This property is down a quiet country lane just outside the village of Montfort sur Argens, which is within easy walking distance. The villa is south facing as is the garden and is fully equipped and extremely comfortable. It is down a cul-de-sac with 5 other properties. Not isolated yet secluded with views over the vines and the countryside around. The garden is ideal and safe for children, being completely fenced with large grassy areas as well as shady parts. The pool has an alarm for security.

Living Rooms: The living room has two leather sofas and a couple of arm chairs, it is very comfortable with doors to the garden. It has a TV with Satellite free to air UK, no French channels.
Other: The dining area is at one end of the sitting room and has a table and chairs for 8, with doors to an outside terrace on the shady side of the house.

Linen and towels for the house are provided and the house will be cleaned and the linen laundered after your departure and this is included in the cost of the rental.

Notes on accommodation
This property is suitable for children.

Accessibility
The house is handicap friendly as it is all on one level although there are small steps to the garden and at the front door. Not sure that the doors are wide enough for a wheelchair, being standard size.

Outside
The garden has a covered terrace against the house on the south side with plenty of room for chairs and there is a table for eating. There are several other similar terraces one near the pool with a summer kitchen, and an uncovered terrace against the garage which is very secluded for sunbathing. There are sunbeds and chairs for the garden. The pool is private and 8 x 4ms, traditional chlorine, which is fully maintained through out the season.

Coast/Beach
The nearest beaches are at Le Lavandou, St Tropez and Frejus all about an hour and a quarter by car. There are many beaches along this coast between these 3 which are smaller and good for children.

Golf
The nearest golf course is Barbaroux near Brignoles, there are others at Fayence and St. Maxime

Travel
There are 3 airports in the region. Nice, Marseille and Toulon all an hour and a half by car and all easily accessible. You can hire cars at all 3 airports. The Aix en Provence TGV station is just over an hour by car and you can hire cars here as well.

Distances
From the villa Cotignac is 8kms, Brignoles 20kms, Draguignan 35kms, Nice 140kms, Aix en Provence 95kms.

Further details
The village of is small and has a grocery store and bakers, also a restaurant and bar. The best place to shop is either Cotignac which has all you need except a large supermarket, it does have a bank with and ATM, and a street market every Tuesday morning. Carces has a large supermarket, and Brignoles has an industrial zone and a very large supermarket or two.

There is rafting and pedaloes on the Lac St Croix which is a must as it is so beautiful, also kayaking on the smaller lake at Quinsan where you can kayak down the river and back again.
There is riding everywhere look for signs, and rock climbing in the Vallon Sourn. The tracks through the woods are wonderful for hiking and mountain biking.

Booking notes
A deposit of 35% of the rental is demanded on booking and the remainder 8 weeks before arrival. A damage deposit is asked for with the final payment and will be returned after your stay, if all is well.
