Beautifully renovated old Presbytere, in a very small hamlet in the AOC Malepere wine region. Secluded garden with large pool and outdoor BBQ seating area, overlooking rolling countryside to the often snow-capped Pyrenees in the distance. Sleeps a maximum of 16 people in 7 large bedrooms, with 7 bathrooms.

Changeover day
Generally, our changeover day is a Saturday, but we may be flexible.
We like guests to leave the house in a clean and tidy condition by 9.30am to allow us time to clean before our next guests arrive at 4pm.
All bedding and towels to be left downstairs.

| Bathrooms: | 5 of the bedrooms have large ensuite bathrooms, with toilet, wash hand basins and showers. 3 of these bathrooms also have bidets. 2 remaining bedrooms also have private bathrooms as above (but across a corridor - not ensuite). One of these has a bath. |
| Kitchen: | Very large, bright and airy kitchen, seating 16 around the long table, with oven, hob, fridge, freezer, microwave, dishwasher, coffee makers and a wide selection of kitchen utensils, allowing you to make a Coq-au-vin, Elizabeth David would be proud of. |
| Utility Room: | Washing machine, iron and ironing board, hoovers and lots of cleaning materials. Clothes line also outside in the garden. |
| Living Rooms: | The whole house is very light, airy and spacious, we have a lounge with large woodburning stove, large flatscreen TV, satellite UK TV, DVD and video players. Additional soft- seating areas are in the kitchen, upstairs hallway and downstairs hallway. |
| Other: | We can have 16 eating around the long tables - in the kitchen or upstairs hall and also by the BBQ overlooking the pool, lawn and Pyrenees. We also have sunloungers and a table tennis table in the garden, and for the children, DVDs, books, games and toys. |

Beach, bath and hand towels are provided for each person. All bed and household linen is provided. A maid service may be available at an additional cost. The house and garden should be left in as clean and tidy a condition, as you got it. |

Notes on accommodation
We have a telephone and free WiFi access in the house. The house also has mobile phone reception. All rooms in the house face south, allowing views over the garden, fields of sunflowers and Cypress hues and beyond to the Pyrenees. All rooms have heating. The house is on 3 floors, terracotta tiles throughout. The living room, kitchen and inside dining areas are on the middle floor, bedrooms and bathrooms on the ground and top floors. The garden is only accessible via the house - 2 steps.
We ask that smoker's do not smoke in the house.
Accessibility
The house has not been renovated for wheelchair users.
The wide front door has 2 steps into the hall and the wide back door has 2 steps into the garden - ramps are possible.
Bedrooms and bathrooms are available on the ground floor.
Once in the garden, there is wheelchair access from the BBQ area to the poolside. A car can be parked immediately outside the front door. All stairways in the house are very wide with solid bannisters.
Outside
The garden is very peaceful and private. We have a very large outdoor pool - 36ft by 18ft. It has steps at both the shallow end (3 feet) and deep end (9 feet). Opposite the pool area is a large lawn.
Sunloungers(16) may be placed in full sun or under the shade of mulberry, fig, plum and cherry trees.
We have a table, seating 16 under a shaded area by the BBQ perfumed by lavender and jasmine. It can be lit at night. From the table, you can see right across the lawn and over the pool - ideal for parents wanting to keep an eye over the children.
Coast/Beach
Lac Montbel -29km, 30 mins drive from the house - this is a wonderful, wild, big, shallow lake nestling in the hills of the Ariege. You can walk right round it, picnic on one of its many secluded and private "beaches" or go sailing or kayaking.
Gruissan Plage (nearest beach) -114km, 1hr 15mins drive from the house.
As soon as you reach the Med there are lots of beach environments to choose from, heading North towards Montpellier and the Camargue and South to Perpignan and the Spanish border
Golf
The nearest 18 hole golf course is in Carcassonne, created on a former wine domaine under the shade of La Cite's battlements and towers - day rates are available.
Toulouse is also a good golfing centre with several courses.
Skiing
Ax-les-Thermes is the closest ski resort, which is an easy hours drive from the house. It is at 720 - 2400 metres and has a variety of ski runs. Ax-les-Thermes is a venerable spa town and ski centre in the Ariège valley. Three ski resorts dominate the valley: Bonascre, le Saquet and Campels. At the head of the valley is the tiny mountain state of Andorra.This is a year-round resort with spring and summer activities centred on the rushing whitewater river and the thermal spa at Ax.The slopes at Bonascre, Campels and le Saquet have 70 km of signposted pistes, going from 1400 to 2400 m in altitude, serviced by 34 lifts and telecabins and equipped with 40 snow cannons. The pistes are accessible by telecabine from the centre of Ax. Further afield are the slopes at Pas de la Case, in Andorra (30 kms) or Puymorens (32kms) south towards Spain.
Cross-country skiing -The plateau of Beille is the most important cross-country resort in the Pyrenees, with more than 80kms of pistes.
Special interest holidays
The house is an ideal base for groups of friends to come for a creative and relaxing break in this most historic part of France.
Painting, photography, markets, cheeses, truffles, patisserie, wines, Cathar castles, the "Da Vinci Code" and "Labyrinth" mysteries, the history of the Crusading times all instantly spring to mind.
Sporting weeks - walking, cycling, skiing, white-water rafting, fishing, golfing, horse riding, canyonning, sailing and kayaking are all easilly accessible.
The 'Tour de France' cycle race passes nearly every year through the region with exciting finishes at Bonascre, the Plateau de Bielle or Foix. On July 15th 2012, Stage 14 starts at Limoux (25mins) and finishes at Foix(40mins away) -
Travel
Direct flights to Carcassonne from Prestwick/Cork/Dublin/Stansted/Leeds/Liverpool/East Midlands/Brussels. Car hire is essential and can be arranged at all the local airports. The nearest airport is Carcassonne (Salvaza) - 30mins, then Toulouse (Blagnac) - 1hr, Beziers and Perpignan - 1hr 30mins. Ryanair, BA and Jet2.com (Edinburgh - Toulouse) all fly to these airports. Barcelona (Girona) - 2hrs 30mins is also an option. Many people drive here or let the train take the strain.

Further details
Fanjeaux is our nearest village at 6km away. Here you will find a baker's, great butcher, chemist, small grocers, post office, hairdresser, cafe, architectural antiques shop and bar. Fanjeaux's claim to fame is that St Dominic had his revelation here, and hence founded the Dominican Order.
Booking notes
Your booking is confirmed, when we confirm to you that we have received your deposit of 20% of the total rental amount together with details of the dates you wish to visit the house. The remaining 80% of the total rental amount plus the cleaning and damage deposit is payable 12 weeks before the start of your holiday. We hope that smokers will go outside to smoke if at all possible.
