'L'Oustalet' is in a small hamlet near Dun, a very quiet location but easily accessible. Sleeps 4/6. The property is spread over 3 floors and comprises of a living room with dining area, 2 bedrooms, kitchen, 2 bathrooms and a large mezzanine floor which can be curtained and serve as another sleeping area. A spiral staircase leads from the living area up to the mezzanine floor. There is a patio with table and garden chairs and barbecue. Off-road parking, no through or passing traffic. Well located for a range of tourist attractions; walking (hill, forest and mountain), birdwatching, cycling, horse riding and fishing on the doorstep. Less than an hour from Carcassonne Airport, 1 hour 10 mins to Toulouse Airport. The Mediterranean at Narbonne is 1 hour 30 mins drive.

Accessibility
The gîte would be difficult for guests with mobility problems. Access to the gîte is a few yards down a grassed path, and the bedrooms are reached via 2 staircases, although the settee in the lounge is convertible as a bed - the bathroom (1 step down) and the kitchen are on the same floor.
Outside
The outside patio and lawn, accessed from the ground floor bedroom or the footpath have a small patio and lawn, provided with bench table and chairs. A barbecue is also provided. Parking is adjacent at the end of our lane and the start of the forest track.
Coast/Beach
The Mediterranean coast is 1 hour 40 mins drive away with miles of sandy beaches around Narbonne.
Skiing
Les Monts d'Olmes is our local ski station (45 mins by car) or a coach runs each day (pick up point 10 mins drive from us). Downhill skiing, snowboarding from December through to Easter. Snow canons, ski lift, a range of pistes to black runs. Possible to hire all the equipment. Cross-country skiing, racquets and trekking on marked trails is also possible at Chioula (1 hour 15 mins drive).

Travel
Carcassonne airport 55 mins by car. Toulouse airport 1 hour 10 mins by car (via motorway). Possible to come by train via Toulouse to Pamiers (which is 25 mins by car). Car hire or use of car is essential.
Distances
Mirepoix (23km): historic medieval main square still intact, cathedral; large number of cafes, bars and restaurants; market day Monday.
Foix (23km): county town of the Département; imposing castle of the former Counts of Foix; medieval centre, market day Friday.
Carcassonne (65km): restored medieval Cité and castle; elegant 18th century town centre.
Toulouse (95km): cosmopolitan university city.
Further details
A van calls in the village 3 times a week with fresh bread, pastries, fruit and veg and other provisions. Dun (5km) with Post Office; local farmers' market on Friday evening in summer months, horse riding, fishing. Laroque d'Olmes (10km) local shops, supermarket and garage, bars, restaurant, banks.
Lavelanet (15km) supermarkets, bars and cafes, shops, banks, local hospital,cinema, bike hire, market on Friday mornings. Pamiers: large range of supermarkets out of town, town centre has an interesting range of shops, market 3 times a week. Several brocantes. Indoor and outdoor swimming pools. Cathar castles in the area at, Montsegur, Roquefixade and Puivert. Montbel Lake (20 mins) small beach, sailing school, windsurfing, bike hire, lakeside bar. There is another aquatic centre near Foix. Prehistoric cave paintings and museums around Tarascon (35 mins).

About the owner
I moved here in October 2007 with my husband after taking early retirement from teaching. Together we run Le Sentier Tranquille welcoming guests throughout the year. L'Oustalet was a ruin when we bought the whole property and was completely renovated ready for our first season in Summer 2008. I have enjoyed putting the finishing touches to the cottage and furnishing the property,making sure guests have what they need - especially in the kitchen!
Our house backs onto the gite so we are always here to welcome guests which means if you need to leave very early or arrive late we can be around. If you want us to we can offer advice on local shopping, good places to eat, tourist sites, possible walks both locally and in the mountains.

Why the owner chose a guest house in this location
Le Sentier tranquille provided the ideal location for our centre - accessible but on the edge of the countryside and its forests. We are located in a small hamlet off the main road but within a 10 minute drive of local shops and amenities. The biggest attraction is being able to step out of the door and walk up the track, through the woods and see the fantastic views from the ridges above the house. The river, with it's kingfishers and trout, is just a few minutes walk away.
Our garden is home to goldcrests, black redstarts, red squirrels, bats and golden eagles have been seen to circle overhead. As well as being an ornithologists heaven we have an amazing variety of butterflies, moths and bees.
