Set within 5000 metres of landscaped gardens with its 14 x 6 metre floodlit swimming pool, shared with the owners but no other holidaymakers. For guests this is an idyllic location in which to unwind and relax in comfort, lounge by pool or explore this captivating region of South West France. Saint Séverin is located in the south of Charente where it borders the green Perigord region of France. The region is renowned for its gentle undulating countryside interspersed with picturesque rivers, lakes and sleepy villages. It is also well known for its gastronomy, wines and sunny climate. The bright and airy ground-floor centrally-heated accommodation, newly decorated in 2008, has been stylishly and tastefully furnished throughout. From a private patio with its garden furniture and barbecue, the front door of the gite opens to a spacious open-plan lounge and dining area with rustic terracotta tiles throughout.

Changeover day
Saturday is changeover day. Guests are requested to leave by 10 am on day of departure and those arriving to come after 4pm to allow for preparation of the gîte.
| Bedrooms: | Two double-bedrooms lead off from the living area, one with a double bed and French windows overlooking the front terrace and gardens, the other with twin single beds. A vestibule leads to a shower room and wc. |

| Kitchen: | The American-style kitchen with breakfast-bar is equipped with a new electric cooker and ceramic hob, dishwasher, washing machine, fridge, separate freezer and microwave. Guests have a full set of cookware, utensils and matching porcelain tableware. |
| Utility Room: | An iron, ironing board, floor mop, pan and brush, broom, bucket, clothes horse and basic cleaning materials including washing up liquid, detergent, conditioner, floor cleaner and dishwasher tablets are all provided for the convenience of guests. |
| Living Rooms: | The lounge has a cosy settee, arm chairs and coffee table. The dining area has a wrought iron glass-top dining table with matching chairs to seat 4. There is a TV with Sky satellite free channels and DVD player. The gîte has broadband internet with WIFI. |
| Other: | For special functions such as weddings and parties we offer the gîte as part of a special package which includes the main receptions rooms of the house together with gardens and pool area for a reception. More details in our brochure. |

Bedlinen, bath and hand towels, also hairdryer and pool towels are provided. Guest booking 2 weeks will be provided with a spare set of bedlinen for their second week. Cleaning services not included but if requested will be charged as extra. |

Notes on accommodation
Regretfully we do not accept children under 12 years of age and pets are not permitted. Guests are requested to not smoke inside the gîte.
Outside
There is an extra large swimming pool of 6m x 14m which is shared with the owners but no other holidaymakers. Guests have full use of the pool and surrounding gardens which overlook open fields and undulating countryside. The pool has upper and lower terraces with tables chairs and sun loungers. The gite has its own private patio with a tables, chairs and parasol for alfresco eating and its own barbecue.
Coast/Beach
Southern Charente is famous for its river beaches and lakes. The nearest sandy beaches can be found at Aubeterre sur Dronne, Brossac, Lake Jemaye. All these are within a few minutes drive away. The nearest coast is at Royan which is about 90 minutes drive away. Information on local fetes, cultural events in the region, conducted tours and walks can be found at the Tourist Information Centre in Aubeterre.
Golf
Le Manoir de Longeveau Golf and Country Club is 5km away. Set within the grounds of the Longeveau estate, the 9 hole, par 64 (2x32) golf course offers a challenge to golfers of all abilities. The club welcomes holidaymakers and has tennis courts and a restaurant.
Special interest holidays
For those with an interest in art, pottery or cookery, there are many teachers living locally where guests can join a course. For others wanting to improve their landguage skills, private lessons can be arranged by contacting the owner.
There are also courses on wine appreciation including visits to local vineyards. For amateur photographers and birdwatchers we offer an amazing mix of landscape and birds of prey. The best season is in the Autumn and Winter.
Travel
By Air - The nearest airport is Angouleme (opening soon) which is 40 minutes away by car. Bergerac airport is less than an hour away. A car is essential and can be hired at either airport. By Rail - There are regular fast trains from Paris to Angouleme in about 2 hours calling at Montmoreau which is our nearest railway station and just 15 minutes away by car. From here you can be in Bordeaux in less than an hour. By Road - From Le Havre the journey by car is less than 7 hours.
Distances
Located on the outskirts of Saint Séverin and a few minutes’ walk to the village centre, guests have every convenience right on their doorstep. There is a supermarket, bakery, bank, butchers, newsagents/tobacconist, pharmacy, doctor, dentist and hairdressers. The property faces public tennis courts. Within the local area there is a golf club open to visitors and riding stables. The region abounds with rivers, lakes and quiet lanes for cycling and walking.

Just 7kms away, the medieval hillside village, Aubeterre-sur-Dronne is ranked by the French Tourist Authority as one of the most beautiful villages in France and well-worth a visit for its famous monolithic underground church, craft shops, riverside bathing beach, boating, bicycle hire, restaurants and pavement cafés. About the same distance away, just across the border with Dordogne, there is the small bustling town of Ribérac with its famous Friday open-air market.
The surrounding area has many interesting places to enjoy: the old quarter of both Perigueux and Angouleme, the caves of Lascaux and Villars with their prehistoric paintings, the picturesque towns of St. Emilion and Brantôme, the Bordeaux wine region, Dordogne Valley and Cognac Distilleries are all within easy reach. Atlantic beaches of Royan are about 90 minutes away, Arcachon and La Rochelle, just 2 hours.
Booking notes
Minimum booking for the gite is one week. Rates for 3 weeks or more on application. To reserve the property: 25% of total cost as non-refundable deposit with booking form, balance of total cost due 8 weeks before arrival, on arrival 200 Euros (refundable) breakage deposit.
Reservations made within 8 weeks of arrival must be paid in full in advance by bank transfer.

About the owner
Mitze and Rawdon van Rixtel decided to retire to France in 2006. 'We wanted somewhere hot and sunny, within 7 hours of the channel ports, rural but not isolated - preferably next to a village and within striking distance of the coast.'
Furthermore, they were looking for a large house, an acre of land and a swimming pool. A tall order but they found it in January 2007 - a former doctor's house on the outskirts of Saint Severin - and by April they had moved in.
'It had the added bonus of an immense ground floor surgery, independent of the house which was perfect for renting out as holiday accommodation.'
The two-bedroom gite was completed in 2008 and the first guests arrived that Summer. 'We have given guests every comfort for a hassle-free holiday - truly home from home.'

Why the owner chose a home in this location
Charente lives up to its reputation as the second sunniest region in France, after Provence. Where Saint Severin is; down at the southernmost tip where it meets the Dordogne, you can expect long hot summers with temperatures reaching 30C in May. They gradually soar to 40C or more from July to early September and drop to 26C by mid-October.
The utter tranquility of the region and friendliness of the local people will appeal to anyone looking for a stress-free holiday with nothing to do but relax and enjoy the gentle pace of living. Uncrowded roads make motoring here a pleasure and there are numerous places to visit. We love it here and so do our guests, judging by their comments and testimonials. So much so, that some have booked to return the following year!

The gite sleeps 4 but for larger parties there are many more gites close at hand including a 13-bedroom hotel within walking distance - perfect for family reunions, parties and wedding accommodation, or for groups of friends.
For couples wanting to celebrate their wedding in the region we are fortunate in having English-speaking wedding planners and caterers living locally to organise the event from start to finish.
We were delighted to host a wedding in the Summer of 2009. From the marquee at the end of the garden, guests had a panoramic view of the countryside and could watch the sunset over the hills. As day gave way to night the garden came alive with the lights in the marquee and underwater lights in the pool. Guest said it was one of the most romantic wedding venues ever.
