Newly refurbished to a very high standard of comfort. Very well equipped for your holiday requirements. Many guests have already booked to return for a second holiday. Commenting that 'The accommodation and location is wonderful, very comfortable, well equipped and great value for money'. Every room has stunning views of the river and surrounding hamlets. Large French doors lead out on to the balcony from the kitchen or dining room. The marble floors and grand stone fireplace provides a great space for relaxing or entertaining with family or friends. The terrace and garden are a sun trap during the day and the ideal area to barbecue on an evening while watching the sun set over the river. Second terrace garden at the rear of the property. All 3 bedrooms have wonderful views at the front of the property. Fantastic area for country walks! A very special place to spend Christmas or celebrate New Year with friends!

Utility Room: Automatic washing machine. Twin large sinks. Clothes dryer for use indoor or out. Iron and ironing board. Cleaning materials.
Living Rooms: Grand open-plan dining room with large oak dining table. Great stone fireplace and beautiful marble floor. Leather furniture and work desk. Plenty of reading material to use, TV, DVD player and CD or cassette music system (DVDs and CDs available), toy box
Other: All rooms are newly refurbished and very comfortable. An integrated garage for use during your stay. A large entrance hall and vestibule for quiet reading (plenty of reading material about the local area and places to visit).

The house is on three levels providing access to the terrace and garden at the side of the property on two levels. The second terrace garden can be accessed on the third level.

Wooden set of chairs and table on the balcony for morning coffee. Large set of dining/reclining chairs and table on the terrace. A Weber BBQ and all utensils are also provided for your use. A wooden bench in the second terrace garden. All outside areas are for this property only.

Coast/Beach
Set in a beautiful medieval village with good amenities. Perfect for keen walkers through the rolling hills and vine yards. There are so many sights to see and places to visit. Colonges La Rouge, Rocamadore, Castelnau Bretenoux an ancient fortress castle. Carenac, Laubressac, Autoire and Chateau de Montal (lovely golf Coarse) a remarkable renaissance near Bretenoux with museums of tapestries and paintings.

There is a lovely golf course within a 20 minute drive. Golf de Montal (nine hole)

Ferry Ports at Boulougne - Speed Ferries, Caen - Brittany Ferries, Calais - P&O, Sea France, Cherbourg -Brittany Ferries, Condor Ferries, Irish Ferries, Le Havre –LD Lines.

Distances
Nearest two towns, both within 10 minutes are Beaulieu-Sur-Dordogne one of the most beautiful unspoilt medieval villages in France with 14th and 15th century houses. Here the Dordogne provides fishing, canoeing, cycling, swimming and tennis. Biars-Sur-Cere with a wonderful fresh produce market, busy bars, local produce shops and a large supermarket.

Further details
You can relax and do very little or do a lot. It is situated so well, rural but within easy access of everything that you will need to enjoy a French Holiday.

Booking notes
A deposit of 30% is required at the time of booking. The remainder due no less than 10 weeks prior to your holiday booking. A bond cheque/cash of £100/125 euros is required on arrival. Flexible changeover days to allow for great deals on flights and ferries.
