Las Coumeilles B and B, is a comfortable home built-in traditional style and with summer kitchen and all modern comforts. The gite, Maison Pujol, is a village house sympathetically restored in 2007. The grounds extend to 7 acres with a wonderful wildflower meadow containing a large variety of mountain flowers including orchids. We often have resident donkeys. The small village of Leychert, on the mountain side facing south across the Vallee de Lesponne, is midway between Lavelenet and Foix with outstanding views of the Pyrenees and the Cathar castle of Montsegur. It is an ideal location for those who enjoy outdoor activities, both in summer and winter. Ideal for walkers, there are many walks that can be taken from the front door. In the winter, the nearest ski resort is only 25 minutes away. The gite, which sleeps 9, is at the other end of the property and has its own gardens. The pool and summer kitchen, are between the gite and B and B and are for use of all the guests.

Notes on prices
Prices for the gite per week in euros for 2/4 people: plus€100 for 5/9 people. July/August price for 2/9 people. Christmas, New Year and Easter, prices on application. In low season, short breaks may be available. Gite: longer winter lets by agreement. Heating for the winter months is included. logs can be purchased. The two properties may be rented together. Please enquire.
Bed and breakfast: discount of 10% for 7 nights or more.

Changeover day
Preferred changeover day in high season for the gite is Saturday with arrival time after 4pm and departure of 10am. This may be flexible depending on circumstances. For the bed and breakfast, arrival not before 4.30 is requested.

Ground floor
Moon Room Suite: Door to garden with own seating area. Double bed. Bath and shower room and separate wc.
Sun Room: door to garden. Own seating area. Double sleigh bed with separate mattresses. En-suite shower and wc.
Family Suite on second floor: 2 double bedrooms, both double beds, sharing own bath and wc. A third bedroom for 2 children is available.
Downstairs rooms have lovely mountain views and face south.
Upstairs rooms look onto garden and mountain behind.
Breakfast Room: on ground floor, with wonderful views and a lovely grand piano which can be played with permission. Self catering possible in the well equipped summer kitchen when the weather is good or cold meals in the breakfast room.
Good quality linen and lots of towels provided. All beds are comfortable.
Tea and coffee making facilities provided in the room. Large fridge for storage of food at summer kitchen.

Bedroom 1 and 2 face south with double beds.
Bedroom 3 facing west 3/4 single beds.
Bedroom 4 facing east 1/2 single beds. Configuration of the beds may be changed to suit.
Bathroom 1 has wc, wash basin and bath/shower. Bathroom 2 has wc, basin and shower. Separate wc downstairs.
The kitchen is new and equipped with conduction hob, oven, microwave, dishwasher and is well supplied with utensils etc. There is lots of crockery, cutlery and glassware. The utility room has a large fridge/freezer and washing machine. Also a very large hot water tank.
The living room is well furnished with comfortable chairs and sofa. The dining table seats 10 people. It has TV, DVD, radio/CD/PM3 player and iPod dock. There is a wood-burning stove in the fire place and a reading nook to hide in.
Good quality linen and towels are provided and are changed once a week. Pool towels may be hired for 5 euros per week. The house towels are for home use only. Tea towels and kitchen towels are provided also.

 

Notes on accommodation
In Las Coumeilles, the bedrooms are heated with electric radiators and remain cool in summer. It is comfortably furnished with easy chairs in the bedrooms and garden table/chairs, for each room The breakfast room which has breathtaking views, can be used for reading, listening to music or just admiring the stunning mountains. In Maison Pujol the house is comfortably furnished and heated with electric radiators and wood burner in winter.The gite has it's own barbecue and gardens. The summer kitchen by the pool which has a large dining table, is for use of all visitors. There is a barbecue, hob and microwave here as well as a fridge-freezer where you can store provisions.These facilities are shared with the B and B and may be booked for the preparation of meals. There are also table, chairs and umbrellas in the gite gardens so that you can eat your own meals alfresco. We also can provide table d'hote some evenings at €25 p/p on request and will try and cater for special diets.

Accessibility
Two bed and breakfast rooms at Las Coumeilles are on the ground floor have good access from the front garden but access to the pool is up some steep steps or a steep slope so you need an energetic companion. However, if you are happy to sit out and just enjoy the stunning scenery, watch the many birds of prey that fly across the valley, or simply enjoy the sunshine, it may be the place for you.
Maison Pujol has very steep stairs and is not suitable for people with serious mobility problems.

Outside
The area of the grounds extends to about 7 acres, much of this being mountainside. The heated pool (10m x 5m) and full sized tennis court lie between the two houses and is well equipped with chairs, tables and umbrellas. There is a wonderful wildflower field to climb from which you can see the whole valley and the Pyrenees as far as Spain. At Las Coumeilles, the south facing gardens have many beautiful trees and there are several seating areas around the gardens lots of seats by the pool and a summer kitchen where B and B guests can do some self catering by arrangement. The winter scenery is stunning with the snow-capped mountains in full view. Maison Pujol also has stunning views, especially from the well furnished private garden behind from which you can see the castles of Roquefixade and Montsegur. The views from the pool area are also breathtaking. There is a playhouse for small children.

Coast/Beach
The Mediterranean Coast is about two hours drive. There are many wonderful resorts within reach, from Narbonne to Perpignan. The beautiful town of Collioure is well worth a trip with its small marina and picturesque fortified town. For windsurfers,Leucate Plage is a paradise. Locally, Lac Montbel is only a short drive away where there is a safe beach for small children as well as swimming, sailing and fishing. The outstanding beach at Lac Montdely is a 40 minute drive.

Golf
There is a golf course at La Bastide de Serou,30 mins by car. It has an !8 hole course, a beginners course of 6 holes, a driving range and an excellent restaurant. Enjoy golf with fantastic views!

Skiing
The Pyrenees are a wonderful venue for skiers. The local resort of Les Monts d'Olmes is only 30 minutes away. We can offer reduced ski passes to Monts d'Olmes. It is ideal for beginners and small children as well as the advanced skier. A new ski lift was installed in 2008 and snow cannon keep the pists open when snow is not plentiful. Ax-les-Thermes is 40 min by car and offers many pistes and snowboarding. There are also venues for ski de fond and rackets in the area. The lift is open in the summer so that visitors can enjoy local walks with magnificent views of the mountains.

Special interest holidays
Piano Courses are available including a taster course for prospective teachers preparing for the diploma, tuition for ABRSM exams and lessons for those who would like to refresh their skills or learn a new piece of music whilst on holiday. There is a beautiful Bluthner grand piano to practise on. The tuition is given by Trish Littmann CTABRSM, LRSM who ran a very successful music school before coming to France. The facilities combines with the gite are also ideal for study groups or small seminars. The festival of medieval music at Roquefixade takes place at the end of August with high standard performances. We can arrange a package to include the concerts. Travel
Use of a car is essential. Toulouse and Carcassonne Airports are both 70 minutes away. Perpignan, Montpeillier, Girona and Barcelona are also within reach or why not put your car on the train to Toulouse.

Distances
The bakery, small store and pharmacy are 8 minutes drive away in St Paul de Jarrat and the county town of Foix, with its fairytale castle, bars and restaurants, is 20 minutes drive. Lavelenet is just 15 minutes. Numerous Cathar castles are within a short drive, Montsegur being 20 minutes and Roquefixade is the next village and can be reached on foot in 45 minutes. Carcassonne, a wonderfully restored 11th century fortified town, an essential visit, is a 90 minutes drive.

Further details
A wonderful variety of shops, banks and supermarkets are only 12 minutes drive down a local road with stunning mountain views. The area provides endless activities of all the family and we provide you with a folder to help you chose from the multitude of possibilities. Beautiful walks and cycle rides (cycle hire available locally) can be made from the house. Birdwatchers can spent hours watching the wonderful variety of birds particularly the many raptors which fly over our valley. Lake Montbel provides swimming, sailing and fishing. Visit a real Pizza hut whilst listening to jazz as you enjoy a beautiful sunset. For the adventurous there is canoeing, rafting, rockclimbing etc. For the curious there are prehistoric caves with wonderful cave paintings, an underground river at Labouiche and a fascinating spring which inexplicably disappears from time to time, the Font de Fontestorbe, a drive through the amazing Grotte de Mas d'Azil a must, and many other adventures. For the historians there are all the Cathar castles to visit and the wonderful walks along the Cathar pathways.(One of these paths passes behind our house). For the shopaholics, Toulouse has an excellent choice of shops and tax free shopping is an hour and a half drive away in Andorra. Lourdes is two and a half hours away into the mountains. At Ussat les Bains and Ax les Thermes you can exercise in the thermal waters or just be pampered. Foix has the largest Medieval festival in France in July/ August. For music lovers, there are many concerts in Foix and Toulouse and an excellent medieval music festival in Roquefixade at the end of August. The Tour de France passes through this area in mid July and the atmosphere is always exciting. Leychert is an ideal holiday base for an enjoyable and memorable family holiday.

Maison Pujol. for gite rental: A 20% deposit is payable at time of booking, with full payment due 6 week prior to your holiday. A damage deposit of 250 euros is payable locally on arrival. The two units can be rented together by arrangement.

About the owner
We settled permanently in France in 2007 after having a holiday home in Normandy for 13 years. We have many family members here and it seemed natural to take our retirement here, although we are busier than we have ever been with our chambre d'hote and gite. Tom was a dairy trader and had daily contact with France. Trish ran a successful piano school and still teaches and accompanies a gospel choir. Tom's hobby is cooking, our guests enjoy this!! We speak French and German as well as a very little Spanish and enjoy chatting with our guests in their language if they wish.

Why the owner chose a guest house in this location
We have always loved France and have visited every year. We had a house in Normandy until our retirement and took time to find a spot which was as beautiful with a fantastic climate as well. We both speak French and have family living over here. They love spending time with us in this beautiful spot with its fantastic views and calm village life... a place to find peace away from the workplace. The mountains, countryside and seaside are all within easy reach as well as Spain. It is very well served with transport links and it is quicker from here to Yorkshire where our daughter lives, than to travel from the south of England: a paradise!
