Le Cottage is situated in a rural hamlet ideally between the market towns of Sauze Vaussais, Civray, Ruffec, Chef Bouton and Melle. There are supermarkets, shops and restaurants only 2 minutes drive away and of course the all important Boulangerie for the early morning croissants. There are many country lanes perfect for walking or cycling amongst Sunflower fields and abundant wild life, rivers and lakes to swim in are not far away and the famous Rejallant is only 15 minutes drive where you can swim canoe and picnic all day. Le Cottage is a place where you can sit and relax or go off to large towns such as Poitiers, Niort, and Angoulme where you can shop till you drop, there is something to do everyday, just a short drive away if that's what you want Futuroscop at Poitiers or the Valley of the Singes (Monkey sanctuary) are only about 40 minutes away. Approx 1½ hour’s drive away is the coast with the wonderful beaches of La Rochel, Isle de Re and the Isle d'Oleran.

Notes on prices
Prices are for the property per week in UK pounds. A 20% deposit is needed for the booking and the balance becomes due 8 weeks before arrival date. Plus £100 security deposit to be paid with the balance.
Changeover day
Usually Saturday but on occasions we could be flexable. The property is available after 4pm on the day of arrival and must be vacated by 10ams on the day of departure.

| Kitchen: | Fully equipped with island unit workspace overhead lighting and a 5 ring black Rangemaster gas/elect cooker large French sink, breakfast table and chairs, also included are elect kettle, toaster, microwave and all cooking and eating utensils. |
| Utility Room: | Fridge/freezer, washing machine and dishwasher. |
| Living Rooms: | The large comfortable lounge has a Charentes fireplace with wood burner, two large three seater setee's TV, Sky (free channels) DVD/CD player (some DVD'S and CD provided please bring some of your own favourites) large table and 6 chairs. |
| Other: | There is a small room off the kitchen for the use of guest's for reading, games, jigsaws etc although we have some games and books feel free to bring your own. |
| Cleaning/towels/ linen/maid service: |
Towels, tea towels and all linen are provided and the property will be cleaned and towels and linen changed once weekly throughout your stay. Please bring your own beach towels. |

The property is suitable for children of all ages and a cot and high chair will be provided on request at an extra charge. Winter bookings fuel can be provided at an extra charge.

Outside
The large mature garden is ideal for catching the sun and for evenings a BBQ is provided with table and chairs plus parasol for alfresco dinning.
Coast/Beach
There are several waterside bases especially designed for swimming locally, leisure, picnic BBQ sites the Rejallant on the river only 15 mins drive has a watermill / restaurant / bar canoeing and small islands for young children to bathe under supervision of course. The coast is about 1-2 hrs drive away
Golf
There are a few Golf courses around details are in the cottage. Golf du Cognac is about 45 minutes drive located on the banks of the river Charentes between Cognac and Jarnac.
Special interest holidays
The scenery around the villages warants putting paint on canvas and l am sure Artist's would find something here to paint with all the changing colours of the day and night.
Travel
The airports of Poitiers 40 mins. Angouleme 20 mins. Limoges 80 mins are easily reached and services with cheap flights by Ryanair from Stansted and Birmingham there are car hire firms at the airports. The Channel Ports of Cherbourge, Caen and St Malo are about 4-5 hrs drive Bologne and Calais 6-8 hours drive. A car is essential for a rural location such as ours.
Distances
Suaze Vaussais is only abot 6km away as is Chef Bouton Mellran a bit nearer has a Boulangerie. Ruffec is aprox 10km and the larger towns such as Poitiers, Niort and Angouleme are approx 50km.
Further details
There is a public swimming baths in Ruffec and a visit to Verteuil is a must to see the fabulous Chateau there. Markets all around and of course not forgetting the many 'Brocants' (car boot/bric a brac sales) held in different towns all through the summer, information is provided in the cottage about many other places to visit.
Booking notes
A 30% none returnable deposit is required on booking and the balance becomes due 8 weeks before the arrival date. A refundable deposit of £100 as security in the event of any damage occurring must also be paid with the balance payment.
