This charming, spacious Provencal villa is situated in an exclusive gated, hilltop domain. It benefits from outstanding sea and valley views. Only 15 minutes from the airport. Located in a prime but quiet position on the Cote D’Azur between Nice and Antibes. The villa with its own covered parking bay, has well established south-facing private gardens with three separate terraces all with breathtaking views of the sea, Cap D'Antibes and the wooded valley below. The night views are spectacular. The breakfast terrace has a unique stone table that was once an olive millstone and seats 8 comfortably. The garden patio is ideal for sunbathing or relaxing in the shade. The en-suite master bedroom and lounge have beautiful views through the double French doors opening onto a full length balcony. The second bedroom has en-suite facilities also. This peaceful domain has a large swimming pool overlooking wonderful sea and valley views and is only a 15 min walk to St Paul de Vence.

Bedrooms: Master bedroom with large double bed, built-in wardrobes, French doors opening onto balcony and fabulous views. En-suite. Bedroom 2 with large double bed, built-in wardrobes. En-suite. Living room contains a large comfortable double sofa bed.
Bathrooms: The master bedroom has a double shower, double vanity unit and bath with overhead shower.  2nd bathroom has a large shower and wash basin.  Both en-suites have heated towel rails. 3rd toilet and wash basin in the Utility Room.
Kitchen: The kitchen is very well equipped and modern with a  dishwasher, fridge, freezer, 4 ring stove, grill, hob, microwave, oven. Opens onto the large living and dining area.
Utility Room: The utility room has a toilet, wash hand basin and washing machine.
Living Rooms: For your entertainment there is internet, Hi -Fi, DVD player and TV.  The lounge has patio doors opening onto the balcony and includes 2o sofas (one is a quality double sized sofa-bed which is comfortable for 2 adults).

The villa is thoroughly cleaned and made ready before guests comes to stay. Clean towels and linens (except beach towels) are provided. For stays longer than 1 week, additional cleaning can be arranged.

There are steps down to the garden and due to its hillside situation is not suitable for very young children or the infirm.

Coast/Beach
10 minutes to the great beach at Cagnes-Sur-Mer with easy access from there to the beaches at Antibes, Nice and Villefranche-Sur-Mer.

There are many excellent golf courses in the area

Skiing
The renowned ski resort of Isola 2000 is an hour's drive. The closest ski resort, Greolieres Les Neiges, is only 40 mins away.

Travel
15 minutes to Nice airport and only 5 minutes to the A8 highway that runs from Italy all the way along the Cote D'Azur.

Distances
Located in a prime but quiet position on the Cote D’Azur between Nice and Antibes. The Villa is ideally situated as a base for visiting the French Riviera and exploring  the seaside resorts of Nice, Antibes, Cannes and St. Tropez as well as the historic mountain villages nearby. Monte Carlo is half an hour's drive, with the Italian border and Southern Alps both just 40 minutes away.  Both Nice and Antibes have historic markets that are not to be missed!

Further details
St. Paul de Vence is within easy walking distance (15 mins approx).  This medieval village with its ramparts and cobbled streets, described as the most beautiful village in France was once the home of many famous artists such as Chagal, Renoir and Mastisse and its association with art is still seen today with its magnificent art shops and galleries. The world class museum Fondation Maeght and renowned restaurant Le Colombe D'Or are both within walking distance.

There is a £100 utility/linen charge. A deposit of 30% is required on booking with the balance, plus a refundable damage deposit of £300, payable 8 weeks prior to your stay. About the owner
We couldn't believe it when this lovely villa came up for sale! My husband and I had stayed in the same domaine two years previous and had fallen in love with it and the surrounding countryside. We co-own the villa with my brother-in-law Peter and his wife Claire and we have holidayed together in our villa. We both have young children and it is a wonderful location for them to enjoy because of the great outside space, the safety of the domaine and the fabulous swimming pool. We trust that you love it as much as we do!

Why the owner chose a home in this location
My husband and I travelled the length and breadth of the Cote D'Azur but to us nothing could surpass St Paul de Vence! It is such a beautiful village and as the area around it is strictly protected by planners, it is quiet and peaceful with no unsightly apartment blocks. The countryside is stunning and nothing beats sitting on the balcony sipping a glass of French wine and enjoying the view! The domaine has heaps of character and is by no means a "typical" development. It used to be a hotel which was latterly converted into apartments and villas. It sits right at the top of the ridge so the views from here are unsurpassed. It is surrounded by greenery and pine trees. The domaine is so pretty and a delight in itself to wander around.

Unique benefits of the property
The property benefits by being in the countryside yet is only 10 minutes to Nice, 20 minutes to Antibes and 30 minutes to Cannes. This is what makes it so special to us! Being able to walk up to St Paul de Vence and have a coffee in Cafe de la Place while watching the boules is so memorable and there can be no mistaking that you are in the south of France. Also, St Paul de Vence is an exclusive area so it is hard to come by less expensive rental properties which have a shared pool and such wonderful views. Trust me, we know, we looked far and wide before coming across this little gem!
