Situated on the top (4th) floor of one of Chamonix's loveliest art deco buildings on the corner of Place de l'Eglise and the town square. This luxury apartment has been refurbished to the highest standards. Perfect for winter or summer, the living area has views of Mont Blanc from French windows which open onto balconies. Downstairs it's a one minute walk to patisseries, restaurants, and the main shopping area of Chamonix. The Brevent and Aguille de Midi lifts are 5 minutes walk away. The apartment has wooden floors throughout, huge kitchen, designer fireplace, and comfortably sleeps 6-7. Parking can be arranged if requested prior. Linen and towels included. Please note there is no lift.

Changeover day is Saturday although in low season this is negotiable.

Kitchen: Large modern kitchen with electric cooker, 4 ring halogen hob, large fridge-freezer, washing machine, dishwasher, microwave, all appliances, plenty of crockery and cooking utensils.
Utility Room: There is a ski locker in the basement of the building where you can leave skis and boots. It is suitable for mountain bikes but we advise that they are locked up (several other owners in the building have access to this basement).
Living Rooms: Large living/dining area. Stunning wood floors, designer fireplace, leather sofas, excellent views of Mont Blanc and down onto the town square. TV and DVD player and Ipod player also included. Extendable wood dining table seats 8-10.
Other: Large hallway outside apartment where you can leave coats, boots, etc.
Ski Locker downstairs in basement so you don't have to carry skis and boots upstairs.

Notes on accommodation
On arrival you will be met by our French/English speaking property manager who will show you around, give you keys, and show you the car park if necessary. The apartment is suitable for children although is on the 4th floor (see below). A travel cot can be arranged, and we have an inflatable travel high chair - it doesn't have a tray but pushes into the table. Please note, the apartment is non-smoking. There are, however, balconies on which you can stand to have a cigarette.

Accessibility
The apartment is on the 4th floor of the building. There is no lift. There is a security door from the street, and then a large, well lit stone staircase.
You won't need your car here (unless you want to drive to other ski areas) but a parking pass can be arranged in a covered car park 5 minutes walk from the apartment.

Outside
There are 3 ornamental balconies (two off the main living area, one off a bedroom) on which you can stand and admire the views. There are beautiful park-like gardens surrounding the church which is just behind the apartment.

Golf
An 18 hole course is located in Les Praz 10 mins from the town centre.

Skiing
Chamonix is acknowledged as one of the greatest resorts in Europe. It undoubtedly has some of the best off piste in Europe, and a huge variety of terrain including 5 different ski areas. All areas are accessible by car, train or the shuttle bus, which is free with your Cham’Ski or Mont Blanc ski pass. Slope areas locally include: Le Brevent/La Flegere 1095m - 2525m, and the longest lift in Europe to the Aguille de Midi, for the world famous Vallee Blanche off piste run. The lifts to the Grands Montets ski area are a 20 minute bus ride or a 10 minute drive away. Skiing is amongst the highest in Europe so snow record is very good.

Special interest holidays
Chamonix is one of the premier resorts in Europe for rock climbing, mountaineering, paragliding/parapenting and mountain biking. In summer activities extend to include swimming, tennis, canyoning, and rafting.

Travel
Less than an hours drive from Geneva airport, there is a direct road into the town from the airport which remains open throughout the ski season. There are numerous shuttle services which offer inexpensive transfers. Chamonix is also accessible by train.

Distances
98km from Geneva airport (1 hour by car). Turin in Italy 2 hours away by car. Courmayeur (Italy, skiing 30 minutes by bus or car). Verbier (Switzerland, skiing 1 hour 10 minutes by car). Aosta (charming Italian Alpine village, 30 minutes). Megeve - 45 minutes (winter skiing, spring/summer walking). Samoens - 45 minutes (charming in spring/summer). Montreux - 1 hour. Charming town with famous jazz festival. Annecy - 1 hour. Beautiful city on Lac D'Annecy.

Further details
The apartment is in the centre of town. Bars, restaurants, patisseries, banks, pharmacies, the Post Office, cinema and the famous Casino are all within a couple of minutes walk. The main shopping street runs off the main square, which is overlooked by the apartment. There is a beautiful church 2 minutes walk away which offers regular services. There is also an indoor swimming pool within walking distance.

30% deposit required on booking. Balance of payment due 4 weeks before booking (last minute bookings negotiated separately).
Cancellation refunds - we will endeavour to refund your entire payment if we can re-let the apartment for the same time and price. However if we cannot then the following charges apply - up to 8 weeks no cancellation charge, 4-8 weeks 50% of rate refunded, 2-4 weeks 25% of rate refunded, less than 2 weeks no refund.

About the owner
Ed, Naomi and Anneliese bought this apartment in 2006 and spent a long time lovingly renovating it from scratch. Ed and Naomi live in Australia and Naomi does all the email enquiries, which may explain why you get a reply in the middle of the night. Anneliese answers phone enquiries, which may mean you get an answering machine initially, as she's often busy with her day job during working hours. Ed has managed to avoid any admin at all.

Why the owner chose an apartment in this location
Chamonix has some of the best skiing in Europe, it's fantastic in summer (walking, mountain biking, climbing etc), and it is a proper, lively, working French town that is open and busy all year. We love being right in the heart of the action, but so high up that while we can look down on it, no one can see into our place, or disturb us with too much noise.

Unique benefits of the property
The views are extraordinary. You can chop an onion in the kitchen and look at the mountains, you can lie on the sofa and look at the mountains, you can lie in the bath and look at the mountains, you can lie in bed and look at the mountains. And if you are a man you can even look at the mountains while you are using our toilet! The views down into the town square from our balcony are also fascinating, there's always so much going on. Starting completely from scratch with the renovation (the property was derelict office space when we found it) was great - we were able to choose beautiful oak floors, put in two separate hot water systems to ensure that one bathroom can't use up all the hot water, and ensure that the bath was big enough for two.
