Notes on accommodation
Both houses are comfortably furnished with a mix of antique and modern furniture. We welcome children so there is plenty equipment for babies and toddlers (cots, stair gates etc included in price). Both the pools are securely fenced with locking gates to keep unsupervised children out. La Châtaigne also has a terrace which can be enclosed. We supply all household linen

Accessibility
Unfortunately, although we have a downstairs bedroom in each house, one room is accessed only by several steps and the other has a very narrow access to the bathroom, so neither are very suitable for anyone with definite mobility problems.

Outside
The 19 acres of woods and meadows are accessible for all. Part of the land includes a very large play area with playhouse, swings, huge sandpit, badminton, boules pitch and various games. There are also 12 bicycles to borrow (no helmets though). There is also a games room with table tennis, table football, darts, skittles. These facilities are shared by guests in both houses. Each house is designed to be as private as possible. They have separate driveways to property and, although the houses are on opposite sides of a large courtyard, their private gardens and swimming pools face away from each other. Both swimming pools are very large: La Grange 12x6m, La Châtaigne 10x8m with steps down and they are fully fenced with locking childproof gates. Each house has its own barbecue, garden furniture - dining table and chairs, parasols, loungers and mats. There is an additional barbecue in a summer kitchen which is covered and can be used by either house.

Coast/Beach
A number of lakes in the area have created beaches and have water sports. There are 2 large ones - Lac des Causses and Lac de Rouffiac - about half an hour's drive away.

Golf
Nearest golf course is 10km. 9-hole and fairly recently built. There are also golf courses in Perigueux, Brive and Limoges

Travel
We are 40 minutes from Brive airport and exactly halfway between Bergerac and Limoges airports (Ryanair, Flybe, Easyjet)- about 1.25hrs drive. Bordeaux (BA, Easyjet) is just under 2 hours. We are about 7.5 hours driving time from the ferry ports (Caen, Le Havre, Boulogne, Calais). There is a good train service from Paris to Limoges and Thiviers. This is a very rural area, so car hire is essential.

Distances
We are between Perigueux 35km and Brive-la-Gaillarde 40km. Excideuil and Hautefort (lovely market towns with chateaux) 8km. Montignac (larger market town, canoeing, Lascaux caves, Chateau Losse) 30km. Sarlat, Les Ezyies, Beynac - sites of particular interest 50-60km.

Further details
There is a butcher, a baker and a general store in Tourtoirac - 10 mins on foot and a bar/restaurant by the river. There are good size supermarkets, banks, pharmacies at Excideuil and Hautefort, both about 5km and both very attractive little medieval towns. There are lots of restaurants in the region - many serving traditional local food. There are plenty of activities nearby, horse-riding, canoeing, tree-climbing as well as castles and caves to visit Tourtoirac caves are the nearest.

Booking notes
We require a 30% non-refundable deposit at the time of booking and then the balance plus a £300/400 euro damages deposit is due 8 weeks before arrival. If the booking is cancelled, we will try to re-let - see details on our website.

Owner profile

About the owner
We decided to leave UK to live in France and so set about looking for the perfect home. We fell in love with Les Taloches as soon as we saw it. The lovely old farmhouse and the beautiful stone barns were exactly as we imagined a Dordogne property to be. We are thoroughly enjoying experiencing life in France and are continually struggling to master French - every day continues to be a great adventure!! We have lived in this green, hilly area, steeped in history for 10 years now and have been letting out our houses all the while. We love having people here to make full use of the beautiful swimming pools and all our facilities.

Year purchased: 2003

Why the owner chose a home in this location
Les Taloches is really well located as it is so close to a pretty village and in one of the prettiest parts of the Dordogne. Within easy reach of all the sights that make this region so famous but away from the most densely touristy areas

Unique benefits of the property
We have loads of land, with beautiful meadows and woodlands and our guests are free to roam as they will. We also offer a really large play area with a giant sandpit and games available to all. There is much to see and do in this region of castles and caves, but if guests just want to chill, each house has a its own very large pool and a private garden.
