The living room is bright and spacious and has views over the courtyard. The kitchen leads to the courtyard and terraced seating area with barbeque and plunge pool having panoramic views of the surrounding countryside. The first floor comprises two large hallways leading to three double bedrooms and large bathroom all with beautiful views, the fourth bedroom is a large mezzanine loft conversion. The property stands in its own grounds of 6 acres.

Notes on prices
Prices are for the property per week in UK Pounds. Weekend and short breaks are subject to availability. Please email for prices. Gas, electricity and water are included in the price during the summer months but we would ask guests for an additional 50 euros per week during the winter months for extra use of these utilities. Long term lets are available on request.
Changeover day
Changeover day is normally Saturday during the high season but can be flexible according to availability. We would ask our guests to depart by 10am in order to allow cleaning for new arrivals whom we would welcome after 4pm.

| Kitchen: | Traditional farmhouse kitchen with oak and slate worktops and table. Wood-burning stove for winter use and large stainless steel gas cooker for summer use. Fridge/freezer and dishwasher, electric kettle, toaster and everything you will need is provided. |
| Utility Room: | Comprises washing machine and tumble dryer. |
| Living Rooms: | Large living room with wood-burner, 2 windows overlooking the courtyard. Flat screen 33" satellite tv, dvd player with a selection of DVDs, 2 three seater sofas and 1 two seater. Beamed ceilings and limestone flooring. |
| Cleaning/towels/ linen/maid service: |
Bed linen and bathroom towels are provided and can be changed once a week but please bring your own beach/pool towels. The property is thoroughly cleaned at the end of each visit. |
Notes on accommodation
There are two wood-burners on the ground floor and electric radiators on the first floor which are generally needed in the winter months only. The plunge pool has ladders which can be removed to avoid young children climbing up.

Outside
The kitchen leads on to a landscaped garden and field behind with uninterrupted views of the countryside. There is a sheltered terrace with a large teak table and chairs, a barbeque and plunge pool with sole use, the courtyard is also very pretty and all totally private.
Coast/Beach
The lakes and beaches are a 10 min walk or 2 min drive.
There are 2 large sandy well maintained beaches on either side of the lake. La Rochelle is about 2 hours 30 mins drive.
Golf
There are two golf courses, one at St Junien and one at Roussines both are a 20 minute drive.
Travel
A 45 minute drive West of Limoges Airport, Bellgarde, where Ryan Air fly daily to London Stansted and regularly from East Midlands and Liverpool. There is also a car hire service available at Limoges Airport and you can also reach Limoges by train on one of the 12 daily connections from Paris. Flybe flies 3 times a week from Southampton and daily in the summer. We are a 45 min drive East of Angouleme which has a train station served by TGV and Eurostar from Ashford or Waterloo Station.
Distances
Nearest larger towns are Rochechouart which is 10 mins drive where you will find a fantastic Chateau and church and can walk within it's grounds, the town is typically French with some interesting shops and a supermarket just up the road from the town. Also 10 mins in the other direction will take you to Chabanais with shops and everything you will need; again a little further up the road takes you to the supermarket. La Rochefaucauld is 25 minutes drive and has a magnificent Chateau.
Further details
The adventure park is a 10 min drive and has a bungee jump and adventure trail suspended in the trees, ideal for family daytrips. The velo trail is another fun day out, this is located at Roumaziers-Loubert which is 20 minutes drive. Within a 5 minute drive there is a horse/pony riding centre where you can book a lesson or a promenade. La Discotheque is a 10 minute drive where you can boogie all night every Friday/Saturday.
St Junien (20 mins) you will find an Aqua park with indoor and outdoor swimming pools and slides/wave machine etc, there is a sauna, gym and cafe here aswell.
Angouleme you will find a water park (Nautilis) with indoor and outdoor facilities including slides and wave machines etc, in the winter months there is an ice skating rink at this complex. The nautical centre is a 2 min drive (no power boating) but wind-surfing, canoeing/kayaking and sailing activities for hire during the holiday period. I would ask that smokers refrain from smoking inside the house.
Booking notes
To book, first check availability, and then from your email/telephone request we will send you a booking form with our terms and conditions. On receipt of a completed booking form, a 20% deposit is required within 7 days. The final balance to be made on arrival in euros or if booked 8 weeks in advance the whole amount is payable at the time of booking. A fully refundable deposit of 150 euros is also required to cover any breakages or damage and this can be paid by cheque.
