Le Beffroi is part of Le Puech Haut, (The House on the Hill) a beautifully restored Mason de Maitre property in the tiny hamlet of Réal, in the commune of Roquemaure. Set in the rolling hills of the sleepy western Tarn, the domaine was until 1990 a traditional farm, with house, barns and stables. These structures have been thoughtfully and lovingly renovated and now Le Beffroi has three luxurious bedrooms, two bathrooms, and all the up-to-date conveniences required for a stress-free life. Where the pigeons once roosted a clock tower (Le Beffroi) blends naturally into the estate. During high season, mid-july to August 27th, Le Beffroi is let as part of the entire property along with the main house, sleeping total 14/15. (see ref FR768). Contact us for details.

Notes on prices
Prices shown are for the property per week in UK Pounds. From end July to Mid September Le Beffroi is let together with the main house (see reference Fr 768). Long winter lets available - with underfloor central heating - please contact us for details of prices. We accept payments in Euros or equivalent in other currency. Changeover day
Arrival day is Saturday after 4-00pm and departure is 10-00am. Contact us for possible last minute arrangements.

Bedrooms: Seven people can sleep in comfort. One large bedroom, with double bed, adjacent bathroom and facilities. One large twin bedded room with en-suite bathroom. Clock tower room has 3 single beds, suitable for teenagers, with third WC downstairs.
Bathrooms: Ensuite bathroom with bath, shower over, and WC.
The main bathroom has bath, a separate shower and WC.
Hand and bath towels are supplied but not pool towels.
Third separate lavatory.
Kitchen: The kitchen is fully equipped with gas cooker with electric oven, microwave and dishwasher. It is part of a huge south facing single room sixteen metres long by six metres wide. French doors open onto all aspects.
Utility Room: The utility room contains a washing machine and drying facilities.
Living Rooms: The 15 metre long dining -living room has french doors which open to South-east facing terraces for al fresco dining. There is an extensive library of books for all tastes, a Sony sound system and large TV with CDs, DVDs and videos.
Other: Upstairs, the clocktower contains the third bedroom, with windows on three sides giving views over miles of countryside

All linen is included and changed weekly. The property is thoroughly cleaned on arrival and on departure.

Notes on accommodation
Please note: During the high season, the property is usually let as a whole with the main house, sleeping 15/16 - see property reference FR768. Le Beffroi has full under floor heating for those occasional chilly evenings in early spring and late autumn. Suitability: Other than driving 30 minutes to Toulouse, and local restaurants, the area is weak on night-time after-dinner amusement, so not very suitable for teenagers who want to go out clubbing every night.

Outside
The heated swimming pool, shared with the main house, is a pleasant twelve metres by six metres salt water system, with a constant depth of 1.5 metres. It has a child-proof closing roof, and conforms to the obligatory safety regulations to the norm of NFP 90. Outdoor furniture for the pool and for the clockhouse's own sun terrace are supplied.

Coast/Beach
Both the Mediterranean at Narbonne and Sete, and the Atlantic on the coast north of Biarritz, are a half day drive away.

Golf
The area is renowned for its excellent golf courses and there are several close by, including the celebrated Palmola, home of the French youth champions, LasBordes at Albi, and Florentin, in the northern Gaillac wine country where you can lose your ball among the vines by the side of the rough.

Skiing
Roquemaure is two hours 30 minutes drive from the ski resorts of the French, Andorran and Spanish Pyrenees.

Travel
EasyJet, BA (both Gatwick), FlyBe (Southampton, Bristol & Birmingham) and BMI fly into Toulouse Blagnac airport, half an hour away. RyanAir goes from Stansted to Carcassonne airport an hour away.

By rail. The London Euro-Star rail links with the TGV to Toulouse, and is an easy way to travel. Enquire with French Rail for suggestions on the various bargain trips available.

By road. The excellent autoroute road system can bring you to within 18km of the Domaine.

Distances
Réal is approx 5km from three interesting old market towns, St Sulpice to the South, Rabastens to the East and Bessières to the West. Each also has a supermarket. A tour of the three most famous medieval bastide villages, Cordes, Castelnau and Puycelsi, stopping for lunch, takes about four hours. Albi 40 mins & Toulouse 35 mins are the nearest big towns.

Further details
We are well situated for a tour of the region's hilltop bastide villages, built during the 100 years war between the French and English. During the summer there are many annual brocantes and flea markets in villages all over the Tarn. Full details of these are to be found in the apartment A days outing could be made to Albi, site of the 13th Century heresy, or to Carcassonne, the medieval walled city 90 mins to the South-East, or to Toulouse, the fourth largest city in France. Toulouse, “The Pink City”, just 30 minutes drive away, is one of France’s most modern cities and also, as the city that ruled most of southern France for many centuries, has an abundance of historic buildings, squares and streets.
Albi, the Tarn capital, and birthplace of Toulouse-Lautrec, was the site of the infamous "Albigensian Heresy" in the 13th Century, and its huge red brick cathedral stands as a reminder of that era. This blend of history and modern Franceis 40 minutes away across the Gaillac wine country
This area is celebrated for its foie gras, garlic and wine and there are many vignerons to happy to have you taste their wines.
For the children and the agile there are many theme parks in the area.Fishing and canoeing are to be enjoyed here on the Tarn and Aveyron rivers. Windsurfing, sailing and other still water activities are on the many large lakes in the area.Full details of all these pastimes and many others can be found in the apartment booklet and local tourist literature.
Wine and Food
Within five minutes drive, and for a hundred kilometres in every direction, are wine growers; Our region has many different small individual vineyard areas, each with its own distinctive qualities. Gaillac is the local wine appellation, with excellent full-bodied reds and crisp, flinty whites and there are many nearby domaines which can be inspected, and their wines tasted before purchase.

Le Beffroi is available all year round. Long lets can be arranged, subject to negotiation. Simply complete the details on the attached form. A deposit of 20% is required to confirm the booking and the balance is due 6 weeks before arrival. This deposit is refundable by us in some circumstances; please ask for further details.A security deposit of £250/Euro 360 is required before arrival and is returned to you, less any breakages or damage.

About the owner
We are a retired English couple with a small apartment in London and a property in France, and both are let at different times of the year. We bought Le Puech Haut (Owners direct FR768) in 1991 as an abandoned farmhouse, to escape for weekends from working in London and around Europe. Since our retirement we've completed restoration of the barn, (now Le Beffroi, FR382) and now live at Le Puech Haut five or six months of the year, with a guardian couple to care for it in our absence. While we're away at the house in France, we rent out a self-contained separate part of our flat in London, which appears as a separate entry E3007 on Owners Direct.
