The main house sleeping 10 is 400 square metres on two floors (it is big!), 5 bedrooms each with ensuite bath or shower rooms and loo plus two extra downstairs loos. All weather, heated, covered swimming pool from April to October. Secluded garden and parking, 120 square metres of terrace with barbecue. Table tennis, volleyball and croquet, access to 8 acres of land. Oak beamed ceilings and fired earth tiles throughout ground floor. Fully equipped open plan kitchen, 2 sitting rooms, satellite television, dining room, utility room and 2 halls. Linen, towels (beach and swimming pool towels not provided) weekly cleaning of bedrooms included. Cleaner available. Catering available for bed and breakfast guests. All are large beds, 2 doubles and 6 singles all have hypoallergenic latex mattresses. Situated in a small rural hamlet 3km from the charming town of St Saens and the largest beech forest in Europe. 1 hour 45 from Calais, 1 hour Le Havre, 40 minutes Dieppe and clean unspoilt beaches.

Notes on prices
Our high season rates work out at about 40 euros per person per night.Short stays are 50 euros per person per night for groups of 10 and over. Security deposit is 500 pounds for the two houses and 300 for the Chapel. We ask you for this as a down payment which doubles as the security deposit returnable after your stay leaving the full rental to pay six weeks before arrival.

Notes on accommodation
Suitability: ideal for children as there are 8 acres of land, pets not allowed, suitable for elderly or infirm, low allergen environment, non smoking.
Guests have their own pool key.
The main house for ten has gas central heating and is cool during the summer because of its stone floors.
The second to end barn has smallish electric radiators and has been double insulated.
The little chapel has an electric radiator and stays a regular temperature, having 3 feet thick walls.
Accessibility
The second to end barn has a downstairs bedroom and wheelchair access to the covered terrace.
Outside
12 by 6m (40 feet by 20 feet) covered heated swimming pool available from April to September/October, guests have their own key. Games lawn, volleyball/badminton, table tennis area.
Private secluded gardens with wooden furniture, barbecues and parking.
One thing many guests have mentioned that doesn't come across in the photographs is the amount of green space both around the houses which have their own gardens and the land they look onto which is all part of this property.
Coast/Beach
The coastline from Dieppe towards Le Havre is an unspoilt stretch of small villages and beaches, some sandy and some pebbled, forty minutes drive away.
Honfleur and Deauville are an hour and 20 minutes away.
Golf
The 18 hole course at St Saens is based on a Scottish design and set out over a river valley and forest hillside. The club house is a classic Normandy Chateau with bar and reasonably priced restaurant, membership not required. It is one of many very good courses in the area.

The hamlet of Mesnil Benard is a small farming community in picturesque countryside 3 kms from the town of St Saens on the periphery of the largest beech forest in Europe. 40 minutes from the coast made famous by the painter Monet and 25 minutes from the old medieval city of Rouen in the Seine Maritime region of Normandy.
Further details
The forest D'Eauwy (dayvee) is Europe's largest natural beech forest with a network of cycle paths and riding tracks throughout. It is home to many easily spotted species of woodland animals, flora and fauna. There is a recently discovered WW2, V1 rocket site complete with (diffused) rocket on its launching pad. There are too many activities in the area to mention, but golf, riding, cycling, walking, carp fishing, tree adventure parks and body\kite\ wind surfing are just a few.
The city of Rouen with its medieval quarter of small antique and fashion boutiques, restaurants, beautiful churches and Cathedral is a twenty minute drive away. The area is famous for it's many chateaux, historical houses and gardens which you could spend a week visiting there are so many, we can suggest a few prime spots if you are interested.

Guest comments
We were a mixed family group of 9 for a 50th and an 18th birthday celebration. We enjoyed our stay immensely - the house is lovely - very spacious and warm (it was April so still chilly outside) and all the needs of the most demanding teenagers (and adults) were fully covered. Owners are very welcoming and provided lots of information.
We recommend this property for an "away from it all" break - we liked the secluded location and quiet and we slept like logs - beds are very comfortable! Although in a very rural and peaceful farmland setting, it is only a few minutes from the motorway and you can drive to Rouen in about 30 mins. The small town of Saint Saens is just 5 minutes drive and has reasonable everyday shopping facilities - supermarket, boulangerie etc and an excellent restaurant - le Relais Normand.

About the owner
I was an International news cameraman and editor working out of London as a freelance for the major broadcasters and agencies. I continued to work at that when we first moved here but eventually a quieter life of family and home won out. My wife and I decided we better do something with the magnificent buildings we had, before nature and gravity took its course! It meant more time with our children and really getting to know what the area offers as they grew up. My enjoyment of cooking evolved as I got to know where the best sources of local seasonal produce are. We provide a choice of self catered and catered stays (or a mix) so hopefully our visitors benefit from that knowledge, whatever they choose. I haven't forgotten my old skills but it's been a fun ride learning a lot of new ones!
Why the owner chose a home in this location
We chose the property for its location between London and Paris, proximity to a pretty town, motorways (not too near), forest and golf club. It is easy to reach while remote, in an area untouched by mass tourism. We love the fresh air, a clear night sky, the elements. The property has the huge advantage of space, privacy and a history dating from the 12th Century and probably back to the Romans. We love a project (having both studied at art school) that is still evolving into a series of gardened places, with over a 100 now mature trees. We hope we have hinted at its history but modernised where necessary, we have no plans for developing it further though we are always trying to improve it. There is real satisfaction in seeing others enjoying something you have built.
Unique benefits of the property
The designs for the houses evolved as we went, as family holiday homes with an emphasis on maximum efficiency for the tasks of living and most emphasis on relaxation and enjoyment. The one area we made no compromise on was space in the houses, the terraces and the green space around (9 acres). We built the biggest pool we could find and invented a passive solar heating method for it that makes it a unique and very pleasant environment to be in. We hope we have succeeded in offsetting our own and our guests carbon footprint by constant planting and careful use of resources. By limiting the amount of accommodation we offer we hope to have reached a happy compromise between tourism and nature where both benefit, we have the privilege of living and working here and being able to share it.
