Situated on a tranquil hillside above the picturesque village of Mauzens, the property offers privacy on 6 acres of meadow and woodland, with panoramic views of some of the most sought after areas of the Dordogne countryside, on the edge of the forest Barade and local walks. The large pool is in a secluded position, completely private, with beautiful views, furniture, parasols and lighting. It measures 12x6m. The shallow end is 1.2m with steps for easy entry. The deep end is 1.8m. The pool meets all current safety requirements and will be maintained for you during your stay. There is a sun terrace, below the large covered dining terrace, with stone barbecue and outdoor furniture surrounded by gardens and an orchard of fruit and walnut trees. The property has woods and pasture land, home to many species of butterflies, birds and wild flowers. The English owners who live next door, maintain the property, pool and grounds and will be on hand should you need anything during your stay.

Changeover day
During the summer season - May to September the changeover day is on Saturday. We are flexible during the autumn and spring periods when arrangements can be made for short breaks. Arrival time after 5pm. Departure time before 10am.

All bedrooms have fitted wardrobes and drawers.
Kitchen: Completely fitted kitchen including fridge/freezer, oven, hob, dishwasher, microwave and washing machine.
Utility Room: A clothes airer is provided on the large covered terrace.
Living Rooms: The hall, living room and kitchen are open plan and on three levels of the ground floor with exposed beams, high ceilings and a large stone fireplace. There are comfortable sofas, TV, DVD, video, Hifi, and a good selection of books and videos for guests.
Other: From the living room, you can step onto the outside dining terrace, which runs the whole length of the back of the house. This has a tiled roof so that the terrace can be enjoyed whatever the weather. Views from here are magnificent.

Linen and towels are included. The property is cleaned weekly and there is a weekly change of linen and towels. Pool towels are available at a small supplement of 5 euros or £3.

Notes on accommodation
There is an extendable table in the living room to seat 8 people. There is also a table with seating for 4 in the kitchen. It should be noted that the twin bedrooms are designed for children and teenagers and would not be the best choice of accommodation for adult couples. The house is heated by electric radiators and towel warmers in the bathrooms. There is a large open log fire in the living room. Heating and fuel is included June to September. there is a £50 supplement per week between October and May.

Coast/Beach
The nearest beach is at Arcachon, West of Bordeaux, two and a half hours drive to the Atlantic coast. There are local swimming lakes with good sandy beaches in the locality.

Golf
5 mins drive Domaine de Marterie, St Felix de Reilhac, recently upgraded 18 hole course. Chateau du Merles (9 hole), 30 minutes drive. La Lolivarie (18 hole), also La Forge (9 hole), Siorac en Perigord, 30 minutes drive.

Special interest holidays
'Cour des vignes' is ideally situated for walking with many local routes available and marked. Whilst quite hilly, the area is popular with local French cyclists and many cycling holiday makers come to the area. Please note that it is possible to bring your bicycle by air as guests have done previously.

How to get there
Bergerac airport 35 mins drive. All major car hire companies are there. Limoges airport 2 hours drive. Bordeaux airport 2 hours drive. Calais ferry port 800km - allow for a day's drive.

Le Bugue - Market town, super markets, boulangeries, banks, river Vezere, 10km. Les Eyzies - Market town, tourist shops, restaurants, prehistoric centre, 10km. Perigueux - Capital town of Dordogne, Cathedral, Roman site, shops, 30km.
Bergerac - Ancient Dordogne river trading centre, centre of wine region, 40km. Sarlat - Market town, medieval sites, shops, Lascaux caves nearby, 26km. Dordogne valley - Chateaux, gardens, river, canoeing, caves, riverboat cruises, adventure park, 18km.

Further details
The nearest boulangeries, supermarkets and banks can be found at Le Bugue, Rouffignac, or La Douze, all approximately 10 mins drive. Les Eyzies, Le Bugue, Sarlat, Perigueux and Tremolat have good restaurants with a range of prices to suit every pocket from local Bistros to the Vieux logis at Tremolat. Suggestions for days out - within an hour's drive there are several 'Bastide' towns dating from medieval times, Monpazier, Eymet, Molieres, Lalinde created during the 100 years war. There are the vineyards of the Bergerac region with well organised 'Wine trails' starting from the 'Maison du Vin' at Bergerac. There are many spectacular Chateaux in the region dating from medieval times such as Beynac and Castenaud, the world heritage sites of Perigueux Cathedral and the UNESCO prehistoric sites of Les Eyzies and the caves at Lascaux. The city of Bordeaux is just two hours drive, with St Emilion, famous for its vineyards, on the way, with many of the other Bordeaux vineyards to visit.

About the owner
A very warm welcome to Cour des Vignes. The owners Steve & Margaret want to do everything possible to make your stay as relaxed and enjoyable as possible. We enjoy welcoming our guests every year from many different countries. We moved to France in 2000 and have lived permanently at Cour des Vignes since then. We enjoy life here in France and have become part of the local French community. We have good friends, most of whom are French. With the locals we regularly make preserves such as confit de canard, pates and jams. Steve also tutors young local French students who are learning English. We look forward to welcoming guests from all over the world. We will be delighted to get to know you and make you feel at home here at Cour des vignes.

Why the owner chose a house / villa (old name) in this location
When we decided to buy our property in France, we spent a summer touring throguhout many of the different regions of France. We came up through the Dordogne and found it to be the most beautiful area we had stayed in. There were the rivers, beautiful countryside, perfect and dependable summer weather and of course, wonderful food which we discovered to be world renowned. It took two years to find the perect property. We weren't even sure about it when we first saw it. We bought an old derelict farm on a hillside. What sold it to us was the wonderful view, the walled courtyard and characher stone buildings which, with some vision, we knew we could transform into a wonderful home and holiday location. It is the perfect setting, in a beautiful, quiet location, only 10 minutes from everything.

Unique benefits of the property
Staying at Cour des vignes is a special place for the many guests we have had since we started in 2003. Many guests come back here time and again. Why? We believe it is because we are situated in a perfect corner of the Dordogne, quiet, relaxing and yet only 10 minutes from every amenity you could need for yourselves or your children. We have an excellent large swimming pool, totally secluded and landscaped, gardens to enjoy and woodland to explore. One recent guest counted 100 birds and butterflies. Margaret and I live next door which our guests really like. We keep the pool clean and can be on hand for any needs you may have or to provide local knowledge which can be useful. We always enjoy the children when they come knocking at our door with little flowers they have picked for us.
