Our village house in Rue de l'Eglise is perfectly positioned on the edge of the traditional village of Maureillas. It has sweeping views across fields and vineyards to the Pyrenees and is just around the corner from various bakeries, grocery shops, bars and restaurants. Maureillas is ideally situated to take advantage of all this exquisite region has to offer. Walking and hiking, mountain biking, swimming (either at the nearby lake or at the beautiful sandy beaches 30 minutes drive away), tennis, water sports, skiing and many other attractions are within easy reach. The nearest town, Ceret, boasts a renowned museum of modern art, a lively Saturday market and street festivals all year round. It is a mere 5km to the Spanish border, with Girona and Barcelona easily accessible by car or train. Local ski resorts are just 90 minutes away. Perfect for summer stays, and is also lovely in the autumn and winter.

Prices are for the property per week in pounds sterling. Short stay rental rates can be provided on request, apart from during the months of July and August. Discounts on stays of more than 2 weeks.

Changeover day
A changeover day of Saturday is preferred, although there is flexibility on this, especially during off-peak seasons.

Bedroom 3 with sofabed.
Bathrooms: The brand-new bathroom has a shower, wash basin and heated towel rail. There is a separate WC.
Kitchen: The newly-fitted kitchen has an electric cooker and hob, large fridge/freezer, dishwasher, microwave oven, kettle, coffee-maker and toaster.
Utility Room: Washing machine and tumble dryer. Iron, ironing board and cleaning equipment (hoover etc).
Living Rooms: Open-plan lounge/dining area with large 3-seater sofa, armchair, dining table with seating for 6, flat-screen TV with UK and French channels, DVD player, CD player/radio. French doors to balcony with table and 2 chairs.
Other: Large bright attic bedroom/TV-room/playroom which includes a double sofabed, a TV with DVD player, and various books, DVDs and children's toys. Restricted height at one side.

There is free parking throughout the village, very close to the house.

All linen and towels are included (excluding beach towels). The house is cleaned at the end of each rental (included in the rental price).

Notes on accommodation
The rental price includes heating if required (radiators in every room). Children are welcome and would appreciate the large attic playroom (there is also a children's play area 2 minutes walk from the house). A high chair and cot also available on request. Wireless internet connection on request (bring your own laptop). Babysitting services available on request. No smoking and pets are not permitted.

Accessibility
The house is unsuitable for those with mobility problems due to the stairs.

Coast/Beach
The large, sandy beaches of the Cote Vermeille (Canet, Argeles, Racou plages) are 30 minutes drive from the village. The Spanish Costa Brava is also easily reachable. Within 5 minutes' drive is a beautiful swimming lake which also has a lakeside restaurant, boat hire and various adventure activities (summer only).

Golf
There are excellent golf courses within 30 minutes' drive.

Skiing
The ski resorts of Les Angles and Font Romeu/Pyrenees 2000 are an hour and a half's drive away. These friendly resorts are perfect for skiers of all levels. Andorra is approximately 2.5 hours' drive from the village.

Special interest holidays
This area is well-known for its superb cycling (either road or mountain biking) and walking (close to the famous GR10 route across the Pyrenees). Cycle hire available locally, and walking maps supplied.

Travel
Perpignan airport 40 minutes. Girona airport 1 hour, Barcelona airport 2 hours, Beziers, Montpellier and Carcasonne airports 1.5 hours. TGV from St Pancras in London to Perpignan (change at Lille or Paris). Car hire is recommended to fully explore this area, although there are excellent local buses to all main towns (only 1 Euro).

Distances
5 minutes drive to Ceret and Le Boulou. 25 minutes to Perpignan. 30 minutes to the coast. There are many fascinating historic villages and towns in the region, including the Cathar castles, which are between 40 and 60 minutes' drive away. 10 minutes to the Spanish border, 60 minutes to Girona and 120 minutes to Barcelona.

Further details
Within the village of Maureillas there are 2 bakeries, a supermarket, a butcher's, a chemist's shop, a take-away pizzeria, a bar and a bar/restaurant. There is a small market selling local produce every Thursday morning. Supermarkets, restaurants, bars, and a wider selection of shops can be found at Ceret or Le Boulou, both 5 minutes away by car. The Saturday morning market in Ceret is highly recommended.

Booking notes
A 25% non refundable deposit is required to secure a booking. The balance will be required 8 weeks before arrival date together with a security deposit of £120. This will be refunded (subject to damage) within 14 days of finish date.

About the owner
Hi, I'm Penny and I live in the village of Maureillas, in the Languedoc Rousillon region of France, with my husband Dominic and 2 young sons. We moved permanently from the UK over 5 years ago to follow our dream of living and working in this beautiful, unspoilt area of France.

Year purchased: 2007

Why the owner chose a home in this location
This area of France is in a wonderful position between the mountains and the sea. It has over 300 days of sunshine per year, and still remains relatively unspoilt by tourism or over-development. It is easy to visit from the UK by air or train, and is also very close to Spain. We also love the fact that the traditional way of life remains unchanged - people have time to stop and chat, the weekly markets are full of local produce, and the seasons and festivals are recognised and celebrated.

Unique benefits of the property
The house is very close to the village centre, with all local shops within a short walk. It has gorgeous views across the Pyrenees, and overlooks a delightful leafy church square. It is ideal as a base for exploring all that this area has to offer, or for just chilling out!
