilet and shower or bath, with one shower room accessible from outside; ideal for the pool. There is a large terrace at first floor level for al fresco meals. In case of need the house has a wood burning stove and adequate heating. Two villages are equidistant at 5/6km, with all commerces. Just 10km away is the beautiful hill village of Najac, and medieval St Antonin Noble Val, in the magnificent Aveyron Gorge is 19km. Bigger towns such as Villefranche de Rouergue and Albi are about half an hour away.

Changeover day
Normally changeover will be Friday, but we will try to be flexible to meet your travel arrangements. Time of arrival is 2pm, departure by 10am.

Bedrooms: Bedroom 1 has a king sized bed.
Bedroom 2 is adjacent, with 2 single beds.
Bedroom 3 is on the second floor and has 1 double bed and room for a cot or child's bed.
Bathrooms: En-suite shower and toilet to bedroom one.
Bedroom 2 also has en-suite shower and toilet room, which also opens to the garden.
Bedroom 3 has a bathroom and toilet; ideal for bathing young children and babies.
Kitchen: The kitchen if fully equipped with modern appliances; electric cooker and hob, dishwasher, fridge/freezer, microwave oven and toaster.
Utility Room: The washing machine is compartmented in the shower room of bedroom 2, giving easy access to open air drying.
Living Rooms: The sitting/dining area adjoins the kitchen in an open plan space. The dining table can supplement the kitchen table if needed and comfortable seating is by the TV (UK satellite and French), DVD and audio equipment. A wood burning stove is available.
Other: Outside the kitchen door is a 12sqm balcony, with a long table used for al fresco eating. It can be covered by an automatic sun blind on those very hot mornings. The guard rails and gate form a very effective play pen for toddlers.
Cleaning/towels/
linen/maid service:
Towels and linen are included. Linen will be changed each week. Cleaning is between lets, though the pool will be cleaned each week.

 

Notes on accommodation
In low seasons when some heating may be needed all the rooms have very effective electric radiators and the sitting area has a wood burning stove which provides very effective heat to the 2 upper floors. Air conditioning is generally provided by closing the window blinds. Children will love the house and its gardens.

Accessibility
The house is on three levels, so accessibility can be a problem with limited mobility. But two of the bedrooms and bathrooms are on the ground floor and the pool does have a changing room, so it depends how intrepid you are.

Outside
The house is set in the grounds of the owners' home, with gardens of about two acres. There are games areas, swings and slide, picnic areas, ample off road parking and a pool with salt water. The pool is for the exclusive use of the guests. It has a quaint building for changing or just sitting in the sun or shade. Numerous seats and loungers are provided in the grounds. For the children there is an old wooden cart, ideal for the more imaginative to make dens.

Travel
Travel by air: Toulouse (BA, Easyjet, Jet2, KLM etc), about 90 minutes by car, Rodez (Ryanair), about 80 minutes or Carcassonne (Ryanair), about 2 hours 30 mins. Trains can be used to Varen or Laguepie, via Toulouse. St Malo or Caen are the nearest ports, at about 780km. Calais and Zeebrugge are about 950km. The house is in a very rural area and a car is essential, as there is little or no public transport and few taxis.

Distances
Varen is 5km away, Lagupie 6km. These are small villages, but with charm and interest. Boulangeries, general stores, doctors and chemists as well as traditional markets. And both are by the river Aveyron for delightful walks. St Antonin is an amazing medieval village, steeped in history and the Sunday market is a must. Albi, famed in history for the bloody religious conflicts, is an attractive city, just 45 minutes away. Hill villages abound, as do woods, forests and streams.

Further details
The summer months are filled to bursting with traditional French fetes, amazing communal repasts, concerts (of all kinds of music). Be prepared to eat long lunches in French restaurants, often at amazingly good prices. Sample local Gaillac wines. Away from the tourist trails which are so familiar, this region is guaranteed to relax.

Booking notes
To book, send an email or telephone. If available the house will be reserved until your deposit and contract are returned. 25% of the total rent is due with the booking, the balance, plus a 200 euro breakage deposit, is due 28 days before your arrival.

2009 is the first year for this house, but our guests at Le Presbytere were all delighted with the accommodation and the area.
