The villa is situated in 20 acres of private woodland within a large "inconstructible" green zone. It occupies a secluded beauty spot long known in the village as 'Le Paradis'. It is appoached by its own paved drive. The privacy, beauty and natural seclusion of the setting are exceptional, with stunning views of the Riviera coast from Nice to Cannes. On some days, Corsica and Elba can be seen. The local village is one of the prettiest in France, comparable to Saint Paul de Vence, but less overrun by tourists.

Kitchen: The kitchen has 2 refrigerators plus separate freezer, cooker with oven and grill, electric dishwasher, full equipment, dining table and 6 chairs. Cooking gas is from butane canisters stored outside the house. Cleaning & ironing equipment in cupboard.
Utility Room: Separate "buanderie" with clothes washing machine.
Living Rooms: The living room has fireplace, 3 sofas, 2 armchairs, coffee table and side tables, hi-fi and phone. The dining area has solid teak dining table, 10 teak armchairs with padded seats (+ 1 infant chair) & matching teak sideboard.
Other: Hall with desk and armchair and broadband PC socket. TV room with TV, DVD player, sofa, armchair etc. Billiard room (in converted garage) with American standard size 6ft pool table. Washroom: with electric washing machine, near outside clothes-line.

The house is cleaned before and after each tenancy.
Towels and linen are provided. Their use is free of charge, but tenants are obliged to pay for their laundry at cost (from which the owner makes no profit).

Notes on accommodation
All bedrooms enjoy unobstructed sea view (as also does the bath in the ensuite bathroom of bedroom 1). The living room and bedrooms 2 and 3 open onto a balcony, part of which is covered. Most bedrooms have desk and armchair.
Bedrooms 6 and 7 are situated in an annexe close to the main house.

Outside
Covered barbecue area & 3 open terraces, with barbecue, 3 dining tables, at least 18 chairs, and 10 reclining sun
loungers. The swimming pool measures 13.7 x 3.5 metres, with a depth of 85 cms at the shallow end, and 1.9 metres at the deep end. A child security fence was erected around the pool as required in May 2004. The inner garden has been fenced off to allow a reasonably safe play area for toddlers. Directly behind the house is a cave, whence flows a spring, which provides water for the house, pool & garden. In periods of dryness, there is a back-up supply from the mains. Petanque court (plus use of boules, and instructions in English).

Coast/Beach
The nearest beaches are those at Nice (pebble beach by the Promenade des Anglais) and at Antibes (sand beach), both of which are about 25km or 30 mins away by car. The sandy beach at Cannes is 45 to 60 minutes away, depending on the traffic.

Golf
A wide choice of golf courses is available nearby in the Cote d'Azur.

Skiing
Greolieres can be reached by car within 60 minutes, Isola 2000 and Auron withing 90 minutes.

Travel
Nice airport is 22.2km or 30 mins from the property. It is highly recommended to use or hire a car.

Distances
Tourrettes-sur-Loup is exactly 1.9km from the villa by car (slightly less on foot). Vence is 7km from the property and the nearest access to the A8 autoroute at Cagnes-sur-Mer is 16.5km.

Tourrettes-sur-Loup has a good range of useful shops and interesting artist studios. The nearest supermarkets are at Vence (where we mostly use Leclerc). The best hypermarket is Carrefour Antibes beside the autoroute at Antibes.

Booking notes
To secure a firm booking, please deposit 25% of the rent in my wife's bank account (details supplied), and send me a signed copy of the Terms & Conditions (which I can send you by email). I shall then send you a confirmation letter with full details. The balance of rent plus a security deposit should be deposited 8 weeks before the rental period.

The property is owned jointly by my wife and me. I am a British expatriate, who has spent his career working as a regional manager for different airlines, mainly in Asia.

Why the owner chose a home in this location
When it was time for us to get a foot on the property ladder, squatters were still a problem for absentee owners of UK property. So my wife and I drove from Rome to Madrid looking for a place to buy in Europe. We were most favourably impressed by the Cote d'Azur, which at that time was the most expensive place in Europe to buy property. We could afford only a very small place near Valbonne. When our family grew too big for it and it was time to move on, the estate agent asked if we would like to buy again in the same region. Based on what our friends had bought, I told them that the only property that would interest us was 1 hectare of land above Tourrettes-sur-Loup. The agents then found our property with 8 hectares and the unbeatable view of the coast, Cannes to Monte Carlo.

Unique benefits of the property
There is something very relaxing living in a property which is completely secluded in its own forest, surrounded by forest and cliff, breathing in the pure fresh air from the surrounding trees, and looking down on the Mediterranean coastline from Monte Carlo to Cannes. There are many properties in this area which are much more expensive, but hardly any have the same amount of land and the same degree of privacy and in such a natural setting. The local village Tourrettes-sur-Loup is as pretty as Saint Paul de Verce, but without its busloads of tourists. There is a very wide choice of things to do in this famous holiday region, and they are easily accessible. But you may find it is best to stay at home, and enjoy the unique beauty of this unusual place.
